<p>The Melbourne-based developer Sunkin Group is seeing a high demand of sea and tree-changers in their bayside Brighton apartment development 448 Brighton.</p>

<p>The SJB-designed development of just 17 apartments at 448 St Kilda Street has seen&nbsp;buyers from Daylesford, Cape Schank and Point Lonsdale in recent months.</p>

<p>It&#39;s down to the location says Sunkin&#39;s Group Sales Manager Sophie Dobson, given it is adjacent to Elsternwick Park and Elwood Beach.</p>

<p>&ldquo;We&rsquo;ve seen a real trend in buyers who are looking to have an inner-city base that doesn&rsquo;t mean giving up their regional home luxuries like space, views, and nature.</p>

<p>&ldquo;Buyers need more space when working from home and that trend is evident with Melburnians fleeing to the seaside or country to get more space and fresh air,&quot; Dobson says.</p>

<p>&quot;These homes offer larger living spaces for people to enjoy and more space for those working from home.</p>

<p>Now 50 per cent sold since launching in December, 448 Brighton apartments feature&nbsp;premium Gaggenau and Bora appliances, Astra Walker tapware and marble bench tops and tiles. The courtyard apartments have landscaping by the renowned Jack Merlo Landscape Design.</p>

<p>There are two and three bedroom apartments available starting from $980,000.</p>

448 Brighton apartments attracting lock up and leave sea and tree changers

<p>Melbourne secured the nation's strongest weekend auction success rate which included a record $337,000 auction price for a Brighton beach bathing box.</p>
<p><a href="https://www.realestate.com.au/property-house-vic-brighton-128010046" target="_blank">Bathing box 76B</a> was a “surprise” purchase for his family by a grandfather of 10.</p>
<p>The red and white striped bathing box sold along with the neighbouring box, another recently built by the Bayside council, No. 76C, which sold for $320,000.</p>

<p>“(This is for) my children and 10 grandchildren. We’ll spend weekends here.</p>
<p>“There’s no better place than this," he told the Herald Sun.</p>
<p>Both offerings, about 6mx4m in size, had reserves of $290,000. </p>
<p>Auctioneer Nick Johnstone said both required to pay GST on top of the purchase prices.</p>
<p>The previous highest reported price for Dendy Street beach was $326,000, achieved by box 85, which Johnstone sold just before Christmas in 2016.</p>
<p>Box 60 sold for an undisclosed figure above $330,000 in 2017. </p>
<p>The council has built and auctioned one or two boxes a year since 2013 as part of a project to fill in gaps between the existing ones and raise money to better the beach.</p>
<p>Only Bayside residents and ratepayers can purchase the Brighton sand shacks.</p>
<p>Melbourne's top notified sale was at Mount Eliza at $3.59 million.</p>
<p>The <a href="https://www.realestate.com.au/property-house-vic-mount+eliza-127979866" target="_blank">four bedroom 1928 bungalow,</a> set on 1250sqm, above the Moondah Beach bathing boxes , had been held for three generations.</p>
<p>Its stately lounge room came with intact period details that include decorative timber panelling and rarely encountered ceiling molds depicting native wildlife.</p>
<p>The home at 6 Kunyung Road was listed with $2.5 million to $2.75 million price guidance through Vicki Sayers at RT Edgar.</p>
<p>Its price guidance was based on three 2018 sales on the clifftop location. </p>

<p>Melbourne saw an increase in clearance rate and volumes with a total of 1,326 Melbourne homes taken to weekend auction returning a preliminary clearance rate of 65.5 per cent, up on the 63.6 per cent last week when a lower 914 auctions were held.<br><br>The sales included a record price at Cranbourne North.</p>
<div>Tulliallan, the Georgian-style mansion at <a href="https://www.realestate.com.au/property-house-vic-cranbourne+north-127922766" target="_blank">160 Wheelers Park Drive</a> fetched $2.35 million when sold to a Narre Warren South family.</div>

<p>More homes in Sydney went to auction this week at 805 compared to 551 last week.</p>
<p>Sydney's cheapest sale was $366,000 at Lakemba.</p>

Brighton bathing box, plus Cranbourne North sales among weekend auction records

<p>Investors looking to snap up a slice of one of Melbourne’s most iconic landmarks may be about to run out of time.</p>
<p><a href="https://www.realestate.com.au/property-house-vic-brighton-128010046" target="_blank" title="www.realestate.com.au">76B and 76C Dendy Street Beach</a> in Brighton are set to go under the hammer, with price hopes in excess of $280,000 each, through Nick Johnstone director Nick Johnstone.</p>
<p>But the auction may be some of the final lots for the beach’s famous bathing boxes.</p>
<p>Bayside City Council have said that after the slated April auction of two bathing boxes at Dendy Street Beach, only one more will be built and sold during the 2018/2019 financial year.</p>
<p>“As part of its 2013 Dendy Street Beach Masterplan, Council proposed to construct eight additional bathing boxes at Brighton’s iconic Dendy Street Beach,” Bayside City Council acting director of corporate services Bill Shanahan told the <em>Herald Sun</em>.</p>
<p>“Since this time Council has built and auctioned one to two bathing boxes each year.</p>
<p>“Council does not have plans to construct any further bathing boxes at Dendy Street Beach following the completion of the current program.”</p>
<p>The original objective of the construction program was to fill in gaps between existing boxes, Brighton Bathing Box Association secretary John Rundle said.</p>
<p>“We have a neutral stance as to whether any more should be built,” Rundle said.</p>
<p>“We supported the infill objectives, and I don’t know if they could fit too many more in down that end of the beach.</p>
<p>“I’m not sure we’ll see any more built in the foreseeable future.”</p>
<p>Johnstone says that Brighton beach boxes are a rare opportunity to buy the boxes which are often held by families across generations.</p>
<p>“They’re a fantastic lifestyle opportunity, with great scope for capital growth; in my opinion they’re still undervalued when you compare them to some along the Mornington Peninsula,” he said.</p>
<p>Bayside residents and rate payers are the only people permitted to purchase the beach boxes.</p>
<p>The auction is scheduled for on Saturday, April 28.</p>

Brand new Brighton bathing box auctions may be about to cease

<p>A Brighton local turned up to summer's first bathing box auction as a “tyre kicker”, but then spent $305,000 to buy it. </p>
<p>Michael Abell was the only bidder for bathing box 76D.</p>
<p>He'd almost bought one 25 years ago for $15,000. </p>

<p>The<em> Herald Sun</em> reported council’s corporate services director Jill Colson said there are no further plans for any more bathing boxes. </p>
<p>A bathing box at 76C sold for $337,000 about 18 months ago close to the peak of the market, and 76B sold for $318,000 the same day. </p>
