Iris Capital launch luxe Manly beachfront apartment development, Oceania

Progressive Australian property developers Lindsay Bennelong are set to add a new landmark project to their burgeoning portfolio.

The group has lodged plans for a boutique development on a prime beachside site in Manly.

Just five apartments will be built across a four-level building at 61 North Steyne, four three-bedroom units and one two-bedder.&nbsp;

With close proximity to Manly’s town centre and the CBD, the area is characterised by a mix of building types which have evolved and changed over the years, with the latest residences set blend seamlessly with the coastal surrounds.

Designed by Platform Architects, the generously-sized apartments boast views across Manly Beach, complete with expansive outdoor areas fronting the water.&nbsp;

A feature screen has been incorporated in the design to maintain privacy to neighbours and between apartments, with the elements also creating visual interest and articulation to the building as well as providing an element of solar control. The building is also proposed to be constructed of concrete and masonry to enable heat gain to radiate in the cooler evening hours – again contributing to a comfortable temperature.

The site benefits from a portion of road reserve that was dedicated for road widening. That dedication has now been abandoned and the land to south at 60 North Steyne has incorporated the area into their landscaped front setback design.&nbsp;

“We feel that stepping down a corner site that is flanked by taller buildings would result in a less than desirable urban design outcome and as such feel a compatible building height is more appropriate," Platform Architects noted in their design submission.

Landscaping has been incorporated into the design to give all dwellings access to greenery, including large trees, shrubs and ground covers, contributing to the local flora and microclimate. Landscaping is not only limited to the ground floor level but is also incorporated at higher levels, with a green roof over the carlift and planters on the terraces and balconies. Landscaping thus plays an important role in the overall expression of the design, with the green spaces also for water absorption, re-use and filtering of the run off into the existing drainage systems.&nbsp;

The proposed density on the site is desirable due to the site’s close connection with job opportunities in Manly Town Centre, along with public transport to the city and other suburbs. In addition, the location of the site is well suited to accommodate future residents with easy access to public amenities and transport within walking distance.

Lindsay Bennelong are well known in Sydney's Eastern Suburbs, having completed the sold-out Vue in Bondi Junction. The group’s other Bondi Junction project, Whitton Lane, is currently on the market. They also have plans for a small project in Maroubra.

First look: Lindsay Bennelong lodge plans for beachside Manly apartments

The Wellington Collection in Brisbane's bayside is set to come out of the ground.

The project, of just six luxury apartments and two townhomes, is being developed by Urbex Living, a division of Australian national award-winning developer Urbex.

The residences, which boast views over the Manly boat harbour and Moreton Bay, are spread across two new buildings at 7 Wellington Street. Apartment sizes start from nearly 200 sqm and rise to 472 sqm. Prices start from $2 million, with the townhomes priced at $3,375,000.

General Manager for Urbex Realty, Craig Covacich said a Manly Village lifestyle is highly desirable with the suburb well entrenched in its gentrification.

“Recent home sales are now exceeding the $5 million price tag and many others firmly sitting above the $2 million range - Manly has very quickly become a frontrunner in the Brisbane property market. The suburb has presented a compounded growth rate of 40.5 percent in houses and 27 percent in units based on the past five years of sales,” Covacich said.

Completion of the project is slated for late 2023, with nearly half of the apartments already secured.&nbsp;

Nearly half of the project has sold to local buyers, and Covacich says with the&nbsp;continuing demand for bayside views, they expect much of the remainder of the collection to attract Brisbane locals looking to be closer to the water.

“Much of the appeal for The Wellington Collection to date has been from buyers seeking housing solutions aligned to their new phase of life, like growing their family or transitioning out of life with kids," Covacich said.

"Many of these consumers have benefitted from significant lifts in their existing assets which is enabling them the opportunity to embark on these lifestyle changes, and through the apartment or townhomes options, they’re finding that balance between access to what a house offers without the maintenance hassles.

Urbex Development Director, Carl Bruhn, said the group was fortunate to be in a position to activate the development, when most developers are having to put a hold on delivering as they grapple with both development financing and construction cost hurdles induced by the pandemic supply chain choke and labour shortage crisis.

What’s on offer at Brisbane's new Manly apartment development, 191 Stratton

The beach loving inter­national modelling duo, the Stenmark twins, are now both landlords.
After strutting their stuff at 2020 New York Fashion Week, the boys came home in late March, to go in to ­isolation at the family’s 1915 rustic timber cottage at Palm Beach. And they’ve been spending time at their parents Mosman home, too.
Zac has sought tenants for his vacated Manly unit.
He bought it in 2015 for $965,000 as his first home ­acquisition.
The two bedroom, two bathroom 1980s apartment was initially listed at $800 a week, and then this month at a $750 a week asking rent.
Manly’s asking rents have fallen, and sharply, according to the valuation firm Herron Todd White (HTW), evident across suburbs on the northern beaches that have a strong reliance on the tourism. Two other rentals in Zac’s block have been at rents not seen since 2016.
Zac’s tenant hunt follows twin brother Jordan, who sought tenants for his Bondi apartment earlier this year.
He’d initially been seeking $1090 a week in February, and two months later reduced the asking rent to $850 a week.
Jordan paid $1.13 million for the two-bedroom apartment — nearer Bondi Junction than the sand — three years ago.
The split-level unit, with a study and north-facing balcony, sits on the top level in the 2005-built Oasis block.
It had been an $800-a-week rental before Stenmark bought it in 2017. The twins recently launched Stenmark Fit, with their surfer mate and trainer Mitch Barraclough, who runs The Natural Connection. It offers body weight exercises and a recipe guide.
The Stenmarks hit the big time in 2011 when they were working in cafe.
They were signed on by the Vivien agency at just 19 and flown to Miami to shoot 60 pages for L’official Homme the following week.
The whirlwind has never stopped.

Stenmark modelling twins become landlords

Adam Garcia, the performer who got his break on stage in Tap Dogs in the early 1990s, has decided to list his seventh-floor Carillon, Manly apartment bolthole.

The star, who now lives in London with wife Nathalia Chubin and their two daughters, is reluctant, but reckons it’s time to find a family home.
The two-bedroom, two-bathroom 159sqm Marshall St apartment had an initial $2.1 million to $2.3 million price guide through Georgi Bates and ­Claudia Merkert at Cunninghams Real Estate.
It has been amended to <a href="https://www.realestate.com.au/property-unit-nsw-manly-133584366" target="_blank">$2.2 million to $2.4 million</a>.
“I’m finding it very hard to let go because it’s where my wife and I got engaged (in 2014) … it was the first place we lived together, and furnished, but one must be pragmatic,” he said.
When back in Manly while ­appearing on the 2013 Dancing With The Stars judging panel, he described the chance to surf, bike ride and swim daily as ­“absolutely joyous”.
It was Hot Shoe Shuffle, with David Atkins and Dein Perry, that took him to London in 1994, with the show becoming his springboard for a successful international acting career.
He had just wrapped a horror film in Los Angeles and was set to be shooting a film in South Africa until the pandemic lockdown. He will appear soon in the Kenneth Branagh-directed Hercule Poirot film Death on the Nile.
“I have two young children and the apartment would be too small for our family needs when we return. We’re looking to buy a family house instead,” he said.

The Bennetts sold their Firelight apartment overlooking Fairlight Beach for $6.4 million.

Buyers, however, show a strong preference for Manly over Bondi. We see higher views per listing and it sees much higher demand from a wider range of countries when it comes to overseas search.
