A private owner-occupier in the medical field has snapped up the last remaining shed in Brisbane’s Newstead for $1.85 million.

The property was sold by Ray White Commercial Qld agents Aaron Aleckson and Paul Anderson.   Mr Aleckson said the expressions of interest campaign generated more than 100 enquiries and multiple offers.   “When the site was initially taken to market in late 2018, there was a large amount of enquiry from developers and owner-occupiers looking to capitalize on the value-add opportunity of the last remaining shed in Newstead,” he said. 
“The sale is the second in the last year for us on Masters Street, having sold number 15 last year for $1,450,000, and we've seen the streets that link Commercial Road to Gasworks as the most hotly contested precinct in the City Fringe.”   Mr Anderson said the team had already sold the site to the current owners back in 2016 for $1,600,000 plus GST.   The current sale represents 14 per cent growth in three years.    The site's mixed-use zoning provided a diversified exit strategy for the owners. 
Whilst there's an apartment DA in place, the buyer will be using the existing improvements for a medical use.

Last remaining shed in Newstead's medical field sells for $1.85 million

A medical facility in Melbourne’s west is set to hit the healthcare investment market, representing the second day hospital offering in Melbourne this year. 
The Sunshine facility is currently leased to the largest gastroenterology and hepatology practices in Melbourne’s west, Dr Gastroenterology and Dr Scope, on two 10-year terms, both with further 10-year options. 
The 493 Ballarat Road property earns a passing income of $520,000 per annum with a fixed rental increase of 3% from April 2020. 
It is being marketed by CBRE’s specialist Healthcare team of Sandro Peluso, Josh Twelftree, Jimmy Tat and Marcello Caspani-Muto.
It follows the recent $5.52 million sale of Chesterville Day Hospital in Cheltenham on a yield of 5.1%.

“The recent Chesterville Day Hospital campaign generated strong interest from high-net-worth investors and national medical funds, highlighting a growing demand for premium hospital investments,” Peluso said.
The 2,130 square metre site is activity centre zoned, features 21 car parks and is surrounded by a range of retail and lifestyle amenity, including Sunshine Plaza and Sunshine Marketplace.  
“Located within a major activity centre, the property will benefit from the Brimbank City Council’s intentions to make Ballarat Road the gateway to Sunshine’s town centre,” Twelftree commented. 
 The expressions of interest campaign for the property ends August 21.

Sunshine day hospital hits the market

Property fund, Barwon Investment Partners, has acquired a new strata medical centre in the heart of Cedar Woods’ Williams Landing.
The site at 111 Overton Road was purchased for $8.2 million.
It features 1,520 sqm of net lettable ground floor area and is fully leased to Cornerstone Health, a national medical operator.
Still under construction, the property is slated for completion in April 2019.
CBRE’s specialist healthcare team, Josh Twelftree, Sandro Peluso and Jimmy Tat, negotiated the transaction.
Mr Twelftree said, “Healthcare investment yields have recorded continued compression over the past few years and, as a result, we’re seeing strong interest translate into demand for high quality strata assets.”
“The security associated with the healthcare investment class, coupled with its tightly held nature, means buyers are being increasingly selective between freehold and strata assets."
Mr Peluso said “forecasted growth within the wider city of Wyndham has been well received by investors, who have also been surprised by the significant number of white-collar professionals re-locating to the are."
“The asset attracted multiple offers with Barwon beating out both domestic and international investors.”
