The Chinese property developer Megland is set for its next Sydney apartment development.

With a reputation for high rise mixed use developments in China and having previously been involved in Vista in Chatswood, Megland has filed plans for a collection of residences in Wollstonecraft on Sydney’s Lower North Shore.&nbsp;

The group have amalgamated a 2,348 sqm site across 3-5 Morton Street,&nbsp;where they’ll deliver a total of 29 apartments designed by Surry Hills-based architects PBD.&nbsp;

Reflecting the local market demand, 20 two-bedroom apartments will be on offer in the four-storey building, along with nine three-bedders. &nbsp;

Wollstonecraft is characterised by a predominantly medium to high density residential area within a moderately steep, tree-lined street. Most of the existing buildings comprise low-rise, post-war flat buildings and townhouses which are set across gentle sloping and undulating sites.&nbsp;

Considering the materiality of the existing neighbourhood, the project will feature a consistent base material of face brick to respond to the surrounding context, while building articulations are clearly defined in the facade, creating the appearance of two separate buildings when viewed from Morton Street.&nbsp;

The facade will incorporate fluted precast concrete elements, paired with clear glass balustrades, metal bronze finishes and high brick curved blade walls. The upper level penthouse apartment will also be crowned with a bronze-toned metal cladding to create a material contrast to the overall mass and effectively reduce the scale of the height of the building.

A close collaboration with renowned landscape architects Site Image has resulted in a &nbsp;further synthesis of building design and its natural surrounds. A majority of the existing trees within the boundary interface to preserve privacy between neighbours, while the courtyard apartments benefit from perimeter planting which help the development merge with the leafy locale.&nbsp;

Taking advantage of the north-facing aspect of the building, all apartments have generous balconies positioned to flow from primary living spaces and take advantage of orientation and outlook

Located 900 metres west of the North Sydney CBD and just over one kilometre from North Sydney station, residents will be within proximity to everyday essentials, in addition to being able to easily access the greater metropolitan area.&nbsp;

First look: Megland Group lodge plans for next Sydney apartment development

A federation residence built more than a century ago has come onto the market in Wollstonecraft.
Located at 11 Telopea Street, the home features five bedrooms, three bathrooms, a double-car garage, a home office, original stone fireplaces, and a pool.
The house has 258 square metres of internal floorspace, and is situated on a 1,107 square metre block.
Built in 1912, the home last traded in 2015, when it sold for $3.575 million.
Wollstonecraft’s median house price is $2.9075 million.

1912 Wollstonecraft home comes onto market

The Di Jones real estate agency is being investigated by NSW Fair Trading after using digitally altered photos to advertise a Wollstonecraft apartment, without any advisory of doing so.
The apartment is being advertised for a November 23 auction with a $775,000 price guide.
The Di Jones advertisement has been amended after the ABC began making inquiries and contacted NSW Fair Trading.
It is not known why Di Jones did not rip out the unsightly carpets.

"Failure to comply with the rules of conduct also attracts significant penalties."
"It isn't a systemic problem — but like any other industry there are people within real estate who do the wrong thing," the CEO of REINSW Tim McKibbin said.
The kitchen below, used in the marketing, looks relatively tidy, however in person, isn't quite what it seems.
The photos included digitally altered kitchen images.

<div class="inline-content photo full">In a text message to prospective buyers, <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2019-11-14/sydney-real-estate-agency-investigated-over-inaccurate-listing/11703152" target="_blank">the ABC reporter Emma Elsworthy</a> said Di Jones announced changes had been made to the online listing "to ensure that we accurately position and represent this property throughout the duration of the sales campaign".</div>
The owner of the apartment was reported to have been a recluse and his death was only discovered months later when neighbours hadn't seen him.
The two bedroom, Selwyn Street apartment spans 86 sqm.
It was bought three decades ago at $205,000.

Di Jones has blamed "an administrative error." 
Its CEO Rob Ward stated a third-party supplier engaged by Di Jones Lower North Shore edited the published photos without consent.
“The edits made to the photos were not requested by any member of the DiJONES Lower North Shore team."
He said the agency would cooperate and assist with any investigation by NSW Fair Trading.

Di Jones digitally altered Wollstonecraft photo marketing being investigated by NSW Fair Trading

Senator elect Kristina Keneally, the former NSW premier-turned television host, and husband, Ben Keneally have quietly offloaded the family's Wollstonecraft investment townhouse.
The <a href="https://www.realestate.com.au/sold/property-townhouse-nsw-wollstonecraft-126947018" target="_blank">three bedroom Wollstonecraft townhouse</a> had a price guide of $1.55 million plus before its recent sale.
There will be a tiny profit for the couple who recently settled on a $1,875,000 four bedroom waterfront on Scotland Island.
They had been renting in Hunters Hill.
The couple paid $1,383,000 for the Wollstonecraft investment in 2015 following the sale of their $2.27 million Pagewood family home.
Upon their 2015 purchase of the River Road townhouse became a $1,000 a week rental.

Keneally has told Labor officials that she will make stillbirth research funding and constitutional recognition for indigenous Australians a personal mission during her time in the Senate.

They are the couple who earlier this month sent social media into overdrive with fans speculating she’s expecting her first baby.

The mansion was named Ben Ledi, presumably in reference to the mountain in Perthshire, Scotland.

They tied the knot last April but their honeymoon was another national tour of the group.
Their wedding ceremony at Hopewood House in Bowral, Southern Highlands saw Emma wear an elegant vintage-inspired ivory gown by Australian designer, Suzanne Harward and a bespoke diamond headpiece by milliner Viktoria Novak.
It was 2012 when Jeff Fatt - of "Wake up Jeff" fame - handed over his purple skivvy to Gillespie at the same time as Emma joined the gang.
The Wiggles have been entertaining children for 26 years.
