Melbourne coffee institution St. ALi will begin serving students and staff of the Faculty of Fine Arts and Music representing owner Salvatore Malatesta.
James Lockwood and Rick Berry of Fitzroys negotiated the long eight-year lease for the 16 sqm hole-in-the-wall with a 56 sqm outdoor deck area on behalf of the University of Melbourne.
“We utilised our extensive hospitality database to undertake a targeted approach to quality coffee operators, which resulted in lease negotiations with St. ALi within 24 hours of the space hitting the market,” Lockwood said.
The space is one of a number of brand-new food and beverage tenancies Fitzroys has been marketing in the heart of the Melbourne arts precinct on behalf of the University in line with the its $200 million campus transformation of the Victorian College of the Arts and the Conservatorium of Music, creating the Faculty of Fine Arts and Music.
Malatesta’s involvement in the coffee industry began in earnest in 1996.
“I opened my original coffee cart at the University of Melbourne when I was a student, so we are very excited for St ALi to be heading back to where it all started, and feel there is great synergy of the sustainability principles that both the University and the St ALi brand represent,” Malatesta said.
Other deals recently concluded by Fitzroys for the University include the main café at Southbank Campus, to be opened late 2020, and event bar and foyer in the new Conservatorium of Music, Axil Coffee at the new Webs building at the Parkville Campus, and Mr Ed Café at the Werribee Veterinary and Agricultural Sciences Campus, by Four 10 Hospo Group who also run Leroy’s Café in Newport.

St. ALi joins others in leasing University of Melbourne retail space

It's been a busy month in Sydney's hole in the wall coffee industry.
Fresh off the back of a <a href="https://www.urban.com.au/expert-insights/investing/103560-14-sqm-york-street-sydney-normcore-coffee-premises-sold-for-112-143-per-sqm-at-auction" target="_blank">14 sqm hole in the wall selling on York Street</a>, a <a href="https://www.realcommercial.com.au/property-retail-nsw-sydney-503328030" target="_blank">cafe at 229 Macquarie Street</a> has popped up for sale.
Hole in the Wall Café has been listed for sale with a secure tenant paying $60,106 per annum, with annual two per cent increases.
There are currently 11 years remaining on the lease, with six years + a six year option.
The property comprises a tiny five square metre shop front and a 38 sqm kitchen upstairs on level five where sandwiches are made.
It has been held in the same family for two generations.

Savills agents Tom Tuxworth, Nick Lower and Selin Ince are taking the commercial property under the hammer October 18, with industry sources speculating it will sell in excess of $800,000.
The agents suggest the space gets heavy foot traffic from the surrounding train stations and Law Courts of NSW. 
Kim Beazley and Nick Whitlam are said to have been customers.
Lower says early interest is "incredibly strong."
The listing comes shortly after Savills secured $1.57 million for <a href="https://www.urban.com.au/expert-insights/investing/103560-14-sqm-york-street-sydney-normcore-coffee-premises-sold-for-112-143-per-sqm-at-auction" target="_blank">another hole in the wall coffee shop</a> on York Street.
The sale of the Normcore Coffee premises (below) represented $112,143 per sqm, given it's small 14 sqm size.

Located at Lot 1, 37 York Street, the ground floor coffee shop is the outlet of a Sydney based coffee roasting company.

According to Nick Lower, Director, Metropolitan &amp; Regional Sales, NSW at Savills Australia, the Australian coffee market and Sydney has the presence of several single store independent coffee shops, who tend to differentiate themselves based on the quality of their coffee ordered.
Located on the door step of Wynyard Station, the listed property will be auctioned later this month by Nick Lower and Selin Ince of Savills Australia.
Normcore Coffee have just signed a new five year lease.
The site is exposed to 200,000 pedestrians daily.
Mr Lower said offshore interest in the property has been "off the charts."
He has seen strong interest from Vietnamese, Indonesian, Korean, Singaporean and Malaysian buyers who are looking for "a safe haven investment with a strong return."
He said, “with only a small number of offerings being made available in the core of the Sydney CBD, the undersupply of opportunity has led to an increase in demand from investors – looking for ‘blue chip, safe holdings."
“No matter what happens in the economy, or even in life, everyone who drinks it, needs their daily coffee fix to jump start their morning, and the hundreds of people walking past 37 York Street certainly enjoy what Normcore has to offer."
According to recent data, 75 percent of Australians have at least one coffee per day, and of those, 28 percent have more than three cups per day.
His team has experienced record numbers of enquiries with a 27 percent increase in numbers over the first week.
Lot 1, 37 York Street Sydney will be offered by onsite auction outside Normcore Coffee on the 30th of August 2019.

There were four bidders for the 14 sqm ground floor coffee shop at 37 York Street which came with no seating.
The successful purchaser was a Sydney local who was making his first foray in to the commercial property market.
It's the first time the premises has traded hands in over three decades.
The store was one of three shops owned and operated by Normcore Coffee, who had just signed a new five year lease on the property.
Market sources had predicted the 14 sqm offering would sell for between $1.5 million to $2 million.

A 1900s warehouse conversion in Newtown, currently the home to Brewtown Newtown, has been listed for sale.
The property, which began life as an ambulance station for the local area, is set to be traded for the first time in over two decades.
It was 1996 when it was bought for $400,000.

Ray White Patterson Lakes in south-east Melbourne have opened their own hole-in-the-wall coffee bar having moved into a new premises.
Stephen and Genevieve Hill, principals of Ray White Patterson Lakes, bought the larger fruit and vegetable shop next door to their old site.
They decided that rather than use the extra space for a meeting room they would turn it into a coffee shop to bring people to the office.
“We want to draw people to the office and let them get to know us on a different level." Stephen said on the venture, which isn't aiming to make huge profits, but rather for locals to drop in. "One day they might be having coffee and decide to have a quick chat with one of the guys in the office about their real estate plans. "While they’re ordering their coffee…they can have a look at the screens and read some of the information about what’s on the market.” Stephen has had over 20 years experience in hospitatilty and has ambitions to serve "the best coffee in Patterson Lakes."
Last year Ray White Patterson Lakes sold the home famous by those Foxy Morons Kath and Kim, the hit ABC show.
The double-storey brick home was the abode of Kath Day-Knight and her butcher beau Kel Knight.

Ray White Patterson Lakes opens its own coffee bar

Coffee wholesaler, Supreme Roasters is expanding its roasting headquarters in south-east Queensland opening a cupping lab and training school at its premises in Yatala.
Supreme Roasters currently occupies a 100 sqm warehouse unit located at 2/5 Commerce Circuit, Yatala and has also leased Unit 1 (100 sqm) and Unit 3 (100 sqm) of the complex to meet the growing demands of his business.
Business owner Roger Bright said he Supreme Roasters business was turning over the equivalent of 220,000 cups of coffee per week.
The three year lease on the Yatala properties was at a rate of approximately $110 per sqm.
The Yatala Enterprise Area (YEA) is the most significant industrial area within Queensland, located conveniently in the middle of the expanding south-east Queensland growth corridor that links Brisbane to the Gold Coast. It is positioned 37 kilometres south-east of the Brisbane CBD and less than 50 kilometres north-west of the Gold Coast.
