A historically significant sandstone cottage dating back to 1827 has been listed for sale in Sutton Forest.
John Ross and Drew Lindsay of Drew Lindsay Real Estate in Bowral have given a price guide of $3.45 million. 
The Swanton cottage comes with an adjacent house, which is positioned upon 90 acres of spectacular rural views.
Founded upon land grant from Governor Macquarie, it was once part of the James Atkinson's Oldbury estate, which was home to the first Australian born female artist, Louisa Atkinson.
The restored and renovated stone cottage boasts two substantial rooms, cathedral ceilings, open fireplace and a large veranda overlooking farmland.
The adjacent three bedroom home has been fitted with a spacious kitchen featuring European appliances, two bathrooms and a variety of spacious living rooms opening onto an outdoor entertaining area.

Historic 1827 Sutton Forest cottage, Swanton listed

Greenacres, the former Sutton Forest home of the late veteran ad man Michael Ball, and his widow, Daria has been sold for $3.3 million.
The house contents went up for sale last weekend grossing about $800,000.
The sale of<a href="https://www.propertyobserver.com.au/https://bowral.randw.com.au/rural-for-sale/0000246873" target="_blank"> the 40 ha Hume Highway property</a> was handled by his executor, Daniel Gilbert after being listed through Michael Maloney at Richardson &amp; Wrench. 
The home had initially been listed unsuccessfully with $3.1 million hopes in 2014.
Set behind stately electric gates, the custom built, five bedroom brick home at the end of a tree lined bitumen driveway.
Ball had paid $1.9 million for the property now with country-style homestead that sits in manicured gardens, with paddocks, four dams and cattle yards.
He made headlines in 2007 when he sold his old Sutton Forest estate for $15 million to television industry pioneer Reg Grundy. The 200ha hobby farm retains the mantle of the district's record price.
There were also headlines when he sold a beef cattle property in 2011 for $8.5 million to Aurelius Rural, which unbeknown to Ball was a shelf company for Hume Coal. Ball later said he would never have sold if he had known Hume Coal was the buyer.
There is an auction includes some of Michael's various collections, everything from ancient fossils to 17th century English maps.
Opening bids on some items begin at $200 stretching to $25,000 estimate for a marble statue of a Roman maiden by Benjamin Edward Spence.
A pair of 18th Century Qing stone lions are tipped to sell at $5000 plus.
After spending much of his career overseas and in Asia, Ball's collection reflects his international life during which he founded one of the world's most creative agency brands, The Ball Partnership after having worked for industry legend David Ogilvy.

Five families from the NSW Southern Highlands have won their appeal to stop mining company Hume Coal accessing their land for exploration drilling.
The landowners of five rural properties in Sutton Forrest appealed against a November decision by the Land &amp; Environment Court that allowed the Korean-owned firm prospecting rights over their properties.
Chief judge Brian Preston of the Land and Environment Court ruled in favour of the landowners and ordered Hume Coal to pay their legal costs.
The judge accepted the families' argument they had made "significant improvements" to their properties, which included a berry farm, cattle properties and an equestrian farm.
"It was an extraordinary outcome," local broadcster Alan Jones from 2GB said.
Peter Martin, who owns a property in Sutton Forest, said it was a huge relief.
He said it set a precedent for fellow landowners fighting coal companies who want to enter their land.
"It's fundamental to our fight against Hume Coal and POSCO in the Highlands, it really says they can't get onto some key properties, which will make developing a mine plan incredibly difficult," he said.
"But its bigger than that, it means a coal mine will have great difficulty getting up and running in the Southern Highlands.
Hume Coal project director Greig Duncan told the ABC the court decision would have "severe ramifications for mining and exploration in NSW".
"It is now up to the NSW State Government to review the land access laws and regulations, so that the exploration industry can continue to progress opportunities, employment and the economy for the people of NSW," he said.
Alan Jones advised POSCO have now indicated they will not appeal the latest decision.
Hume Coal has spent approximately $50 million acquiring seven properties, including Mereworth near Berrima for $11.1 million and Evandale at Sutton Forest for $12 million.

Southern Highland landowners win appeal against Korean coal miners

Cardrona, the 1880s Sutton Forest residence built for the real estate pioneer Robert Richardson, was repriced with $6 million-plus hopes for its midweek auction, but the 27-hectare retreat did not sell.
 The vastly extended 1880s residence that sits amid Sorensenesque gardens was passed in at $6 million by the New Zealand business family headed by Sir Patrick and Lady Goodman.
 "It is only due to the retirement of Sir Patrick and Lady Goodman that Cardrona is being marketed at this time," Chris Meares from Meares &amp; Associates said. 
"While the timing for the sale of Cardrona from the vendor's point of view may not have been opportune in a market sense, there is no doubt that the sale presents potential buyers with an outstanding property at a heavily discounted asking price," he said.

They were asking $7.5 million-plus early last year.
 It is listed through Meares &amp; Associates, with Michael Maloney from Richardson &amp; Wrench Bowral.
 It got its Olympic-standard equestrian facilities when owned during the 1990s by Vivian Arnold, the wife of the corporate adviser Richard Arnold.
 Its previous owners include the Berkeley furs family, who paid $65,000 when it was bought in 1972 from the Hoskins steel pioneer family.
