Carrara industrial investment on market after 12 years

A waterfront Gold Coast home in Carrara has sold prior to auction to a Chinese investor. 
The property at 44 Fitzwilliam Street property fetched $1.47 million.
Sam Guo of Ray White said the property was targeted at both the Australian and Chinese market.
It was advertised through Chinese social media and newspapers.
“The home was listed with another agent previously but didn’t sell as it was overpriced,” Guo said.
"Both parties were very happy with the outcome.”
He suggested the Gold Coast market is very stable, and any good, well priced property in a great area will sell.

Chinese investor snaps up Carrara trophy home pre-auction

The Élevé project at Palm Meadows has recently settled all 61 apartments sold in its first stage for more than $15 million.
Élevé which has a second stage in the pipeline was developed by Hungtat Worldwide, associated with Macau casino tycoon Dr Stanley Ho and his wife Angela Leong.
Élevé's 100% settlement rate was achieved within 45 days.
It included all apartments sold to foreign buyers, who represented about 30% of purchasers.
It was an extraordinary result, Knight Frank agent Chris Litfin said, adding he had pinpointed the Gold Coast suburb of Carrara - which took centre stage during the opening and closing ceremonies of the Commonwealth Games - as a likely gold medal performer in property sales and growth over the next two years.
Litfin, who heads the agency's Queensland project marketing division, noted Élevé's rental apartments are achieving typical returns of around 6% and in some cases above 7%, with 254 applications received for the initial 33 apartments available to rent.
Hungtat has previously been behind the Gold Coast's international award-winning The Wave tower in Broadbeach and Sydney's exclusive Kirribilli Grande community.
Market analysts Urbis recently found the Gold Coast's coastal fringe precinct, which is centred around Carrara, was the most active area for apartment sales in the city in the December quarter, recording 77 sales for an average of $537,0.
Litfin says the reason for this activity is growing demand from residents who live in and around Carrara who want to downsize from their family homes to an apartment.
"Carrara has the right type of apartment offering to meet the market both now and into the future, and that's why it is outperforming other areas," he said.
"There are plenty of people who live in the coastal fringe area who don't want to move to a smaller apartment near the beach - they want to stay in their neighbourhood and live in a boutique building with larger apartments on a big, abundantly landscaped site.
"Carrara is known as a 'green belt' suburb, so projects like Élevé, which are surrounded by parklands and  golf courses, appeal strongly to buyers who want a resort-style lifestyle in an area that is still highly accessible. 
"Carrara is just a short drive from the beach and the Robina and Southport CBDs, and new apartments there are geared towards owner occupiers because developers see the appeal of delivering a premium project in the coastal fringe as opposed to lesser liveability near the beach where sites are smaller and more expensive."

100% foreign buyer settlement in Stanley Ho's Élevé project at Palm Meadows

Gold Coast businessman Grant Balemi has used Bartercard to transform a rundown acreage property at Carrara into a $1 million-plus show home.
The car dealer said the $230,000 renovation of the property would not have been possible without his Bartercard trade dollars, which delivered him almost half – or approximately $105,000 worth – of services from key tradies.
After paying $515,000 for the two-acre property three years ago, Grant and wife Debbie have received a number of appraisals of more than $1 million post-renovation.
They have listed the five-bedroom, 3-bathroom residence for sale and are currently seeking expressions of interest over $1million, putting the property on track for an impressive capital gain after reducing significant cash expenses via the global trading network.  
“It’s quite amazing how much of the renovation I’ve been able to do through Bartercard, and it’s turned out beautifully,” Mr Balemi said.
A Bartercard South Gold Coast member since 2013, Mr Balemi initially used the barter trade exchange for his car dealership, Auto Pursuit, to save cash on services he required like towing, dent repair and car detailing.
Having experienced the cash-saving power of Bartercard, Mr Balemi decided to apply it to his journey up the property ladder and factored it into his purchase of the Carrara property in 2014.

“We probably paid a bit too much for the property initially, but we recognised its potential, because it was acreage living just 10 minutes from Broadbeach,” he said.
“With the Commonwealth Games coming up, and being right around the corner from Metricon Stadium and private school Emmanuel College, the area is also poised for major growth.
“The plan from the outset was always to use Bartercard to help fund the improvements that this property desperately needed.
“It would have been impossible to carry out a renovation of this size without the Bartercard element.”
Mr Balemi tapped into the Bartercard network on the Gold Coast, Brisbane and interstate to source “big ticket” trades such as tiling, concreting and plumbing, as well as electrical fittings, plants and bathroom products.
Trade dollars also paid for the building of a sandstone retaining wall on the expansive property, which has a rural outlook – looking down on show horses – and fronts nature reserve bordering Emerald Lakes Golf Club.
“I was able to find a large selection of trades I needed through the Bartercard network and in most cases, it was a 100 per cent trade with those members,” Mr Balemi said.
“If you want to save cash, it’s definitely the way to go.
“It’s a no brainer for someone who wishes to do a renovation but may not have the cash or the borrowing capacity to do it.”
Mr Balemi said the sale of the property would put the couple in a stronger financial position.
“It’s a beautiful property now and we wouldn’t really be selling it under other circumstances,” he said.
“But it will allow us to get on top of debt and buy more real estate.”
