The recently refurbished and fully-occupied The PC commercial building in CBDRobina has been listed by Robina Group.
The PC is the home of business incubator, Gold Coast Innovation Hub, and Australian travel specialist, Helloworld.
It is a premium three-storey commercial office building, with a net lettable area of 2,11 2sqm is located at 36 Laver Drive in the heart of CBDRobina.
The building has a WALE of 4.4 years and is generating a gross building income of approximately $1 million per annum.
Last year The Gold Coast Hub signed a five-year lease, with two five-year options, for 1,822 sqm of space over three levels, including a fully-equipped event centre seating over 100 people.
Helloworld also moved into The PC, leasing a 290 sqm first floor office on a five-year lease, with a five-year option.
Knight Frank Australia Gold Coast partner and joint head, Mark Witheriff, will handle the sale of The PC in conjunction with Knight Frank Melbourne commercial sales head, Paul Henley, through an offers to purchase campaign, closing 17 April 2019.
Mr Witheriff said he expected strong interest in The PC due to its high-profile status, outstanding tenant profile and recent extensive refurbishment.
The building also includes 64 car parking spaces, comprised of secure basement and street-level visitor bays.
Mr Witheriff also said the entire The PC building was approved by Gold Coast City Council for medical and commercial office use.
Robina Group CEO Hylton Slater said The PC was a further example of the strength of Robina’s office market.
“High-performing commercial buildings with an exceptional tenant profile such as this are tightly-held in CBDRobina and rarely become available for sale, and as such we predict high demand for this asset,” he said.

Robina Group has secured the $2.9 million sale of a 2,621 sqm site purchased by M-Space QLD.
They have plans to deliver a new office and medical facility in CBD Robina.
The site, located at 18 Campus Crescent, was sold by Colliers International’s Special Projects Director Geoff Lamb to Brisbane-based developer M-Space QLD.
M-Space envisage a strata-titled commercial project offering 3,037 sqm of net lettable area over three floors with internal lift access to all floors, 106 onsite car parks and a basement.
He said the building, to be called Vicinity Robina, is due to be completed in the second quarter of 2020.
"The site was appealing because it is surrounded by Robina Public Hospital, Robina Private Hospital, and a variety of specialist medical amenities, so it's really an ideal fit," said Mr Jackson.
“Plans are for this to be a very versatile strata space and the building will have varied uses with space for showrooms and large or small offices.
“We have already had a very strong level of interest from owner-occupiers of various sizes from 65 sqm offices to 1200 sqm users who would take up an entire floor,” he added.
Robina Group’s Development Manager Darrell Irwin said CBD Robina had now established itself as a medical and health epicenter on the Gold Coast.
“This sale is yet another piece in the Robina masterplan adding to the CBD Robina health and medical precinct,” he said.
"The site is adjacent to Queensland Health’s Robina Health Precinct and Primary Health Care recently opened its flagship multi-disciplinary Primary Medical Centre, just 100 metres away.
The project will be available for lease and strata sale, and comprises five ground floor units suitable for office or medical purposes, along with a café opportunity, and a second and third floor, with suites from 65sqm to 225sqm.

$2.9 million commercial land sale in CBD Robina

A fully tenanted commercial building with development potential has been listed for sale in Gold Coast City's business hub, CBD Robina.
The two-storey building at 69 Laver Drive has 1,502 sqm of net lettable area over three tenancies, and is located on a 3,774 sqm parcel of land.
The listing agents are Knight Frank's Mark Witheriff and Colliers International's Darrell Irwin and it will be marketed through an offers to purchase campaign closing on March 22.
Witheriff said the property was a cash positive investment in a sought-after location.
"The building has a net passing income of $598,800 per annum, is located in the tightest office market in Gold Coast City and offers significant future potential,” he said.
Property Council of Australia figures released this month (February) revealed Robina/Varsity Lakes had the lowest office vacancy rate of Gold Coast City's five key office precincts at just 6.9 per cent, compared to the city's average of 12.2 per cent.
"It is an investment that really adds up for a savvy private investor or property fund," Witheriff said.
It has been placed on the market by Gold Coast City’s largest developer of office space, the Robina Group.
The fully-tenanted building includes a 1,095 sqm first floor commercial space tenanted by The French Beauty Academy, formerly Gold Coast Training Academy. The lower level fronts the Riverwalk waterway and is tenanted by MedRecruit and Keola Wellness.
The building offers a Weighted Average Lease Expiry (WALE) of 5.5 years.

Robina tenanted commercial property released to the market

Robina master developer the Robina Group is reinvesting in its own commercial precinct, CBDRobina, with the acquisition of the Robina Professional Centre for around $5 million.
Robina Group will refurbish and extend the vacant three-level commercial building, and then release offices for lease.
Robina Professional Centre currently includes 1,677sqm of lettable area and secure basement parking, on a prime 2,495sqm site at 36 Laver Drive in Robina.
The $5 million sale, which was negotiated by CBRE metropolitan investment properties associate director, Mason Kidman, and office services associate director Nick Selbie.
Robina Group General Manager Hylton Slater said Robina's office vacancy rate was sitting at a very low 5.6 per cent, making it crucial to ensure a continued pipeline of quality commercial space was delivered in the heart of the city.
"The decision to make this significant investment back into our own masterplanned precinct really reflects the interest we are fielding for property in Robina," he said.
Mr Slater said the building would undergo an extensive refurbishment to modernise both the exterior facade and internal space, including the provision of high-speed fibre internet, with the newly created offices to range from 148sqm to 726sqm, including full-floor options.

The spaces will be offered for lease from $350/sqm net per annum through leasing agent, Marcus Weld of Robina Marketing Australia.
Robina continues to be a major growth centre, with a 2016 report by independent analyst, Urbis, showing Robina as the dominant office precinct in Gold Coast City with a workforce increase of 325 per cent and the highest economic growth contribution to Gold Coast City of any precinct between now and 2050.
