The Crookwell district farm, Maidstone Downs, a 446ha (1102ac) grazing property has been listed by Elders.
Situated between Binda and Laggan, Maidstone Downs is being promoted as a lifestyle property with a grazing dimension along with scope for development.
<a href="https://www.realestate.com.au/property-lifestyle-nsw-binda-7962522" target="_blank">The property</a> has been listed by Jo-Anne and Ian Dickson, who run a Merino flock with Poll Hereford cows.
They bought it in 1987 following an earlier move to an adjoining property, Chain-of-Ponds, by Mrs Dickson’s late father, Alan Webb. 
Mr Webb was one of a number of former dairy farmers from the Southern Highlands who sold their high-priced farms and moved to broader acres in the Crookwell district in the 1960s and ‘70s, The Land noted.
Sally Carson of Elders Crookwell has listed the property for May 25 auction.
It is expected to attract interest from tree-changers and young couples seeking an entry-level property with upside.
The homestead garden harvests vegetables and fruit with the family virtually self- sufficient, sharing extra produce with neighbours and the local farmers markets at Laggan.
About 90ha of the property is retained natural timber, with about 80 per cent clear for grazing.
The country is well suited to finewool production (the main fleece line from the last shearing fetched 1581c/kg).
They have run 500 merino sheep and 170 plus Hereford cattle.
It comes with a 400 m airstrip.

The birthplace of the modern Australian merino sheep is for sale, with the Wanganella, Peppin­ella and Boonoke sheep stations in southern NSW being offered at $330 million.
It is a Riverina pastoral ­empire that dates back to the 1880s under the FSF Falkiner group stewardship.
Confirmation came in The Australian that it has been quietly put on the market by its five owners lead by stockbroker Colin Bell.
The $330 million price secures a portfolio of 18 farms covering 226,000ha centred around ­Deniliquin, Hay and Coonamble 
Bell said ­Chinese companies were among prospective buyers.
He said the holdings were being sold because all its five part-owners — Bell and his two brothers Andrew and Lewis Bell from the Bell Financial group, Bell managing director Alastair Provan and US hedge fund manager Ray Dalio — were older than 70.
“We are selling all of the company or a share of it, but the properties will not be split up and sold separately,” Bell said.
“We are being selective about who we approach — they have to be high-value individuals or companies both here or overseas with an interest in Australian agriculture — and what we are selling here is a profitable business, not just individual farms.”
AFA released its financial results last week, showing the group had sales of $55m in 2015-16 and recorded a pre-tax profit of $25m.
Mr Bell said the group as a whole produced wool, cattle, sheep, stud rams, cotton, rice, cereal and pulse crops.
The paper reported it includes 11,000ha of high-value ­irrigated land used for rice and cotton, 60,000 megalitres of water entitlements from the Murrumbidgee and Murray river systems, 100,000 merino wool sheep and the homestead on Boonoke.
There is a covenant that stops the historic Wanganella and Boonoke sheep stations being sold separately or their sheep studs being ­dispersed.
Bell said it would take more than 50 years to put ­together a conglomerate of such quality as AFA’s holdings, with the combined business offering economies that have seen it make a profit 13 years out of the past 16.
“This is so different from Kidman with just its cattle,” Mr Bell said. “We don’t have to sell, and we are in no rush to sell; we will only be selling it as a (combined) business — these are all scale and ­trophy properties.”

Boonoke, Peppinella and Wanganella for sale but only in one line

The dispersal sale of one of Tasmania’s premier fine wool Merino sheep studs on the East Coast saw more than a thousand buyers from throughout the state turned up at the Okehampton Merino stud at Triabunna.
The stud was wound up after Paul Weeding passed away in October.
About 4000 sheep were on offer along with farm equipment.
<a href="https://www.realestate.com.au/sold/property-livestock-tas-triabunna-7960090" target="_blank">The 1385ha Okehampton property</a>, with 9km of coastline, was recently sold for more than $8 million to a family consortium.
It had been listed through Michael Warren at Harcourts.
Okehampton had been in the Weeding family since 1956.
The property comprises Cape Bougainville, the nearest land mass to Maria Island National Park, and includes two private white sandy beaches.
Stud genetics was Paul’s passion.
The Okehampton stud reportedly produced big-framed and heavy-cutting Merinos.
Okehampton was land granted to Maria Island penal settlement commandant Major Thomas Lord, one of the first Europeans to settle the area, in 1825.
Lord named his property Okehampton. His tomb is on the property.
