Construction has started on a new residential development in Brisbane’s coastal suburb of Wynnum. &nbsp;

Town Planning Alliance has submitted revised plans on behalf of a company linked to Cavcorp's Michael Cavallucci, for a previously approved project at 75 Tingal Road, Wynnum.&nbsp;

The 1215 sqm site was previously occupied by a church, which has recently been demolished in preparation for the new development.&nbsp;

Red Door Architecture have handled the designs of the five-storey development, which "takes on a sculptural and expressive curved form, poised as an iconic addition to the Bayside precinct which takes inspiration from the site’s seaside character."

In response to the Council’s citywide amendment to rooftop gardens and green space, the main amendment to the project has been the reconsideration to the the design of the communal offering, with a view towards maximising residential amenity and celebrating Brisbane’s subtropical outdoor lifestyle.&nbsp;

Crowning the development, the 165 sqm rooftop terrace will be centralised within the rooftop, set within subtropical landscaping, featuring health and wellness, entertainment and outdoor play zones.&nbsp;

A swimming pool, with sun beds, sun lounges and an outdoor shower will be on offer, in addition to barbecue facilities, outdoor dining and seating areas, a yoga area, kids play lawn and amphitheatre seating.&nbsp;

Significant setbacks to the rooftop however will ensure the building continues to present from the streetscape as a five-storey building.&nbsp;

The relocation of the communal open space enabled the developers to add an additional apartment, increasing the number from 27 to 28 residences.&nbsp;

A mix of one, two and three-bedroom apartments will be on offer, with the amended plans increasing the living spaces in each apartment, providing enhanced liveability.&nbsp;

Each incorporates an open plan design, with the living, dining and kitchen spaces flowing seamlessly to outdoor balconies, with some featuring barbecue and outdoor dining facilities.&nbsp;

Five to six apartments will be set across each floor, with two levels of basement car parking provided for the site.&nbsp;

Future residents will be within walking distance to a range of high frequency public transport options, including Wynnum Central Train Station, which is just 400 metres from the site, in addition to several bus routes along Tingal Road.

Approved Wynnum apartment development reimagines communal roof to meet citywide amendment

The last two remaining lots at Wynnum’s Port View Estate have sold for $2.2 million through Ray White Industrial Milton. 
The estate was sold to a developer looking to build a corporate unit development at 11 and 21 Industry Place.   The final two deals completed the balance of the estate as Ray White Industrial Milton successfully sold and settled all 11 available lots for $11,200,000.   “There’s been incredibly strong interest in this estate ever since we started marketing the 11 opportunities,” said Ray White Industrial Milton agent Stephen Ferguson.   “Land opportunities are now extremely hard to come by in the TradeCoast and there are only a few sites left available.
“Industry Place in Brisbane’s coastal suburb has seen strong sales action with owner-occupiers attracted to the seaside location that offers direct access to the CBD.”

Wyunnum's Port View Estate sold for $11.2 million

A childcare operator has secured two adjoining bayside allotments for redevelopment in a transaction worth $2.2 million.  
The Wynnum properties located at 238 and 242 Bay Terrace were sold by Robert Dunne and Tim Packman of Savills.  
It was offered to the market via an Expressions of Interest campaign.
With a combined site area of 1,918 sqm, the properties are improved with a single level church hall and an 180 sqm vacant four bedroom house. 
“There was a lot of interest on the offering from childcare operators as the improvements on site could be easily repurposed for this type of use,” Savills Director of Commercial Sales, Robert Dunne said.  
The buyer, Building Futures, are a multigenerational family owned business providing Early Childhood Education services. 
“Wynnum piqued our interest, as we felt that it was a good location and suitable for our development processes. I particularly loved the view from the Manse and the architecture of the church hall,” CEO of Building Futures, Vicki McKinnon said. 
Subject to design considerations, Building Futures plan to have 120 placements at their new Wynnum location, and anticipate the centre to be open in 2022.

Savills sell two Wynnum bayside lots to family owned childcare business

It was passed in at auction, and is now seeking offers over $895,000.
It was built in 2008. It last sold for $830,000 in 2009. The <a href="https://www.realestate.com.au/property-house-qld-wynnum-127708114" target="_blank">59 St Catherines Terrace, Wynnum</a> home features four bedrooms, two bathrooms, and two space garage for parking.  It also has a master bedroom that opens to the alfresco terrace and features its own private deck, king size bedrooms (both offering walk-in robes) that are serviced by the main bathroom.
There is separate rumpus room, which could be utilised as the fourth bedroom.
The suburb's median house price sits on <a href="https://www.urban.com.au/news/4789-wynnum-qld" target="_blank">$645,000</a> according to CoreLogic.
