Located just 10 metres from the ocean, the home was built by Nick and Louisa Hart after they paid $900,000 to buy entrepreneur Sam Ballas’s 630 square metre building block in 2014.
The Casey Brown design ­delivers the illusion from inside that the house is floating on the water, while the rear has views of the bush landscape.
Adjoining Ku-ring-gai Chase ­National Park, the building block had been bought by Ballas for $760,000 in 2001 from architect Lawrence Neild, who had paid $143,000 in 1986.
It was the same year when the ­retired corporate raider Sir Ron Brierley bought his longtime holiday home for $430,000.
The latest sale through LJ Hooker agent Peter Robinson matched the strip’s highest price 15 doors away in 2006 paid by Warwick White, the former managing director of Coca-Cola Amatil.
The highest in the interim was $2.7 million in 2009.
The futurist Anders Sorman-Nilsson, with his fiance, Nicole Banning, the designer-founder of Ephemera, bought the last weekender property that fetched more than $1 million last year.
Of the 100 homes, there are just 32 located on the “dress circle”. With access only by boat, listings are typically low and sales are slow.

Hart House at Great Mackerel Beach fetches $3.3 million

The Surry Hill-based futurist Anders Sorman-Nilsson has bought high on the cliff at Great Mackerel Beach overlooking Pittwater for $1.07 million.
Sorman-Nilsson, who grew up in Sweden, has helped leaders from companies including Apple, Amex, Mercedes Benz, Cisco, Hilton and the Macquarie Bank develop digital strategies to help future-proof their businesses.
The weekender, accessible only by water, was bought by Sorman-Nilsson, with his fiancé, Nicole Banning, the designer founder of Ephemera, from lawyer David Maloney who headed a purchasing syndicate nearly three decades ago.
It was 1990 when Maloney, along with Monaco-based former Speedo director, Michael Fitzgerald and the Europe-based Amcor vice-president, Ian Wilson, spent $400,000 on the beach retreat.
Set on a 670 square metre cliffside block on the Ross Smith Parade dress circle, the modern home has two bedrooms, both with balconies, and one bathroom.

The glass fronted deck has views encompassing Palm Beach, Lion Island and to the Central Coast.
There are private stairs from the beach to the hilltop hideaway, set down the Currawong Beach end of the strip.
Ray White Palm Beach agents Noel Nicholson and Emma Cameron had the listing.

The strip’s highest sale was $3.3 million in 2006.
The most recent sale was to BBC correspondent Michael Peschardt and wife Sarah, who paid $1.56 million for a 1960s offering.
Last week Sorman-Nilsson noted that Australians are increasingly comfortable with the idea of getting financial advice generated by artificial intelligence, or "robo-advice".
According to new research commissioned by his strategy consulting firm Thinque, a survey of more than 1000 adults found that increased scrutiny of the behaviour of financial services professionals in the banking royal commission, meant Australians were more open to the idea of removing humans from the equation.
"Increasingly we are entrusting robots in the banking and finance sector, as many Australians' distrust in human advisers has mushroomed," Sorman-Nilsson said.
"There's definitely an era where there's a massive distrust in the human financial adviser."

Michael Peschardt, one of the BBC's longest serving foreign correspondents, and wife Sarah have bought a weekender at Great Mackerel Beach.
The long-time Newport residents have spent $1.56 million on a 1960s beachfront that was offered for the first time.
Ray White Palm Beach agents Noel Nicholson and Shane Clinton called it the classic Aussie holiday house, "the one from your childhood".
It's one of a limited number of original houses on the prized Mackerel Beach beachfront, only metres from the jetty.
The main timber cottage on the near 700 square metre parcel has three bedrooms and an open plan living, dining and kitchen area.
There's guest quarters with another living area and two bedrooms.
Peschardt has been based in Sydney since 1990, reporting on Australasia and most countries in the Asia region.
He's covered stories from Olympic Games to wars in Cambodia, Tiger waves in New Guinea to global warming in Fiji.
March 2000 Michael began hosting and producing Australia Direct, a 30 minute programme transmitting monthly on BBC World, the BBC's 24 hour international news and information channel.
The couple have been in Newport since 1999 when they paid $1,325,000 for the home of the late ad-man and creative director Christen Monge.
