Mirvac will start construction on the latest stage of Australia’s first racecourse fronting community, Ascot Green, with the $135 million Charlton House the next instalment in the historic Eagle Farm redevelopment.&nbsp;

In a bid to address a significant shortage of new apartments in the city, work will begin on the 14-level apartment building, with Mirvac working with Eagle Farm Racecourse owner, Brisbane Racing Club (BRC), just three months after its launch to market, with more than $70 million of apartments already sold - predominately to local buyers.&nbsp;

According to new research released in Place Advisory’s Spring 2022 Apartment report, it is estimated Brisbane currently has just two months of new apartment supply, with deferred projects exacerbating supply and demand pressures.&nbsp;

Reinforcing its confidence in Brisbane, Charlton House is the third apartment project that ASX-listed developer, Mirvac currently has under construction in the city, delivering housing diversity in some of the most sought-after inner ring precincts.&nbsp;

Mirvac General Manager Residential Queensland, Warwick Bible, said the start of construction was a major milestone for the community, following the fast-tracking of Charlton House to meet demand.&nbsp;

“Our buyers have shown strong confidence in Charlton House and, to start construction just three months after launch, shows we echo that confidence in this development and the broader Brisbane apartment market,” he said.

“This milestone gives our purchasers certainty with the knowledge their apartment is being delivered by Mirvac that designs, masterplans and manages its projects every step of the way and which has done so for over 50 years."

Charlton House marks the third stage of Mirvac’s Ascot Green community, part of Brisbane Racing Club’s $1.5 billion masterplanned redevelopment of Eagle Farm, which will see the precinct transformed with luxury apartments, offices, a new shopping and dining precinct and a range of entertainment options.&nbsp;

Mirvac has already completed and sold-out Tulloch House and Ascot House at Ascot Green, with both buildings situated directly on Eagle Farm Racecourse, in the blue-chip suburb of Ascot.&nbsp;

Charlton House will comprise 113 one, two, three and four-bedroom apartments, and a limited collection of three and four-bedroom villas, with apartments sold from $499,000 through to more than $3 million.

&nbsp;“Given about a third of Ascot is racecourse, there is very limited supply in this highly sought-after precinct, with demand only set to grow leading up to the 2032 Olympics, with the precinct’s proximity to facilities like the Athlete’s Village in Hamilton and Brisbane Indoor Sports Stadium in Albion," continued Bible.

“Larger apartments designed for owner-occupiers are in extremely high demand in Brisbane’s inner- ring, and buyers have been quick to secure their place at Charlton House as a result, with our premium apartments among the first to sell.”&nbsp;

Bible said Charlton House, like previous Ascot Green releases, was popular with downsizers, although its diverse apartment offering appeals to a range of buyers, including young professionals and families.&nbsp;

Charlton House joins the $197 million Quay luxury riverside apartments, along with Mirvac’s first QLD build-to-rent project, the $270 million dual-tower LIV Anura, which are both under construction in the $1 billion Brisbane River development, Waterfront Newstead.

Mirvac Construction, the Group’s dedicated construction arm, is building all three projects, with Charlton House to create more than 300 direct and indirect construction jobs over its 21-month build program, anticipated for completion in mid-2024.&nbsp;

Construction begins on latest Ascot apartment stage in Mirvac’s Eagle Farm redevelopment

Mirvac has officially launched the latest residential offering at its&nbsp;racecourse-fronting Ascot Green community in Brisbane.

Charlton House, which has been fast tracked due to sales success in the first two stages, Tulloch House&nbsp;and Ascot House, will have over 100 apartments across its 13 levels.

There will be&nbsp;one, two, three and four-bedroom apartments, as well as a a limited collection of three and four-bedroom villas.

Two-bedroom and two-bathroom apartments start from $755,000, while the four premium villas, integrated into the first levels of Charlton House, are a first for the Ascot Green community.

Designed by Mirvac Design, Charlton House also features a rooftop sanctuary, with a private dining room taking in Brisbane city skyline views, lounge areas and extensive subtropical landscaping, along with a gym and resort-style pool on the ground level overlooking the racecourse.

Brisbane City Council approved the development application for the $131 million, 13-level building in late December.

Mirvac General Manager, Residential Queensland, Warwick Bible said the group had worked to bring the apartments to market as soon as possible, with enquiries continuing to race in following the sell-out of its second building, Tulloch House, in July last year.

&ldquo;There were a number of people who missed out on securing their place in Tulloch House who have been eagerly awaiting this next release and we&rsquo;ve continued to field new enquiries from those wanting to join the community,&rdquo; he said.

Bible said about 60 per cent of buyers in the first two stages &ndash; Ascot House and Tulloch House &ndash; had moved from the directly surrounding suburbs such as Ascot, Hamilton and Clayfield, with Charlton House expected to be no different.

Mirvac launch Charlton House, the third release in Ascot Green masterplan

The ASX-listed developer Mirvac has secured a sell-out of its Tulloch House apartment development, part of their wider $1.2 billion&nbsp;masterplan alongside Eagle Farm Racecourse in Brisbane&#39;s Ascot.

The 84 one, two and three-bedroom apartments and penthouses in Tulloch House sold for between $450,000 to over $2 million. There has been $18 million worth of sales in 2021.

Construction&nbsp;is well advanced,&nbsp;with the eight-level building&nbsp;recently topping out,&nbsp;with work being finalised on the interior joinery fit-out, balconies and the expansive roof terrace.

The apartments feature panoramic views north across the 50 hectare green space of the heritage racecourse and expansive views to the Brisbane city skyline to the south.

Residents are expected to move in at the end of 2021.

She was immediately impressed with the quality of the apartments which were 'unlike anything else in the area.'

"I found out about Ascot Green from a couple of my clients who had great things to say about the community, so I decided to go and have a look for myself and it ticked all my boxes," she said.

"I was absolutely impressed with the quality of the build and when I found my apartment, I just fell in love with it and decided it was the one for me. The moment I walked in, I knew it was unique.

"It’s large, there is lots of natural light, you look out onto green spaces and there’s a beautiful breeze facing north.

"I really don’t think you would find anything like it anywhere else."

Ms Goakes said she was pleased to be staying close to her store, in a convenient, tight-knit neighbourhood.

"One of the reasons I’ve loved living in Hamilton and am now moving to Ascot is the convenience - you can walk to so many places, so it’s just a great lifestyle," she said.

" I do know a lot of people who live in the area and just love being part of the community. It’s a fabulous place to work and to live. You have a sense of pride and companionship."

Mirvac has won the right to redevelop Brisbane Racing Club's $750 million Eagle Farm Residential Precinct.
The 10-year Ascot project forms part of the Eagle Farm Master Plan which will provide more than 1200 trackside apartments, along with retail and commercial buildings.
Mirvac's Group executive for residential John Carfi said the business was thrilled to have been selected as the Brisbane Racing Club's development partner at such an iconic Brisbane location.
It is expected the BRC will maintain ownership of the land.
BRC Chairman Neville Bell said Mirvac had been selected after intense interest in the joint venture opportunity that will deliver more than 1200 apartments on land around Queensland’s most famous racecourse.
“The Eagle Farm Residential Precinct is the centre piece of a $1.2 billion Master Plan that will transform this historic area of land around Eagle Farm and Doomben racecourses,” Mr Bell said.
The eight residential towers will be on the southeastern corner of the Eagle Farm.
He said construction was expected to start in 2016 as BRC has already gained full planning approval for the project.
“We spent five years gaining planning approval so we have already made significant progress towards this residential precinct,” Mr Bell said.
On behalf of the BRC, Knight Frank commenced an international expression of interest campaign in September 2014, generating more than 100 enquiries from interested parties.
The BRC created a shortlist featuring Mirvac, Leighton Properties and Walker Corporation. Their final bids were submitted on April 10. 
The project is north-facing and looks out over 50 hectares of land that will never be built out. It provides exceptional views to the city and over the Hamilton reach of the Brisbane River and out to the airport and Moreton Bay.
The BRC engaged property specialist Jeff Kahler 18 months ago as General Manager – Property to deliver the Master Plan. 
The BRC has awarded Mirvac Preferred Developer status until June 30 at which time the two groups are expected to sign binding documentation and proceed with the development.
Mirvac’s Group Executive Residential, John Carfi, said Mirvac was "thrilled" to be selected as the development partner.
“Mirvac will draw on its expertise and strong track record of delivering major residential developments and we look forward to working closely with the Brisbane Racing Club on the next phase of this exciting project,” he said.
