The historic Southern Tablelands property Greenwich Park at Marulan has been sold for $8 million.
It has been bought by fund manager Ben Fife and his wife Rachel, of the property investment group Fife Capital.
The sale reflects a small loss for Shanghai-based property developer Peiqing Wu, having bought the 1200 hectare property in 2011 for $8.2 million.
Greenwich Park, with its 1.5 kilometres of frontage to the Wollondilly River, is thought to be the oldest operating farm on mainland Australia, which has retained its original size.

As we enter the new decade, residential market fundamentals for the Goulburn area remain stable, according to the latest Herron Todd White (HTW) residential report. 
The valuation firm asked their valuers to give an educated outlook on the residential market in their service areas.
The report notes following a year of mostly low declining prices, there appears to be a much more positive outlook for house prices in 2020 with more buyers in the market, plenty of sales occurring and within reasonable selling periods when priced correctly.
"We expect the high level of construction activity to endure throughout the year with the Teneriffe and Joseph’s Gate developments now online.
"We have also noted an increasing duplex market emerging in these new estates, appealing typically to investors which will mostly likely continue in the new year," the valuation firm said. 
As at January 2020, realestate.com.au showed approximately 142 vacant land lots listed for sale in Goulburn, 2580.
A Goulburn 2,601 square metre allotment is currently on the market with a price guide of $258,000.
Zoned R1 General Residential, the allotment is situated at <a href="https://www.realestate.com.au/property-residential+land-nsw-goulburn-202455750" target="_blank">14 Slocombe Street</a> (pictured below). 
It includes available sewer, gas, power and water.

"Is supply outweighing demand? This may result in some sites being discounted in order to be competitive and achieve a sale within a reasonable selling period," the valuation firm said.

The recent bushfire events may impact the market sentiment of the semi-rural suburbs which have been reasonably popular in more recent times. 
The report notes prior to Christmas, agents were reporting high numbers of enquiries and an increase in volume of transactions of rural lifestyle properties from mostly Sydney buyers.
Shanklin, a circa 1911 Queen Anne residence in Goulburn was sold for $1.16 million in February. 
The five bedroom, three bedroom house is situated at<a href="https://www.realestate.com.au/sold/property-house-nsw-goulburn-132608274" target="_blank"> 24 Hurst Street </a>(pictured below).
Set on 1,663 square metre, Shanklin features multiple living and dining spaces, alfresco pool area, and formal lawns and gardens.

Southern Tablelands property sector to show positive outlook for house prices in 2020: HTW residential

Mona Farm, the historic Braidwood property in the NSW Southern Tablelands, has been sold with the buyer, Bill Pulver having plans to operate it as a wedding and function centre.
The recently appointed Australian Rugby Union chief executive paid around $5 million, The Australian suggested.
After a large scale restoration took the enhanced property to new glory, the <a href="https://www.realestate.com.au/sold/property-acreage+semi-rural-nsw-braidwood-126910894" target="_blank">estate </a>was marketed by Knight Frank as one of Australia's most iconic rural properties.

It was offered by the entrepreneurial Rose Deo who has lined up events such as Sculptures by the Lake throughout her tenure. 
Deo has overseen the full restoration of the gardens which were inspired by English landscaper Lancelot Capability Brown.
They won the Belle Magazine garden design of the year back in 2003 after the planting by then owners Greg and Kerry Schneider of more than 4000 trees and the construction of a five arch-stone Palladian-style bridge, which spans Mona's scenic lake.
The gardens date back to the 1820s when it was settled by British Navy medical officer Dr Thomas Braidwood Wilson.
The western section of the property was resumed to form the town of Braidwood.

The property was then bought by the Maddrells in 1845 who gave it the name Mona, Gaelic for the Isle of Man.

The coach house is now separate luxury guest accomodation comprising three bedrooms and three bathrooms.
Its stables, which date from the 1860s, were converted into a marble-tiled, 7,000 litre plunge pool for guests.
A newly renovated self-contained cottage looks over the English style gardens and the lake and a fully renovated wool shed serves as a function centre. 
There's an Olympic sized dressage arena with a watered European surface and a 20 metre sand round yard adjacent to the large stable block with six stables.

Bill Pulver buys Braidwood's Mona with wedding centre plans

Coorparoo, a luxury Gundaroo home in the NSW Southern Tablelands, has been listed for sale. 
Designed by London based Australian architect Alan Higgs, Cooraparoo was created with a contemporary pavilion design in 2004.

Alan Higgs-designed Gundaroo, Southern Tablelands home for sale

The Southern Tablelands residential market continues to remain at a consistent pace, according to Herron Todd White’s April report.
The property valuation firm says that the average price remaining at as a result of new land releases coming onto the market year to date.
“New land releases are trading for $220,000 to $250,000, with house and land packages ranging from $500,000 to $550,000.
"Likewise some of the villages between Sutton Forest and Goulburn, such as Marulan have seen an uptick in first home owner activity, with new land releases being quickly absorbed by the market in the $160,000 to $190,000 range for 1,000 square metre blocks,” the report stated.
Herron Todd White says that part of the attraction here aside from lower entry price is ease of access to freeway.
“As with the Southern Highlands market, the only real slowdown foreseen in the market would be as a result of a lender change in credit policy or increases in interest rates,” the report commented.
A 1450 sqm residential land at <a href="https://www.realestate.com.au/property-residential+land-nsw-marulan-201719394" target="_blank">41 Patrick Place</a>, Marulan (above) has been listed for $170,000.
Similarly a 1000 to 1450 sqm residential land at <a href="https://www.realestate.com.au/sold/property-residential+land-nsw-marulan-201758350" target="_blank">50 Patrick Place</a>, Marulan (below) was sold in March this year for $160,000.

Southern Tablelands residential land sees increase in first home buyer activity

Good land sales and home construction activity in the new and modern residential estates in the Southern Tablelands is pushing first home buyers to suburbs on the outskirts of Goulburn, according to HTW’s Month in Review: March 2017.  
The valuation firm says Belmore Estate, Merino Country Estate and the Mistful Park Estate are offering packages that are affordable options for first home buyers.
New land releases in these estates are trading for $220.000 to $250,000, with house and land packages ranging from $500.000 to $550,000, HTW says.

Southern Tablelands house and land packages attracting first home buyers: HTW

As with the Highlands, there is now a mix of property types in the Southern Tablelands, Goulburn region, according to Herron Todd White’s (HTW) latest monthly market report.
The property advisory firm says that the traditional well located older homes are still sought after, however, there has also been a push for modern family homes.
Land releases are continuing in North and West Goulburn and land sales are increasing in the new and modern residential estates including Belmore Estate, Merino Country Estate and Mistful Park Estate.
The most active market is the $200,000 to $600,000 sector, median $350,000 (up 5% in 2015). There is also good activity in construction of new homes.
Goulburn is rich in heritage architecture and there is good renovation construction activity in these older character homes. An example would be a three bedroom home at <a href="https://www.realestate.com.au/property-house-nsw-goulburn-123681226" target="_blank">18 Elizabeth Street </a>(pictured above) that is for sale for $385,000.
The main buyer profile is Sydney based investors tapping into their equity as well as tree change purchasers from Canberra.
"In general the region is enjoying a strong level of sales activity, although the top end properties ($1 million plus) are trading at a slower pace then the sub $750,000 market," the report says.
