<p>The Herron Todd White valuation firm suggest if employment demand in the resource sector picks up again "history shows property values follow closely behind."</p>
<p>The residential property market in the Central Highlands is driven by employment demand in the local resource sector.</p>
<p>"Since 2012 the resource sector has gone though significant changes as coal prices continued to decline over the past four years.</p>
<p>"Interestingly enough, the coal price has increased slightly in the past two months," the HTW report advised.</p>

Emerald property prices have reached the bottom: HTW

<p>National listing market activity has fallen 1.6 percent month on month, seasonally adjusted, according to CoreLogic.</p>
<p>The latest Property Market Indicator Summary found listing activity month on month is down 2.1 percent in New South Wales, 2.4 percent in Queensland and up 0.8 percent in Queensland.</p>

National listing market activity falls 1.6 percent month on month: CoreLogic

<p>The ‘time to buy a dwelling’ index declined 2.7 percent following a 12.1 percent surge in May according to the<strong> </strong>Westpac–Melbourne Institute Consumer Sentiment report for June.</p>
<p>The report found a rise in risk aversion driven by a sharp drop in the number of consumers favouring ‘real estate’ as the wisest place for savings towards ‘deposits’.</p>

<p>The biggest rise has been among 18-34 year old’s, renters and those on annual incomes of $60-100k, noted the report.</p>
<p>"Conversely, risk aversion has actually eased slightly for those aged over 55, those on low incomes, and those who own their homes without a mortgage," it said.</p>
