<p><span>The investor market in Mount Gambier is currently strong with a mix of both local and out of town investors, according to the August Herron Todd White (HTW) residential report. </span></p>
<p><span>The valuation firm took a look at investor markets across the nation. </span></p>
<p><span>The report suggests properties in Mount Gambier are generally cheaper compared to say Adelaide or Melbourne. Paired with low interest rates and returns of approximately six to seven per cent, there is a much better return for property.</span></p>
<p><span>"After speaking with local agents, it is clear that the market in Mount Gambier has not slowed due to the effects of Coronavirus and while it was expected that rental prices would drop due to the increasing supply of short term rentals being listed as long term rentals, this has not deterred investors," the valuation firm said. </span></p>
<p><span>Houses have been hitting the market </span>and some are receiving offers within 48 hours, often at the asking price or higher, with many going to the highest and best offer.</p>
<p>Investors are generally after houses that present well and are low maintenance, within the price range of $200,000 to $350,000. The return for anything above this will likely not be as strong, the report noted. </p>

<p><span>The government’s incentive to build has definitely spurred the market, with over 20 land sales in the popular Springview Drive division within the past couple of weeks, however this hasn’t been a huge benefit to investors as they cannot simply build and rent these houses out straight away on completion of the build.</span></p>
<p><span>"Within the Mount Gambier region, typical investors tend to invest in a mixture of units and detached houses, which are likely to be in the $150,000 to $250,000 price range.</span></p>
<p><span>"For depreciation benefits they also invest in new houses, ranging from $250,000 to $350,000," the valuation firm said. </span></p>
<p><span>A division popular with investors in Mount Gambier is the O’Leary Road division . An example of a recent sale within the division is below. </span></p>
<p><a href="https://www.realestate.com.au/sold/property-house-sa-mount+gambier-133040070" target="_blank">3/20 O'Leary Road</a> (pictured below) is a small three-bedroom, one-bathroom dwelling with a single garage under the main roof, on an allotment of approximately 450 square metres. This property previously achieved a rental of $340 per week or a gross yield of 6.8 per cent.</p>

<p><span>In recent years the South Australian Housing Trust has also been selling off their unwanted Commission housing.</span></p>
<p><span> Typically these are older stone dwellings constructed in the 1950s </span>and 1960s offering three bedrooms, lounge, bathroom and laundry area. These Commission homes are typically good value and show a good return.</p>
<p>A semi-detached three-bedroom duplex at <a href="https://www.realestate.com.au/sold/property-house-sa-mount+gambier-132470002" target="_blank">13 Schinkel Street </a>(pictured below) can be purchased for $100,000 to $130,000, with an achievable rental for these dwellings being around $190 to $200 per week.</p>
<p>This provides a gross yield of approximately ten per cent. The capital growth would not necessarily be good, and the quality of tenant may also be an issue, but the return is pretty competitive.</p>
<p>The property below sold for $109,000 and achieves a rental of $195 per week. This is a yield of 9.3 per cent.</p>

Mount Gambier investor market remains strong: HTW residential

<p><span>To date there are still no clear indications of the impact of COVID–19 on property values in the Mount Gambier region. </span></p>
<p><span>"Whilst the market has softened as a direct result of government enforced restrictions and general economic uncertainty, we are yet to see this reflected in any value correction.</span></p>
<p><span>"As restrictions begin to ease and some normality resumes, we remain positive that the impact will be limited, however are not naive to the fact that there will be ramifications within the property market," the valuation firm said. </span></p>
<p><span>"Now, where to spend a lazy $700,000", the report continued. </span></p>
<p><span>The report suggests few dwellings sell for more than $700,000 and demand for property tends to reduce significantly when the market value is greater than $700,000. </span></p>
<p><span>Within the past 12 months there have been a limited number of houses sold for $600,000 to $700,000. </span></p>
<p><span>Typically, up to $700,000 will allow you to purchase a character dwelling in a sought-after central location.</span></p>

<p><span>These sales are generally on rural living style allotments and are good quality homes featuring one to three acres, four bedrooms, two bathrooms and good ancillary improvements.</span></p>
<p>A four bedroom, two bathroom house at <a href="https://www.realestate.com.au/sold/property-house-sa-worrolong-132075426" target="_blank">21 Eldridge Drive, Worrolong</a> (pictured below) was sold for $610,000 in April.</p>
<p><span>Set on a 4,225sqm allotment, the home offers open plan living area, study, separate formal lounge, gourmet kitchen and alfresco area. </span></p>

<p><span>Larger renovations often take longer to plan and generally rely on the availability of tradies and they are not easy to grab in our region at short notice.</span></p>
<p><span>"In our region, major renovations need to be considered quite carefully. The cost of demolition, altering and reconfiguring existing improvements can quickly make any renovation very expensive, without necessarily seeing any improvement in the dwelling," the valuation firm said. </span></p>
<p><span>"Prior to completing any major renovations we would recommend that home owners ascertain the current value of their home (have a valuation done), consider the cost of the proposed renovations and then add the two amounts together. </span></p>
<p><span>"What can you buy in the current market for a similar price? Are you best to do the proposed renovations or perhaps consider buying a property at a similar total cost where someone has already done all the hard work? This is a simple way to have an informed opinion on the best way to tackle the question of whether to renovate or not." </span></p>

<p><span>The outlook for 2020 for Mount Gambier is that the housing market will remain stable throughout the year, according to a recent Herron Todd White (HTW) residential report. </span></p>
<p><span>"We are not aware of any obvious indicators that will have a significant impact on the local economy and the property sector," the valuation firm said. </span></p>
<p><span>As seen in the graph below, house sales for 2019 were at similar levels to where they have been since 2014 and it is expected that this trend will continue throughout 2020. </span></p>
<p><span>The report notes the median housing price has increased slightly in recent years, however there is still a large supply of housing and land for sale, which does impact on growth in the region.</span></p>

<p><span>There was a significant drop between 2010 and 2011 when the market declined, however there has been a steady incline in sales since then, with sales within this range now the highest they have been in the past 10 years. This may be something to watch this year to see whether sales within this range </span>continue to increase or we start to see a few more house sales above $500,000.</p>
<p>A three bedroom house in Mount Gambier was sold for $465,000 in December last year. </p>

<p><span>This is affordable compared to other cities such as Adelaide, where $250,000 to $300,000 will generally get you a small two-bedroom, one- bathroom unit or house situated on a small allotment of around 200 square metres.</span></p>
<p><span>A Mount Gambier stone house on a 1,351sqm allotment has hit the market with $285,000 hopes.</span></p>

<p>The median sale price for Mount Gambier for May 2019 is $265,000, therefore all of the above properties are considered to be at the top end of the market.</p>
<p>"The market has remained relatively stable over the past 12 months with similar market conditions to last year.</p>
<p>"For $500,000 you can purchase a similar property this year to what you could last year." </p>

<p>The property market within Mount Gambier was relatively stable for the first quarter, according to a recent Herron Todd White (HTW) residential report. </p>
<p>The report suggests that the number of house sales occurring in the first quarter has been steady.</p>
<p>In 2014 house sales were slightly higher, however there has not been a significant drop in sales numbers which are still much higher than in 2011 when the market dropped back.</p>
<p>"The most purchased dwelling price range within the last 12 months is $200,000 to $250,000," the valuation firm said. </p>
<p>"There are few dwellings purchased over $500,000 or under $150,000.</p>
<p>"The $200,000 to $250,000 price range is affordable for people entering the market and for investors looking at a property which provides a stable rental return."</p>
<p>A three bedroom house in Mount Gambier has been sold for $225,000.</p>
<p>Built in 1994, the house at<a href="https://www.realestate.com.au/sold/property-house-sa-mount+gambier-128096338" target="_blank"> 4 Winfield Court </a>(pictured below) comes with three bedrooms, lounge room, timber kitchen and private rear yard.</p>

<p>It was sold for $610,000 in May.</p>
<p>Located minutes from Mount Gambier and schools, the house at<a href="https://www.realestate.com.au/sold/property-house-sa-moorak-123887258" target="_blank"> 158 Telford Road</a>, Moorak (pictured below) comes with four bedrooms, study, timber kitchen, and open living areas.</p>

<p>The report notes that properties located within the Lakes location and centrally around the town centre have shorter listing times than most other areas, as they are tightly held locations.</p>
<p>The median sale price has been slightly increasing over the past five years and property prices have remained stable.</p>
<p>"The overall feel of the market at the moment is that it will remain relatively steady throughout the remainder of the year," the valuation firm said.</p>

Mount Gambier market remains stable as median price ticks up: HTW residential

<p>A Mount Gambier four bedroom house has recently been sold by mortgagees for $155,000 after a final $5,000 price reduction.</p>
<p>It was sold by Kathryn Weddel-Lucas from Blue Lake Real Estate whose most recent asking price was $160,000.</p>
<p>It was first listed last December with $180,000 hopes.</p>
<p>It had last traded at $145,000 in 2005.</p>

<p>First home buyers are generally younger and look for a property that is within the $150,000 to $250,000 price range.</p>
<p>Families are generally after a home that has three to four bedrooms and perhaps two living areas and is within the price range of $250,000 to $450,000.</p>
<p>"For empty nesters it is varying," the report said.</p>
<p>"They may be looking to downsize from a large family home.</p>
<p>"They are pretty flexible and may choose to either buy or build a modern, smaller dwelling for easier maintenance.</p>
<p>"A lot of empty nesters are also selling and following their children to university or even packing up and travelling."</p>
<p>Recently, a three-bedroom house at <a href="https://www.realestate.com.au/sold/property-house-sa-mount+gambier-120791109" target="_blank">61 Acacia Street</a>, picture above, in Mount Gambier recently sold for $185,000.</p>
<p>Another three-bedroom house at <a href="https://www.realestate.com.au/sold/property-house-sa-mount+gambier-126405418" target="_blank">81 Cardinia Street</a> recently changed hands for $220,000.</p>
