DomaCom's Next Generation Farmers Strategy is syndicating the partial acquisition of quality agricultural properties from retiring farmers to enable the next generation to become co-farmers.
The project enables DomaCom investors to have an interest in an agricultural property which will be leased to the retiring and next generation farmer.
The initial investment under its partnership with Cultivate Farms was the Springview Eco Farm at Big Creek near Wagga Wagga, a 65 hectare <a href="https://domacom.com.au/public-crowdfunding-campaigns/rural-properties/next-generation-farmers/" target="_blank">pig farm</a>.
<div class="cq-article-content-media section">Under the arrangement, Cultivate Farms will source appropriate properties from farmers looking to retire and match these to aspiring or next generation farmers.</div>

Each farm is held in a separate DomaCom sub-fund with investors receiving a share of the rent.
They can also benefit from any capital growth through the trading of units in the fund or when the property is eventually sold and the fund wound up.
Funds typically have a five-year term and the minimum investment is $2500.

"The idea behind this project is to enable young farming families to get their foot on a property they can farm commercially, while at the same time enabling a retiring farmer to sell down or sell out in order to retire," said Warren Gibson, sales and marketing manager at DomaCom.
The project has a long term target return of 10% p.a. comprised of approximately 6% of capital growth and up to 4% rental income.

Springview Eco-Farm, located in the Eastern Riverina area of southern NSW, a 2.5 hour drive from Canberra, is run by vendor, Pennie Scott, who will retain some equity via the DomaCom property sub-fund units.
The farm has an indicative value of $800,000 with a target amount of $400,000 being raised. Its indicative capital growth is tipped as 6%* p.a. with a targeted rental return of 5%* p.a.

Highclere Farm the latest opportunity in Next Generation Farmer Project from DomaCom

The auction of the Moama district farming property, Kinrara has been listed for auction.
Set at 118 Ripper Road, about 30 kilometres north of Moama-Echuca, the property is 280 hectares (693 acres).
Agents expect it will attract interest because it has been certified organic by the accredited NASAA (National Association for Sustainable Agriculture Australia) whose standard ensures organic integrity from paddock to plate.
Currently, organically accredited products such as hay, grains or pulse crops are selling for double normal market rates and there is also significant supply chain demand for sheep or cattle that are organically produced.
The Kinrara property will be auctioned by Rodwells Ruralco Property on February 22.
Rodwells Ruralco selling agent Andrew Miller says that the property is being offered on behalf of the Hehir family who have held the property since 1998, but had leased it for eight years prior to purchase.
They undertook the three-year long process to secure the NASAA organic accreditation.
“The vendors have dairy farming interests in northern Victoria and have principally been using the Kinrara property to produce supplementary pasture products under irrigation to support their organic milk dairy production, as well as rearing young stock and wintering dairy cows,” said Miller. 
“But they have recently secured another holding that adjoins their home farm, so that Kinrara has become surplus to their needs, hence its offer for auction sale.”
Miller says that the formalisation of organic production of both dairy products and livestock confers significant value to an accredited farm like Kinrara.
As well this property is suitable for cropping and would also support sheep or cattle production as it has significant infrastructure in place.
Kinrara will be offered with the successful purchaser having the first option to purchase at market rates the significant water right of 666 megalitres of NSW General Security water which is sourced from the Moira channel which adjoins a boundary of the holding. 
The water entitlement is considered double the normal district farm entitlements and resulted from the consolidation of two local property entitlements many years ago.
In addition, there is also an 8 megalitre Stock &amp; Domestic water right.
During their ownership the vendors have developed a high capacity and high flow flood irrigation system over about 211 hectares. 
The further land area of 60 hectares is used for dryland grazing and is mostly suitable for cropping.
The holding is subdivided into nineteen paddocks, all electric fenced, with an internal gravel laneway system that facilitates year-round access and enables operational efficiency even in the wettest winters.
The property has a 40 megalitre capacity turkey nest dam which can be gravity filled from the Moira channel system with all runoff from irrigation recycled back to the sumps at the dam m where it can be reused.
The water resources are also used effectively with two-inch poly pipe mains to concrete troughs in every paddock served by an electric pressure pump. 
There are dams in 10 of the paddocks while numerous box trees were retained for stock shelter and to enhance the presentation of the farm.
The property benefits from all-weather access while there are stock handling facilities of a shearing shed, new cattle yards and loading ramp beneath a very large Moreton Bay fig tree.
Buildings include an original unused homestead, with a transportable two bedroom living unit with appropriate services on the holding.
Three phase power is on the property which makes it attractive to intensely irrigated horticultural pursuits such as tomatoes or alternative tree crops.
The property is rectangular in shape with good road frontages on two boundaries.
Prior to outright acquisition in 1998 by the Hehir family the property was owned for many decades by the late Stan Jasper who with his wife lived modestly on the property and conducted a low impact farming regime, principally sheep and later to agist dairy cattle.

With an aversion to cultivation or chemical use, this historic approach facilitated the conversion to organic. 
Miller notes that: “strong swards of sub clover and ryegrass have been managed over the last twenty years with a small cropping area, most recently of high yield vetch that was harvested in the 2018 spring. 
“Lucerne has also been established on the irrigated pastures after cropping and grown as summer green feed without irrigation to supply a large flush of autumn feed following the seasonal break or after further irrigation.
“The success of the lucerne is put down to roots beyond three metres reflecting the high value of the soils under the organic regime.”
The Hehir family has typically run 300 to 450 head of dairy cattle on Kinrara over the winter and cut 2,000 bales of clover dominant hay in most years. 
Surveys have established the organic matter of Kinrara’s soils in the range of 3.17 to 4.65% that is approximately double that of district farms.

Miller adds he has assessed the land value as in the region of $1,350 per acre.
“Nothing like this holding has come on to the market in this district in recent years nor is there anything of similar productivity expected to become available.”

Organic Echuca-Moama region farm listed for auction

The 110 hectare Goulburn Valley farming property, Allans at 766 Palmer Road Kyabram, has been listed for sale.
It is to be auctioned by Rodwells Ruralco Property on September 28 bringing an end to five generations of ownership by members of the Allan family.
John Allan (1866-1936) was the 20th Premier of Victoria serving for two and a half years from March 1924 and as a local activist in the Country Party.
He also played a formative role in the VFU.
Constituents came to the property to raise their issues with the Premier when he was at home.
The property at 766 Palmers Road is seven minutes west of the Kyabram township.
For many decades, it was operated successfully as a family dairy farm.
When the local Murray Goulburn factory closed some time ago the family ceased dairying and in recent years have grazed their own cattle on the holding as well as agisted livestock owned by other local farmers.
The property has access to two Goulburn Murray Water channels.
The property has highly productive pastures with the majority of the holding having been laser levelled for flood irrigation with two recycling dams included in the new paddock layout.
On the property is an older style four bedroom, two bathroom timber homestead.
Pat Allan, the matriarch of the family, says that she has owned the property for the last 64 years.
She says her great grandfather added purchases of any neighbouring blocks that came on to the market.
One of these was a former small block that housed the long closed Wyuna South school where the building was removed and the title consolidated.
Rodwells Ruralco Property Echuca based branch manager Andrew Miller is marketing the property.
“I am anticipating an auction result in the $700,000 range."

Auction set to end Allan family's five generation Kyabram farm ownership

Bruce Gunning of Ray White Rural International, says Ballandry Station Farming Aggregation at Griffith, represents what could be one of the last “big ticket” buying opportunities for Riverina broadacre cropland.
With most of the large holdings now in either corporate or other institutional ownership, investors will have few chances in the future to secure agricultural holdings on the scale of Ballandry, he told The Land's Peter Austin.
Ballandry is a total land package of 27,735 hectares (68,535ac), comprising a cropping of 19,436ha and an irrigation development block of 8298ha.
Offers are due July 31, either as a whole or in two portions, along with 45,455 Murrumbidgee Irrigation delivery entitlements.
Set 24 kilometres north of Griffith, it has been listed by David Bartter, who is winding up his agricultural interests.
Bartter and his brother, Peter, previously owned and operated the huge Bartter Enterprises poultry business at Griffith, before selling that in 2009 to Baiada Poultry.
The property has been built up by the Bartter family over a period of 35 years.
It incorporates 17 individual properties, the largest being Ballandry Station of 5165 ha.

A prime farming block of 80 hectares on the Kiewa Valley Highway, 15 minutes east of Wodonga, sold at weekend auction, for $1,425,000.
Located at <a href="https://www.realestate.com.au/sold/property-livestock-vic-kiewa-7880846" target="_blank">1726 Kiewa Valley Highway</a>, Ruralco Property’s Wodonga office sold the property known as Berkeley Moor.
Ending 41 years of family ownership, the purchaser is a local district businessman.
The vendors Peter and Leonie Adams home farm at Staghorn Flat was listed as part of their plan to downsize.
The Berkeley Moor property is a mix of rich river flats with a direct exposure of some 600 metres to the Kiewa River.
The portion of river flats retain a mix of good pasture, vegetation and majestic red gums while the balance of the property is the higher ground where there are numerous potential home building sites.
Located in the Indigo Shire there is an as of right entitlement to obtain a building permit for a home on the property.
The holding is essentially rectangular with about 400 metres frontage to the Kiewa Valley Highway.
Peter Adams says he normally runs fifty cows and calves on the property where the pastures receive a regular annual superphosphate application.
“There is good fencing, a set of cattle yards and a large steel framed hay shed on Berkeley Moor together with an old original dairy building.
“The Hume Weir is only ten minutes away with 88kms to Falls Creek” he noted.
Ruralco Property selling agent Peter Ruaro said it was a tightly held local area so he was anticipating offers would exceed $1.2 million.

Prime Kiewa Valley farming block sold for $1.425 million

The $70 million irrigated farming property that producers of the famous Menindee Seedless grapes has been listed for sale.
Evergreen Farms in Central Queensland is one of Australia's largest horticultural operations.
Evergreen is the major supplier of Menindee Seedless, Flame Seedless and Crimson Seedless grapes that make their way into IGA, Coles, Woolworths and ALDI. 
CBRE Agribusiness have been appointed to sell the 5077-hectare farm at Emerald.
About 403 hectares are planted to table grapes, 29 hectares planted to lychees and 353 ha developed and ready for planting. 
The vendors Pacific Century Group invested more than $100 million to transform what was once a cattle grazing block, now positioned to benefit from growth in exporting.
The property also has a flood margin licence to occupy 1230 hectares adjacent to Fairbairn Dam.
