Prized landholdings with development potential in Melbourne’s inner-eastern suburbs continue to attract premiums, with a High Street, Kew site the latest to change hands.
A local developer picked up the 526sqm concrete display yard at 226-232 High Street with an attractive Commercial 1 zoning for $4.5 million.
Chris James and David Bourke of Fitzroys negotiated the off-market transaction.
The site has a wide 15.4-metre frontage to High Street, in a central position in the Kew retail and commercial centre across from local icon Toscano’s, neighbouring Bank Australia and close to other major banks, supermarkets, specialty food and beverage offerings, and Kew Junction.
The site offered existing holding income from an outdoor advertising agreement of $30,600 per annum.
James said the purchaser has completed a number of successful developments across Melbourne and would look to utilise the site for a mixed-use project.
He said the ongoing introduction of medium and high-density residential developments and a growing office population in Melbourne’s inner eastern suburbs of Camberwell, Hawthorn and Kew had stimulated the retail precincts throughout the region, including Kew Junction, Glenferrie Road and Camberwell Junction.
“Kew, Hawthorn and Camberwell are proving particularly attractive to developers for boutique project opportunities, underpinned by strong demand due to the area’s retail and lifestyle offering, the presence of a number of Melbourne’s leading private schools and multiple public transport options.”
More than 2,000 apartments are currently in the pipeline through Melbourne’s inner-east.
A Mayston Street site in neighbouring Hawthorn East recently sold with a permit for 33 apartments and four townhouses, and major Chinese player Dahua Group has a 1,980sqm four-level mixed-use project with 345 apartments in its pipeline in the suburb.
According to Fitzroys’ Walk the Strip report, “Whilst the Victorian shop-and-dwelling that dominates many of our strip centres ensured the activation of mixed uses through these locations in the past, it is the more recent revolution of medium density mixed-use retail/ residential developments that has further accentuated the extended trading cycles of these centres and added to their vibrancy.”

Developers continue to prize Melbourne’s inner-east

A land parcel with development potential in the north-west Sydney suburb of West Pennant Hills has been listed for sale.
Located at <a href="https://www.realcommercial.com.au/property-land+development-nsw-west+pennant+hills-502365662">14-16 Highs Road</a>, the 0.41 hectare block is being marketed as "for a developer seeking a land with a view".

He noted that the cosmopolitan hub of Castle Hill is close by.
The median price of houses in West Pennant Hills is $1.65 million, which is an increase of $105,000 compared to last year's median price.
The area also has 668 more website listing visits than most suburbs in NSW.
Older residents account for the majority of the area with 31% living in the area with 15 percent of established residents as the second largest.

West Pennant Hills site with development potential listed

The 369 Ann Street commercial office building, with street frontage to both Ann and Wharf Streets in Brisbane’s CBD, has undergone extensive refurbishment works by ATG Projects.
ATG Projects is due to complete its refurbishment later this month. The project started at the end of July 2015.
“The four month project has involved creating a new look foyer and forecourt, bringing new life to the entrance,” Lachlan Paulger, from ATG Projects.
“By refurbishing the exterior façade and forecourt, we were able to better utilise space and provide the opportunity for a new restaurant, café and bar fitout for new tenants Collective Kitchen and Bar."
Mr Paulger said Brisbane’s high CBD office vacancy rates means building owners are looking to refresh their buildings to appeal to new tenants and keep up with the market and city trends. 
“It was important that we created a new and inviting entrance, anchored by Collective Kitchen’s tenancy, which will appeal to new and existing tenants as well as passers-by," he said.
Collective Kitchen’s Alisha Kelleher said they worked closely with ATG Projects over the past four months to create their extensive indoors and al fresco dining.

Brisbane's Ann St commercial office revamp winding down

The redevelopment site located at 134 Lennox Street in the inner west Sydney suburb of Newtown has been listed for sale.
Victor Kelly of Kellys Property estimates expressions of interest to fetch beyond $3 million.
This marks the first time the extra <a href="https://www.realcommercial.com.au/property-land+development-nsw-newtown-501659769" target="_blank">large 505sq m block of land</a> has been listed on the market.
Development opportunities are varied considering the space but Kellys Property expects buyer interest to come from property developers looking to construct boarding houses, student/affordable accommodation and recreation and community halls.
