The apartment that has rightful claims of being Sydney's number 1 address has quietly become available for sale.
It is the apartment on the tip of the top floor of 1 Macquarie Street, the closest home to the Opera House anyone can buy.
The apartment was long owned by the Moran family of Moran Health Care in the building known as Bennelong, and to some as The Toaster.
But a caveat indicates the current owner, and seller is actually the veteran property developer, Keith Johnson.
He and partner Natalie Habib are in the midst of gutting and fitting out the 360 sq m space to a design by the noted architect Koichi Takada.
It seems all the drilling alerted other occupants in the well-heeled block to Greta Moran's recent departure to her son, Mark's luxury Vaucluse retirement home
The ensuing knocking at their apartment front door has seen some of the stickybeaks turn into potential buyers so Johnson, ever the opportunist, is seeing if there was a too good to true offer out there.
Dominic Ong, the Australia’s Head of Asian Markets at Knight Frank has been enlisted to undertake an offmarket tour to China.
No details have emerged as to its recent or envisaged pricing, but there is no doubting its potential having set prior records.
This year the building saw a $10.5 million sale when the 2GB radio broadcaster Alan Jones bought six floors down. In 2015 developer Sam Arnaout spent $18 million buying from the Maloney publican family on the 11th floor.
The Sydney price record stands at $96,000 a sqm when $27 million was paid off the plan in the Opera Residences development - five doors up Macquarie Street bordering the Cahill Expressway on the site of the old Coca Cola Amatil building.
The former chief of Tenix, Robert Salteri and his wife Kelly have been pinpointed as its buyers.
This week the casino operator Crown Resorts announced the $60 million sale of two floors within its luxury Sydney development to James Packer.
Johnson is on a high at the moment as his major project Trinity Point was the recipient this month of the regional award for Best in Asia Pacific in Hotel Architecture category at the International Property Awards.
The former Miss Universe Jennifer Hawkins is the face of the Trinity Point residential, hotel and marina project at Lake Macquarie.

Sydney's number one penthouse, located at One Macquarie Street, has officially hit the market.
The Bennelong apartment was <a href="https://www.urban.com.au/news/79126-1-macquarie-street-penthouse-quietly-listed-for-sale" target="_blank">quietly listed for sale late last year</a>, but now it comes with live marketing which provides architect impressions of the top floor apartment on completion.
Currently in the process of being gutted, the pictures are the concept of acclaimed architect Koichi Takada. There is also a Goldeneye Media <a href="https://www.propertyobserver.com.au/https://vimeo.com/247259235" target="_blank">video with the marketing.</a>

Many will know Takada as the preferred architect of choice for model Jen Hawkins, the face of Myer, and her husband Jake Wall.
They used Takada on a number of occasions when they were building houses in the Curl Curl area. Takada also designed their new forever home in Newport.

Sydney's number one penthouse hits the market

Estate agent John McGrath has returned to selling homes, having stepped down from the day-to-day administration of his ASX-listed estate agency.
He has put his name and phone number to the marketing of the abode billed as Sydney’s No.1 address — the apartment on the tip of the top floor of 1 ­Macquarie St’s Bennelong.
The apartment, long owned by the Moran family of Moran Health Care, has been listed by the Trinity Point, Lake Macquarie property developer, Keith Johnson.

It was this time last year when Johnson first endeavoured to find a buyer. He and partner Natalie Habib have gutted the 380 sqm 12th floor space along with commissioning an approved design (above) by architect Koichi Takada. They have been through several agents and are now engaging ­McGrath and his sidekick Craig Donohue.
“We can’t sell you the Opera House, but we can sell you the closest thing to it,” their marketing in the Wentworth Courier says. No details have emerged as to its pricing, but there is no doubting its potential having set prior records.
The per square metre price record stands at $96,000 a square metre when $27 million was paid off-the-plan in the nearby Opera Residences by the former chief of Tenix, Robert Salteri and his wife Kelly. The top price sits at Crown Resorts’ $60 million sale to James Packer in One Barangaroo.
John McGrath’s last marketing listing was an apartment in The Ritz in Cremorne Point in 2008 at $29 million.
“I am starting to enjoy the feel of the business again,” McGrath said last month. “Despite the fact that it’s been annus horribilis for us, no doubt, we are seeing a light at the end of the tunnel,” he told shareholders who have witnessed the share price drop from $2.10 on floating in 2015 to around 30c.
McGrath’s biggest sale ever was the Point Piper house, nicknamed the Bang and Olufsen house, in 1990 for $11.25 million. It was in conjunction with the veteran Bart Doff who recently secured the $58 million Rona, Bellevue Hill sale. McGrath also continues to train young estate agents.
