Jaycar, Bondi Junction premises listed with boarding house potential

A family-owned strip of retail shops in Box Hill has been listed for sale for the first time in more than four decades.
CBRE has been appointed to market the properties, located at <a href="https://www.realcommercial.com.au/property-land+development-vic-box+hill-502905594" target="_blank">941 – 947 Whitehorse Road</a> (pictured above), comprised of three retail tenancies, home to Yao’s Chinese Therapy Centre, ShaanXi Style Restaurant and Hao’s Oriental Grill Bar.
Occupying a 917 square metre site, CBRE expects it to generate investment interest of more than $8 million.
The site is being offered via an expressions of interest campaign.
CBRE’s Chao Zhang said Box Hill’s attractive mix of transport, education, retail and lifestyle amenities would be of interest to investors. 
“Box Hill continues to be a desirable investment and development location, with interest from both local and offshore Asian buyers and many of these prospective buyers have identified its growth potential given the limited supply of high density land in the area,” Zhang said. 
The listing follows the recent sale of <a href="https://www.realcommercial.com.au/property-land+development-vic-box+hill-502771766" target="_blank">25-29 Ellington Parade</a> (pictured below) in Box Hill, selling for just under $11 million to a Chinese developer.

Box Hill retail strip listed for first time in more than four decades

Several leasing opportunities in Melbourne’s Federation Square are on the market.
The tenancies range from 48 to 276 square metres, with including internal and external spaces, some of which have views of the Yarra River.
Prices for the tenancies start at $26,500 per annum.
According to leasing agent, Teska Carson’s Richard Munday, the tenancies on Federation Square are tightly held, such as Kirra Gallery’s 15 year current lease. 
Two spaces, Tenancies 27 (183 square metres) and 28 (276 square metres), are only available on 18 month leases.
"In terms of inquiry we have had so far with 50 calls on the first day of advertising," Munday said.
Federation Square hosts 10 million visitors more than 2000 events annually, including New Year’s Eve celebrations, Melbourne Festival, Melbourne International Comedy Festival, Melbourne Food and Wine Festival.

Tathra coastal building up for $1.95 million

The Grounds of Alexandria complex has been put up for sale with hopes of reaping $100 million.
The bar and restaurant complex has been put up for sale by Goldman Sachs.
It was the brainchild of developer Albert Bertini, then fell into the hands of lender Suncorp.
The US investment bank inherited it when they secured a $1.6 billion parcel of loans in 2013.
CBRE’s Scott Gray-Spencer and Brendan Shipp are marketing the Alexandria site on behalf of PPB Advisory, which is advising the lender.
It has warehouse-style office space and retail after a redevelopment undertaken between 2008 and 2010, with more further works in the past two years transforming it from a concrete car park into a site also known for its farmyard pets, sprawling open gardens and fresh food and coffee. 
The Mill occupies 1.9 hectare with a net lettable area of about 17,580sq m. There is parking for 216 cars.
The complex is 83 per cent occupied with tenants including Bendon.

The Grounds of Alexandria has $100 million hopes

Adelaide’s most prestigious office tower, the 31-level Westpac House, is on the market in the city’s biggest CBD investment opportunity in recent years.
Located at <a href="https://www.realcommercial.com.au/property-offices-sa-adelaide-5508927" target="_blank">91 King William Street</a>, Westpac House encompasses three buildings together with a large plaza and pedestrian thoroughfares.

“Rental income is supported by a staggered lease expiry profile and the best blue-chip tenancy mix in the city, with high profile tenants including Westpac, AECOM, Seek, the South Australian Government, Servcorp Australia, Knight Frank, Equity and Advisory, Emirates, HWL Ebsworth Lawyers and AON,” he said.
“Westpac House has enjoyed excellent rental growth, very high occupancy levels, and strong tenant retention since it was built," said Philip Rundle.
Westpac House is expected to be much sought by investors, according to the agents.
“For investors, Adelaide offers more attractive yields than the eastern seaboard property markets,” said Colliers' Thomas.

Multinational grocer Supa IGA's store in NSW's Cobar is going under the hammer on October 29 at a Burgess Rawson auction.
Sitting at <a href="https://www.burgessrawson.com.au/2P0558#.ViWoO94bSZw" target="_blank">29-33 Marshall Street</a>, the store is spread over 3,642 square metres in the town.
The store is currently on a 15-year lease to IGA Distribution Pty Ltd up until August 2019 with a further 15-year option.  
The expected net income is $335,549 plus GST. There is a fixed 3% annual rent increase.
The indicative price is $3.35 million, translating to a net yield of nearly 10%.
