Local North Shore apartment developer Abadeen is continuing to make waves in the local market. They're set to launch another project to the one of Sydney's most bluechip suburbs.

Their latest Neural Bay project, The Villas, located on Premier Street near Forsyth Park, is launching this weekend through CBRE.

Abadeen, led by off the plan property industry veteran Justin Brown, will deliver 18 two and three-bedroom apartments designed by PBD Architects, who worked in collaboration with interior designer Tom Mark Henry to create the part four-level building.

Each residence boasts luxury details of natural stone, timber look joinery and fireplaces, in addition to premium Swiss V-Zug appliances.&nbsp;

The spacious living areas are bathed in ample natural light, adjoining to large outdoor balconies which are a prominent feature of every apartment, with select residences benefitting from private courtyards instead.&nbsp;

The Villas master bedrooms have been designed as a tranquil retreat inside the homes, boasting ensuite bathrooms as well as walk-in robes.&nbsp;&nbsp;

Abadeen submitted their application to the North Sydney Council around 12 months ago. In their design statement,&nbsp;<a href="https://www.urban.com.au/architects/pbd-architects" target="">PBD</a>&nbsp;said the built form will respond to the immediate environment, with open community space a focus in the design process.

"The articulation of the built form is designed to effectively reduce the scale of the height of the building perceived from Premier Street through the introduction of various setbacks, a selected natural material palette, horizontal pre-cast concrete band, as well as featured curved planters on balcony edges," the statement noted.

"The interplay of curvaceous architectural form defines the spatial design, separating the building into two cores with a centralised passage into the entrance foyer.

"With a strategically layered façade, the design creates seven opportunities to maximise direct northern sunlight into the entrance space."

Abadeen now have a number of projects live across the Lower North Shore.

Their other Neutral Bay project, Enso, which is near the Neutral Bay Village on Grosvenor Street, has just nine apartments. They have their Koichi Takada-designed project in Crows Nest, and Mosman Residences in the nearby Mosman.

Abadeen Group continue Lower North Shore dominance, set to launch The Villas in Neutral Bay

The picturesque suburb of Neutral Bay offers residents a world of quality amenities right at their doorstep.

As close to the village as possible is often the mantra for buyers.

You can hardly get closer than Sun Property Group's Bala Residences, quietly set on Grosvenor Street, only two streets back from Military Road.

Bala's design is focused on providing a life of balance, offering just 19 two and three-bedroom apartments, including a selection of penthouses.

Designed by a+ architecture, Bala has been designed to seamlessly integrate with the streetscape, with the apartments welcoming an abundance of natural light, clean air, and the tranquility that characterises the quiet leafy suburb.

Following an open plan layout,&nbsp;the architects have created a flow between the living and kitchen spaces, with each adjoining to spacious balconies which take in views to the neighbourhood.&nbsp;

The kitchens at Bala exude elegance and functionality, with premium designs featuring Calacatta stone benches and splashbacks, in addition to top-of-the-line Miele gas cooktops, ovens, microwaves, rangehoods, and dishwashers.&nbsp;

The development also features an array of private outdoor spaces, further enhancing Bala's connection to nature and the outdoors, including an onsite community garden.

On the doorstep of Bala are major supermarkets, health clinics, outdoor sporting facilities, and vibrant green spaces like Forsyth Park. The proximity to the harbour gives the chance for leisurely walks along the water edges, while immersing yourself in some of Sydney's most iconic views.

The Lower North Shore is also renowned for its top-performing schools, including North Sydney Boys and Girls High Schools, and Neutral Bay Public School, all situated close by.&nbsp;

Construction is underway on Bala, with Impero Constructions handling the build.

Blending lifestyle with luxury: Inside Neutral Bay's Bala apartments

Neutral Bay is one of the priciest suburbs in the Lower North Shore.

But there's long been a gap in the market for brand new downsizer stock. A number of local developers however have sought to plug that gap over the last 12 months, with the likes of WINIM, Abadeen, and Podia seeking to create apartments that will suit those checking out of their grand family homes.

The latest development application will no doubt turn heads, given the site is located above the Hayes St Beach Foreshore, the only beach in the suburb.

Just six apartments are planned across the 1,306 sqm site at 5-7 Lower Wycombe Road, the location giving residents direct access through a small laneway to the beach. PBD said in their Design Verification Statement that&nbsp;Neutral Bay has seen a growth of new residential development within the area, and with the sites close proximity to the city as well as unique Foreshore waterfront, it provides the opportunity for an improved new development to residents.

They said they took into account the&nbsp;existing building, with its bulk and scale being informed by the predominant front and rear setbacks.

"By conforming to the existing setbacks, it has allowed for a harmonious integration of the new structure with the surrounding environment. The front setback has been carefully considered in terms of the buildings approach and how it will present itself to the street."

A Heritage Statement prepared by Weir Phillips Heritage and Planning suggested the building could have stood for over a century, with listings from as early as 1912 showing an unnumbered property Conisboro, later known as Conisburgh Flats.

The new building will home just six apartments, each with three bedrooms. The lower ground floor apartment and the penthouse are the largest units on offer in the project. The lower ground floor apartment has 256 sqm of liveable space, an extra rumpus room, and a spa on the balcony. The penthouse has 247 sqm of living area and a full width balcony.

The four half-floor apartments on levels on the ground floor and level one range between 150 sqm and 162 sqm.

Residents will have a communal wine cellar on the lower ground floor, and a private swimming pool overlooking the beach.

There will be two basement levels with&nbsp;11 parking spaces.

PBD said the apartments are generous in size, aligning with the density provided by other new developments of a similar upscale design.

"The density of the development is considered sustainable within the existing and future availability of infrastructure, public transport, community as well as culturally significant facilities and environmental qualities on the site.

"Furthermore, the proposed design provides an appropriate density for a residential development in the immediate context. The bulk and scale as well as the density of the proposed building, fits organically within its surrounding context and will contribute to the neighbourhood’s atmosphere rather than obstruct the streetscape or view from Hayes St Beach."

The plans were filed by the St Leonards-based Vergome Pty Ltd, directed by Killara and Mosman locals Robert Virgona and Kathleen Quinlivan.

Last year saw a number of development applications submitted targeting the local downsizer.

Local developer Podia is expected to be the next to launch a project to the market, a 23-apartment development at 96 Ben Boyd Road.

North Shore developer WINIM is working with Rothelowman to redevelop a landmark 1905-built duplex at&nbsp;112-114 Wycombe Road.

They're seeking to blend original character with a modern extension to create The Wycombe, which will have just nine apartments across three levels.
