The Local Business Awards have named Marites Idea Novis as Blacktown’s business person of the year.
Novis’ business, Qfirst Property Investment Group, has also been named this year’s outstanding real estate agency.
The Sydney-based entrepreneur founded Qfirst in 2017.
“It is hard to put this feeling into words. Nevertheless, I am very honoured to receive these two awards as recognition of my hard work and that of the entire Qfirst Property Investment Group team,” she said.
Qfirst is geared specifically toward first-home buyers and investors, specialising in marketing pre-developed projects as well as finished properties.
“I established Qfirst Property Investment Group with the sole purpose of guiding and advising first-home buyers and investors on everything they need to know to reach their financial goals through property investment”, Novis said.
In one year, Qfirst has sold more than $75 million worth of properties.
This isn’t the first of Novis’ business endeavours, however. At the age of 29, she founded a family-owned Philippines-based company Quezon First Engineering Services.
The businesswoman also hosts seminars specifically aimed at helping first-home buyers and investors to better understand the ins and outs of the property market.
She describes the Qfirst Property Investment Group as the “new frontier” of the reale state industry.

One of the priciest Blacktown homes to sell was a five bedroom home that sold through Starr Partners agents Daniel Formosa and Jake Webster (above.)
The home at <a href="https://www.realestate.com.au/sold/property-house-nsw-blacktown-127713358" target="_blank">45 Kurrajong Crescent</a> fetched $830,000 after having a bidders guide of $795,000.
Sydney's Eastern Suburbs, which had seen figures in the late 70 percent to early 80's, could only manage to shift just over 70 percent of its stock.

Blacktown leads Sydney's busy auction weekend

A two bedroom Blacktown apartment has sold for $411,000, making it Sydney’s cheapest weekend auction sale.
Located at <a href="https://www.realestate.com.au/property-apartment-nsw-blacktown-126407666" target="_blank">22/16 Oxford Street</a>, the property occupies a corner position within ‘The Marc’.
Built in 2005, it last sold in 2015 for $420,000. It was offered with a price guidance of $400,000 to $420,000.
It sold at $305,000 in 2005 on its completion.
It features an open plan living area with fresh interior updates and leads to a balcony. It has 67 square metres of internal space.
The kitchen has stone features and stainless steel, while the two bedrooms have built-in mirrored robes and the master an ensuite as well.
Other features includes car space in garage and visitor parking.
Public transport, shops and restaurants are a short walk away.
The property was offered through John Kastellorios of Laing + Simmons.
It had been offered as a $390 a week rental in early 2017, having been a $350 a week rental in 2014.

Sydney's cheapest weekend auction saw price fall at Blacktown to $411,000

A development in Sydney's Blacktown has been listed for JV or complete sale with existing DA approval for an 18 storey, 160 apartment site.
The Austcorp Property Group development, First on First, 2 - 6 First Avenue Blacktown is on the market through CBRE and Matrix Property Group.
Trevor Chappell, Austcorp Director said there is a price differential in Blacktown compared to Parramatta, where values have ballooned.
“Lucy Turnbull's Greater Sydney Commission (GSC) has designated Parramatta as Sydney's second CBD and noted it as the fastest growing CBD in the GSC's three cities concept for the Sydney metropolis," he said.
“First on First will be one of the first large scale developments in Blacktown under the new SEPP 65 rules, with high ceilings (2.7m or 9 feet), large balconies, storage for all apartments and excellent light and solar access."

Blacktown's 160 apartment project is put on the market

A local developer has purchased a site in western Sydney for close to $20 million from the Blacktown City Council with plans to develop apartments and shops.
The <a href="https://www.realcommercial.com.au/property-land+development-nsw-blacktown-501947190" target="_blank">5-19 George Street, Blacktown</a> property comprises 4,644 square metres of land and is currently used for a car park and car rental business.
More than 270 apartments are planned at the mixed-use zoned site. A draft concept scheme, prepared by Cox Architecture for the property, comprises a mixed-use development with 271 apartments, 6,320 square metres of retail and commercial space and underground parking.
Blacktown City Council is the largest municipality in NSW and has an estimated population of 308,000 people which is forecast to grow to 500,000 by 2036.
The deal was brokered by Savills’ Robert Lowe, Neil Cooke and Stuart Cox.
"This was a development opportunity with everything going for it including mixed-use zoning, three street frontages, a virtually clean site with short term income, and a superb gateway location within Sydney's hottest growth area," said Lowe.
The site is adjacent to the Blacktown CBD.

Blacktown City Council sells mixed-use site for $20 million

McGrath today announced the opening of a new company-owned office in Blacktown in Sydney’s west.
John McGrath, founder and joint chief executive of McGrath said Blacktown has all the hallmarks of continued growth with strong infrastructure development and good transport links.
“Improved transport connections via the M2 and M7 unlocked Blacktown and its surrounds to a wider range of buyers and provided growth stimulus for property prices. The area however remains very affordable for both families and first home buyers,” said Mr McGrath.
It is the company’s 91st office.
The new McGrath Blacktown office will be led by Katina Giannos having worked at the company’s Parramatta and Concord offices for the past nine years.
The Blacktown Local Environmental Plan 2015, which focuses on development hubs in Blacktown, Seven Hills, Rooty Hill and Mt Druitt, aims to revitalise the local area by bringing more employment opportunities and improved connections to transport, according to the NSW Government.
Blacktown has experienced robust price growth with houses growing in value by 61 percent over the past three years to $660,000 and apartments by 42 percent to $456,000. The suburb offers strong rental yields of 5 percent for apartments and 3 percent for houses, according to CoreLogic.

McGrath open 91st office at Blacktown

Buying a first home can be a daunting task, as Lukas Szymanek and his partner found out. 
The couple went house searching for a year, until a billboard pointed them in the direction of Fairwater. 
“After a year spent looking for houses, we started to think we wouldn’t find anything within our budget. Then we discovered <a href="https://www.frasersproperty.com.au/NSW/Fairwater/Explore/Homes-for-sale">Fairwater,</a>” said Lukas. 
Fairwater, being developed by Frasers Property Australia (formerly Australand) in Sydney’s west, comprises two, three and four-bedroom terraces, townhouses and free-standing homes starting from $627,000. The community is close to Blacktown’s shopping precinct and train station. 
“Being close to the hospital, train station and surrounding amenities was really important for us. We also have an IKEA and Costco close by, as well the park across the road,” said Lukas.

Their house is part of the largest geothermal heating and cooling community in the southern hemisphere, according to Frasers. The environment-friendly technology can save up to 60% on heating and cooling costs compared with a traditional air-conditioned home. 
The temperature underground is cooler than the air in summer and much warmer in winter. Geothermal technology uses this constant temperature by circulating refrigerant through pipes 80 metres underground. When the refrigerant returns to the surface, most of the cooling or heating has already taken place, thus saving on energy costs compared to traditional air conditioning. 
The Fairwater project has got a 6-Star Green Star Communities rating from the Green Building Council of Australia (GBCA), the first in New South Wales.
“It’s been a really refreshing experience. We have been helped through every stage, from information sessions to picking the colour of materials – you become very involved in the entire process,” Lukas said.

Blacktown auction three days before Christmas

Sphere Developments sold more than $56 million worth of off the plan apartments at its Blacktown project, Altitude Tower.
First home buyers leapt at the chance to enter Sydney’s property market, snapping up apartments priced from $395,000 in Blacktown’s first premium residential high-rise building.
It's estimated first homebuyers made up 25% of today’s purchasers.
The top-selling apartment was a three-bedroom selling for $775,000 with prices per square metre reaching more than $8000 through Colliers International.
Colliers International residential project marketing director David Chittenden said first home buyers took advantage of the government grant, and some help from their parents.
The 24-storey, mixed-use residential tower at the edge of the Blacktown CBD was approved in May by the Sydney West Region Planning Panel with a design by architects Tony Owen Partners.
Located at the corner of Boys and Second Avenue, Altitude Tower will include 19 x one-bedroom, 74 x two-bedroom and 13 with three bedrooms.
Robert Cassab, who heads Sphere Developments with business partner Ben Suttor, says the demand proved Blacktown was an undersupplied market for premium quality apartments in an emerging CBD. Blacktown City Council’s forecast is for the region to grow to 500,000 residents by 2036, requiring 180,000 dwellings.
