A premium-grade office tower at 171 Collins Street in Melbourne’s CBD has got a 6 Star NABERS energy rating, making it the first commercial building in Victoria to achieve the grade.
It is also one of three commercial office buildings in Australia to get the rating without green power or renewable energy back up (such as solar, wind, or geo-thermal), said a media release.
The property – developed and owned by Cbus Property and Charter Hall – is managed by Knight Frank’s Asset Management Services team. 
It comprises an 18-level office called the Tower building, plus seven levels of PCA A-grade boutique offices within the Mayfair building. 171 Collins Street features an atrium, a high-end ground-floor lobby, along with retail tenancies to Collins Street; subterranean retail tenancies to Flinders Lane; and basement car parking. 
According to Knight Frank’s Nick Mavropsi, head of sustainability, Asset Management Services, Australia, the 33,136 square metre property was designed for a 5 Star NABERS energy rating.
“The property achieved its design at 18 months after practical completion, with only 65 per cent occupancy. The challenge was to try and improve the 5 Star NABERS energy rating to possibly 5.5 or 6 stars, while maintaining premium environmental conditions to all tenants and complying with all lease commitments,” said Mavropsi.

Leader of the on-ground team in charge of the works, Knight Frank’s senior Facilities and Engineering Manager, Harshana Wijewardane, said, “Fine-tuning all of the services was crucial to maximise the efficiency of the installed plant and equipment, including the utilisation of the smart tools available. These include highly-refined EMS, under floor air distributed system (UFD), access control high level integration and the co-generation system.”
“These initiatives resulted in 171 Collins Street becoming one of just a handful of commercial office buildings to achieve a 6 Star NABERS energy rating without green power,” said Wijewardane. 
Knight Frank’s Managing Director, Asset Management Services, Australia Aaron McGhee said the company wants to replicate its success nationally to all buildings it manages.

Cbus property and Charter Hall's building in Melbourne has become Victoria's first 6 Star NABERS Energy rating.
The internationally lauded building at 171 Collins Street is one of just two commercial office buildings across the country to reach the rating milestone.
Designed by award-winning architects Bates Smart, the building was engineered by Umow Lai and managed by Knight Frank.
A building accredited with 6 Star NABERS Energy rating emits 50 percent less greenhouse gases than a building with a 5 Star rating.
The Collins Street building saves more than 1.3 million kilograms of carbon dioxide each year, equal to 568,000 litres of petrol, or 139 homes' energy use for one year when compared to a building with a 5 Star Nabers Energy Rating.
Home to BHP Billiton, Cbus Property CEO Adrian Pozzo said 171 Collins Street had set a benchmark in sustainability and was a shining example of the drive to create highly sustainable workplaces for the future.

The 171 Collins Street building also became the first premium building in 6 Star Green Star as Built Office V2 rating by the Green Building Council of Australia (GBCA)
It achieved a record 83 points.
In addition it has been recognised at the International Property Awards Asia Pacific, United Nations Association of Australia World Environment Awards and Urban Taskforce Development Excellence Awards.

Victoria's first 6 Star NABERS Energy rated building

CBRE’s Asia Pacific Sustainability team will provide NABERS energy assessments in Hong Kong.
The assessments on some 143,000sqm of selected assets in Link REIT’s retail portfolio in Hong Kong are being done to benchmark building performance, energy saving and efficiency.
Link REIT is the first real estate investment trust in Hong Kong and the largest in Asia in terms of market capitalisation.
Link’s general manager of sustainability Calvin Lee Kwan said the NABERS pilot will allow us to assess the energy performance of our assets using a tried and tested methodology and to benchmark asset performance internally as well as externally.
“Since 2010, Link has implemented a comprehensive and ambitious energy management strategy which has so far achieved over 26 percent reduction in total energy consumption across the portfolio," he said.
CBRE will initially rate nine shopping centres over several locations, looking at specific features such as floor layout, opening hours, energy consumption, car park provisions and vacancy rates.
 The assets undergoing NABERS assessments include; Lok Fu Plaza; Chung Fu Plaza; Leung King Plaza; Hau Tak (II) Shopping Centre; Wong Tai Sin Plaza (Temple Mall South); Lung Cheung Plaza (Temple Mall North); On Ting Commercial Complex (also known as H.A.N.D.S); Yau Oi Commercial Complex (also known as H.A.N.D.S); and Stanley Plaza. 
The pilot project will see the assets assessed using the Australian Queensland postcode and associated climatic algorithms – the most similar existing climatic algorithm to Hong Kong in the NABERS scheme.
