The last piece of the Lakehouse Robina development has been placed on the market for the first time. 
The 3828 sqm development site with 68-metre water frontage is the remaining undeveloped parcel in the Lakehouse mixed use precinct, adjoining Robina Tavern and Robina Shopping Village precinct.  
It is owned by an unlisted property trust managed by Gold Coast-based Clarence Property Group. 
Zoned neighbourhood centre reflecting its central proximity, the flexible zoning allows for multiple potential uses including aged care, retirement, residential or commercial office. 
Clarence’s managing director Peter Fahey said the group was ready to complete the syndicate by selling the final piece of the Lakehouse Corporate Space project, following sellout of stage one and a positive response to the Lakehouse stage two release.  
“We are focussing on larger development projects we have in the portfolio at Casuarina Beach, Epiq Lennox Head and Yamba Quays, and it is timely for the investors in this syndicate to sell this waterfront site,” Mr Fahey said. 
Knight Frank Gold Coast’s Head of Commercial Sales James Branch and Colliers International Healthcare and Retirement’s broker Chris O’Driscoll have been appointed to handle the Expressions of Interest campaign closing 27 March.  
Mr Branch confirmed his expectation that strong demand would continue for Robina development sites, particularly with so few opportunities remaining. 
“The site fronts Robina’s tightly held prestige lakefront market and includes boardwalk access to the adjacent retail precinct,” he said. 
“A key driver for the success of this location is not only the waterfront outlook, but the multitude of amenities within one minutes’ drive ranging from Robina Shopping Village, Bond University, Robina Town Centre and Robina Train Station.” 
Colliers’ Chris O’Driscoll confirmed that with suitable zoning, a strong median house price point, an extensive population catchment and complimentary surrounding infrastructure, the Lakefront property is expected to attract interest nationally.

Lakefront Robina site brought to market by Clarence Property

Property fund manager Clarence Property's latest investment offer for its flagship Westlawn Property Trust (WPT) has closed over subscribed for $22 million.
It received strong support from investors in South East Queensland (SEQ) and Northern New South Wales (NNSW).
Over 60% of the capital raised came from new investors with approximately 55% of those funds from self-managed superannuation funds (SMSFs).
Both new and existing investors have backed Clarence Properties' strategy of purchasing assets in high growth areas in the Noosa to Yamba corridor.
WPT has more than $290 million in assets from Yamba to the Sunshine Coast, including shopping centres Yamba Fair and Byron Fair and the 480 lot Epiq master planned community at Lennox Head.
The fund provides investors the opportunity to tap into successful developments and assets like Epiq Lennox, which sold out of its first three stages, each within a week. 
Clarence Property managing director Peter Fahey (pictured above) says WPT continues to have a strong presence in NNSW and SEQ.
"The fund has a history of solid performance and has not failed to pay a monthly distribution to investors in its 24 years, so we have a reputation for reliability. A number of our investors have been with us since inception," he said.
"Many investors opted to re-invest in the latest offering because the Trust has a strong base for growth, with a number of key development projects commencing this year and several new acquisitions of blue chip commercal retail and commercial property recently made in Brisbane." 
These acquisitions come hand in hand with the recent appointment of ex-Colliers International Gold Coast Director Darrel Irwin as a Director of Clarence Property, who will assist in growing the WPT investor base in the Gold Coast and Brisbane markets. 
Irwin was previously Colliers Gold Coast director-in-charge and special projects national director for 13 years. 
WPT is expected to launch to the market its next offering for investment later this year.

Clarence Property's Westlawn Property Trust closes oversubscribed for $22 million

Property funds manager Clarence Property has further bolstered the portfolio of its unlisted Westlawn Property Trust (WPT), with the $12 million acquisition of a commercial and retail building in the heart of Brisbane's Hamilton.
The fully tenanted 9 Hercules Street Hamilton is Clarence Property's fourth WPT acquisition in the last 12 months, following the purchase of 201 Leichhardt Street Spring Hill for $14.272 million and 48 Bell-Aire Avenue Northgate for $8.475 million in October 2017.
The commercial precinct 183 Varsity Parade, Varsity Lakes, was secured for $11.8 million in March 2017, bringing the total value of WPT acquisitions over the past year to $46.5 million.
Clarence Property recently launched its latest capital raising for WPT.
It is forecasting a 7 per cent cash distribution to investors paid monthly.
WPT has not failed to pay a monthly distribution to unit holders since the Trust's inception in 1994.
Clarence Property managing director Peter Fahey says Hercules Street, located at the doorstep of Brisbane's renowned Portside Wharf precinct (below), offered solid returns and flexibility for further development in the future.
"The Brisbane city and fringe market remains highly competitive in the sub $15 million range, so finding an asset that wasn’t over rented with a WALE above 3.5 years was very attractive," he said.
"The site also has an approved unit development which offers flexibility in the future should we decide to develop when the time is right.
The Hercules Street property is a 2175sqm commercial precinct  currently home to Vystal Property Group, Exercise Sports Science Australia, Corporate Development Mentors and Medi Pro Capital Finance, plus cafe ll Capretto.

The deal was negotiated by Colliers International agents Hunter Higgins and Sam Stubbings. 
Property investment fund manager Clarence Property launched its latest capital raising for its flagship unlisted Westlawn Property Trust on the back of its recently completed seventh offering - which closed over subscribed for $33 million.
WPT is forecasting an 8.6 per cent gross distribution including franking credits.
"Last year, WPT delivered an 18.6 per cent return to investors and has delivered an average return of 12.1 per cent per annum over the past three years, which is a commendable performance," Fahey said adding existing investors are mainly based in northern NSW and South East Queensland.
Many of them are expected to increase their stake in this latest capital raising.
He said there was an appeal to a wide range of investors who are principally seeking regular income, from small  self managed super funds right through to wholesale and sophisticated investors.
WPT was established in 1994 with 13 investors and one property.
It now boasts more than 1,000 investors and nearly $250 million of commercial property under management, together with a 500-lot, $200 million master-planned Epiq community under construction at Lennox Head.
The masterplanned Epiq has realised more than $65 million in land sales in the past two years, with releases two and three, comprising a total 160 lots, both selling out within 24 hours at ballot-style buyer events.

Clarence Property launch latest capital raising for its flagship Westlawn Property Trust

Clarence Property has bought their first industrial investment for $10.3 million in the Australia Trade Coast precinct in Murarrie near Brisbane.
Located within a five kilometre radius of both the international and domestic airports, 45 Alexandra Place is a modern industrial facikity.
Built in 2007, the property is spread over five units with 6,185 sqm of gross floor space. 
It comes with a yield of 7.5 percent with blue chip tenants such as Australia Post and TAB ensuring a sold income stream.
Clarence Property, a diversified funds manager with a portfolio of over $500 million in assets, have been looking at getting into the industrial market, according to John Slater, Colliers International director of industrial.
“Clarence Property have been looking at getting into the industrial market, and approached us with a buyer mandate to add to their Westlawn Property Trust which currently has over $200 million in assets.
“We went out to market targeting properties that fitted their requirements," John said.
"There is a lot of money in the market currently to buy, but a real shortage of appropriate assets to reinvest into.
“We approached OzProp Capital Pty Ltd with the opportunity, and in the end negotiated the price that they were happy with.
“This A Grade asset ticked all the boxes in terms of value, location and the fact it was multi tenanted, which spread the risk of lease expiries.
“The building has a very unique aspect, consisting of a corporate façade and high quality offices at the front, with warehouse and roller door access positioned at the back.
