There were 2,839 properties for rent in Perth at the end of February, according to reiwa.com data.

"This marks the sixth consecutive month we’ve seen listings sit below 3,000. Perth desperately needs an influx of rental stock in the market to provide renters with more housing options,” REIWA president Damien Collins said.

Perth’s median rent price held at the five year high of $400 per week in February, which is on par with January and $40 more per week than February 2020.

Reiwa.com data shows 258 Perth suburbs saw an increase in rent during February. The suburbs with the biggest increase in median rent were Subiaco (up $23 to $723), Scarborough (up $20 to $520), Ellenbrook (up $10 to $370), Belmont (up $10 to $380) and Greenwood (up $10 to $410).

There were 186 Perth suburbs that recorded an increase in leasing activity during the month.

Beeliar saw the biggest increase in leasing, with activity up 29 per cent in February compared to January. Other suburbs to perform well were Innaloo (up 22 per cent), Greenwood (up 14 per cent), Gosnells (up nine per cent), Rivervale (up eight per cent) and Canning Vale (up four per cent).

It took a median of 19 days for a lessor to find a tenant for their property in February.

“Median leasing days are the lowest they have been since June 2013. Like we are seeing in the sales market, with so few available listings, tenants are having to act very quickly to secure a rental,” Mr Collins said.

“Perth is in desperate need of more rental stock to help ease the rental shortage. In order to do this, we need to entice investors back to the market."

“While the end of the rental moratorium later this month will remove one of the barriers for investors, more needs to be done to encourage residential property investment in WA and ensure there are enough rentals in the market to keep up with tenant demand,” Mr Collins concluded.

Perth's leasing market is facing a supply shortage crisis

Savills Research noted a turn-around during the first quarter of 2019 with the Brisbane CBD moving into an upswing cycle with increased leasing activity and stronger investor support. 
Savills’ Quarter Times Report has recorded a steady start to the year with the Brisbane occupier market recording net effective rental growth of circa 2% emerging across varying grade quality of buildings. The report also highlighted yield contraction over the 12 months to March 2019 of circa 25bps across A and B Grade assets.  
Anthony Ott, Savills managing director,  said that the research reflects a strong start for the year. 
“Investment activity across the first quarter was in excess of $1 billion worth of CBD office assets transacted or formally being offered for sale with at least another $1billion worth of assets earmarked for sale during Q2.  
“This follows on from a strong 2018, where sale volumes in the Brisbane CBD totalled circa $2.3 billion,” Mr Ott said. 
According to Savills Research asset values of properties formally marketed in the first quarter of the year were up approximately 50% on the corresponding period in 2018.  
“There is positive investment sentiment given the level of activity not only in the CBD but also the fringe and suburban markets and this is continuing to flow through in the second quarter with a number of owners positioning to divest.” Mr Ott said.  
Comparative value of Brisbane assets relative to Sydney has been a key factor in driving increased investor demand. 
“There is a capital value spread between Brisbane and Sydney of approximately $10,000 per square metre and a yield spread of approximately 115bps, so the metrics are pretty compelling,” Mr Ott said. 
Mr Ott said that new projects and infrastructure activity such as Cross River Rail, Brisbane Metro, Queens Wharf, the second runaway at Brisbane Airport, and the Howard Smith Wharves development will all have a positive influence on investors perspective over the next 5 -10 years. 
“These major projects are giving investors’ confidence that Brisbane is entering a new growth phase,” he said.

Savills sees Brisbane's office market continue upswing following strong 2018

The Andrews Government this week announced changes to long-term lease provisions, including a new long-term standard tenancy agreement for leases of more than five years.
The Real Estate Institute of Victoria (REIV) said these changes are being undertaken in the midst of a major review of Victoria’s rental sector.
While the REIV generally supports the new provisions for long-term leases, the entire private rental sector is on the brink of significant change which will heavily affect landlords and other stakeholders.
The industry is working with Government on major reforms to the Residential Tenancies Act at present, and looks forward to continuing to do so.
Victoria’s population is growing by 100,000 new residents each year and the private rental sector needs to meet this need.
The review and the Government’s current options paper ‘Heading for Home’ will have a significant impact on the sector, affecting both property owners and tenants.
The REIV has undertaken a survey of landlords across Victoria with four in five planning to significantly increase rents if the proposals are adopted.
A further 17 percent of landlords have said that they will exit the sector if the changes proceed.
The reforms that are being proposed include:
<ul>
<li>Changes to notice provisions around ending a lease. Tenants are only required to provide 28 days’ notice of their intention to leave a property, while landlords may lose their right to terminate a lease altogether.</li>
<li>Removal of the landlord’s right to consent to, or refuse, pets.</li>
<li>Allowing tenants to make non-structural modifications to rental properties without landlord consent or permission. This may include repainting an entire property, concreting the backyard or reconfiguring built-in robes.</li>
</ul>
The changes will have an overall negative impact on the Victorian rental market, especially on those who can least afford it.
