A consortium of Queensland-based caravan operators has purchased a Coconut Grove, a Hervey Bay caravan park for $1.7M.

Coconut Grove is comprised of 93 powered sites, most of which are vacant or occupied under various agreements for long-term residents.

Kawungan caravan park Coconut Grove sold for $1.7 million

A caravan park in Rosebud in the Victorian holiday destination of Mornington Peninsula is on the market with expectations of more than $7 million.
The 110 Elizabeth Drive property spans 2.4 hectares and is zoned General Residential 1.
The site is close to beaches and golf clubs and has easy access to schools, public transport and shops.
According to Savills marketing agents, James Lockwood and Julian Heatherich, the property is suitable for a range of uses including aged care and townhouses and/or apartments subject to council approval.
"Rosebud has and will continue to experience steady growth in the residential market with the number of dwellings expected to increase by 15 per cent over the next 20 years, a rate which is 2.16 per cent higher than the forecast development of dwellings within the entire Mornington Peninsula Shire,’’ Lockwood said.
According to Forecast.id.com.au, the local population is forecast to grow by 13 per cent over the next 20 years.
The property will be sold with vacant possession via expressions of interest closing August 17.

Mornington Peninsula caravan park expected to fetch above $7 million

A tourist caravan/cabin park in the Queensland outback town of Chincilla, Australia's melon capital, is being offered to the market.
The four-star Chinchilla Tourist Park - the town's only one - comprises 105 sites consisting of 70 cabins and 35 caravan sites.
Built and opened in April 2013, the park has received development approval for inclusion of a relocatable home park.
CBRE’s Andrew Jackson has been appointed to sell the freehold going concern.
“As the only caravan/cabin park in Chinchilla, this property offers an advantage in the local tourism market, in addition to an opportunity for a new owner to attract permanent residents at an extremely reasonable entry cost,” Jackson said.
Presented as 'new', the tourist park provides tax depreciation benefits and minimal capex requirements in the short to medium term, he added.
The Chinchilla Tourist Park is nearly 300 km from Brisbane and offers a range of accommodation and facilities. The park also includes a three-bedroom manager’s residence, in addition to a staff residence on a separate title.
Jackson said the park, which had a turnover of nearly $6 million in its first year, was now being offered to the market in line with the owner’s plans to sell upon its establishment.

Tourist park in Queensland's Chinchilla listed for sale

A private buyer has secured a foothold in the caravan park market, after recently acquiring the Woronora Village Tourist Park south of Sydney for $6.75 million.
Located in the Sutherland Shire region, the Woronora Village Tourist Park comprises 67 sites on a 9,017sqm landholding.
The Woronora Village Tourist Park, located at 1 Menai Road, generates an annual income of approximately $600,000.
CBRE Hotels’ Andrew Jackson negotiated the deal on behalf of Mona Enterprises Pty Limited, with the sale representing an initial yield of 9.31% and site rate of $98,881.
Mr Jackson said the sale result was evidence of recent intensified demand.
The Woronora Village Tourist Park also includes a three bedroom manager’s residence, park office, amenity block and extensive grounds.

Caravan park at Woronora sells through CBRE Hotels

Aspen Group has acquired a 160-site caravan park, Tomago Village Van Park in Tomago in Sydney's Hunter region for $10.5 million.
The purchase reflects an initial yield of 9.3%.
The property has 160 sites, 136 of which are licenced for long-term utilisation, with the balance being short-stay sites.
There is an existing development consent for a further 24 long term sites.
Tomago is located in metropolitan Newcastle, approximately 18 kilometres from the Newcastle CBD.
It is adjacent to the Tomago Industrial area, a substantial source of demand for accommodation at the property.
