Pimpama Village masterplanned development in Pimpama growth corridor

GemLife has purchased the balance of ‘The Heights Estate’ in Pimpama, Gold Coast, for $29,700,000 and plans to deliver an over 50’s lifestyle resort on the substantial site.   The subdivision site, that offered around 46.41ha in land size, came with preliminary approval for 267 detached residential lots.   The asset was marketed and sold by Ray White Special Projects Queensland Executive Directors Matthew Fritzsche, Mark Creevey and Tony Williams.   Mr Fritzsche said the expressions of interest campaign demanded very strong enquiry and serious interest from groups.   “There's limited developable land on the Gold Coast of this scale and quality, and it showed in the strong number of enquiries we had throughout the campaign,” he said.   “It formed part of the master-planned ‘The Heights estate’ – which is a very well curated and presented estate by Sunland – on the northern Gold Coast.
“The Heights is 20 minutes* from the central Gold Coast and [approximately] 40 minutes from the Brisbane CBD. It’s in an elevated position within the estate, offering Gold Coast skyline views.   “The target list comprised local, interstate and international groups, and interest was predominantly from the residential and retirement/manufactured home estate sector.”   Mr Creevey said the sale highlighted that even in testing times, development sites with an element of approval would always be appealing.   “This really is an exciting project and we’re looking forward to seeing GemLife deliver yet another quality project,” he said.   “This is one of South East Queensland’s most recognised land estates - in a market with rapidly diminishing forward land supply.   “It's a high-quality estate with a significant entry statement, boulevard roads and footpaths, landscaping throughout and features central parkland.”

GemLife pays $29.7 million to build Pimpama over 50's lifestyle resort

A brand new Pimpama Service Centre, located in Queensland’s second fastest growing suburb, has hit the market.

Pimpama Village on the Gold Coast soon to sell out stage three

Generation-Y first home buyers are helping drive a population surge in the northern Gold Coast’s Pimpama, which was also Australia’s fastest-growing regional suburb.
Pimpama recorded the fastest growth rate of any area outside of an Australian capital city between 2014 and 2015, with the number of residents growing by 20% in that period, according to the Australian Bureau of Statistics.
Compared with Pimpama, Greater Brisbane witnessed an increase of 1.6% while it was 1.2% for the whole of Queensland.
According to QM Properties general sales manager Damien Ross, first home buyers accounted for almost a quarter of buyers at its Pimpama-based Pacific Cove development, which will add 507 new homes to the suburb on completion.
“104 sites of between 400 and 800 square metres have sold at Pacific Cove since launching to the market nine months ago, with 28% of our first home buyers aged under 30 and another 56% aged between 30 and 40,” Ross said.
“The owner-occupier focus has been a major drawcard, particularly for those buyers wanting to make their first home their forever home, with room to grow and start a family in an estate with a real sense of community.”
Prices for a 402 sqm land lot start at $239,500, while a four-bedroom home and land package costs $399,000. The relative affordability has also made the prospect of leaving the rental market for the first time a real possibility for first home buyers, added Ross.
“Buyers are also excited about the new infrastructure planned for the area, including new schools and the nearby Coomera Town Centre shopping hub.”
QM Properties’ current investment in the Gold Coast region includes more than 2,500 home sites across five estates – Pacific Cove, Coomera Retreat, Coomera Waters, Coomera Quays and the soon-to-launch Tuxedo Junction at Maudsland.
Across the portfolio, 61.7% of buyers have come from the Gold Coast, with 7.5% from Logan City and 5.3% from Ipswich.
“Located 40 minutes to the Brisbane CBD and 20 minutes to Surfers Paradise, both Pimpama and Coomera have proven popular suburbs with those seeking the flexibility to commute to either local or city-based work,” Ross said.

First home buyers drive Australia’s fastest-growing regional suburb

Mirvac's residential development Gainsborough Greens in Queensland's Pimpama has finalised its 1000th sale, with the region being named Australia's fastest growing housing market by the Housing Industry Association.
The development has cleared $275 million in sales since it was officially launched to the market in 2011.
More than 150 homesites have been taken in 2017, totaling $41 million.
Mirvac Queensland Residential General Manager, Warwick Bible, said the high demand for property in Gainsborough Greens, one of the largest masterplanned communities underway on the Gold Coast, was driven by a number of factors.
"Buyers can build a brand new home in Gainsborough Greens for less than  it would cost to purchase an older-style home, which may require renovation, in the central Gold Coast, just a few minutes drive south," he said.
"Considering recent figures from CoreLogic revealed the median house price on the Gold Coast had hit a record high of $600,000 in the 12 months to December, the starting price for house and land at Gainsborough Greens, which is currently $482,910, offers great value.
"There are also significant benefits that come with building a new home, such as the ability to choose the design and layout that best suits your lifestyle, including the latest fittings and finishes.
"The design of Gainsborough Greens and the location in Pimpama added to the appeal, with the community attracting a range of buyers, from first home buyers through to upgraders and empty nesters.
"A lot of purchasers comment on the green leafy surroundings and the community atmosphere at Gainsborough Greens, both of which we have significantly invested in.
"Around 65 percent of the community is dedicated to green open space, including parks and natural bushland reserve, and we have a regular calendar of events for all our residents, and the broader community, to enjoy.

Shane Stefanac and Melissa Gilmour will move into their new four-bedroom home at Gainsborough Greens later this year, after purchasing a homesite in the Pimpama community.
Mr Stefanac said the couple initially had their sights set on buying an existing home, until he discovered Gainsborough Greens by 'accident'.
"I came across Gainsborough Greens while going for a ride on my motorbike and thought it looked like a really nice community," he said.
"I had such a good feeling about the area that I went home and spoke to Mel about it and a week later we had purchased a block of land to build our dream home.
"We had been looking at existing homes for a while, but had been unable to find one that featured everything we were looking for in our price range.
"At Gainsborough Greens, Mel was able to design our new home from the ground up, just the way we wanted it. It is really nice to know we can build our home without the hassle of having to renovate."
"We decided to sell our apartment in Biggera Waters to build our new home.
"Both Mel and I love that there is so much natural bushland. It reminds me of growing up in Mudgeeraba and that rural feeling.
"It is definitely the perfect location to raise a family, halfway between the centre of the Gold Coast and Brisbane.

Gainsborough Greens tees up 1000th settlement

Pimpama in Queensland has been pinpointed as Australia's number one housing hotspot, based on its performance during 2015/16.
It is a suburb in the northern part of the City of Gold Coast, located on the Pacific Motorway 30 kilometres north of Surfers Paradise.
In second place was Sydney's Cobbitty-Leppington area, followed by Palmerston-South in the Northern Territory, according to HIA's latest Population &amp; Residential Building Hotspots 2017 report released on Sunday.

Population in these areas grew by more than the 1.4 percent national average during 2015/16 and had at least $150 million worth of residential building approved, HIA said. 
Palmerston-South in the NT in third place in the national Top 20. Nine of the top 20 hotspots are located in New South Wales. 
“With 2016 representing a record year for new home building activity across Australia, the housing industry has been supporting economic activity in localities up and down the country. The good news on housing is not confined to the major capital cities – today’s report shows that regional Australia is also peppered with housing Hotspots,” commented HIA Senior Economist Shane Garrett. 
“In terms of its economic contribution, the housing industry is truly unique. Today’s report identifies 86 separate areas in every state and territory across Australia where residential building activity is acting as the engine of economic activity, employment and development. Small businesses are particular beneficiaries of housing activity,” concluded Shane Garrett. 
Nationally, an area qualifies as a Hotspot if its population grew by more than the 1.4 percent national average during 2015/16 and at least $150 million worth of residential building was approved during the year.
