<p>The big conference to inspire estate agents held annually during winter's quiet listing period, has been postponed due to the new rules regarding gatherings.</p>
<p>The US best seller Ryan Holiday was set to open the Australia Real Estate Conference (AREC) giving insights to the near 3000 attendees from his book topic, Ego Is The Enemy.</p>
<p>The big drawcard was set to be entrepreneur Elle 'The Body' MacPherson who was scheduled to fly in from her Florida base to close the two day June event.</p>
<p>Macpherson, who has recently appeared on the cover of CEO Magazine, was set to provide "insights in to building a brand that transcends the ordinary."</p>
<p>The Killara-born supermodel was in Australia to promote her plant-based supplement brand WelleCo last year.</p>
<p>Entrepreneur Jodie Fox and freestyle skiier Jacqui Cooper were some of the local names among the 43 speakers.</p>
<p>The real estate agents descend on the Gold Coast every year for AREC, which kicked of 23 years ago.</p>
<p>The postponement will affect the bottom line of the listed McGrath agency since it owns Total Real Estate Training, the organisation that provides the opportunity for agents to gain knowledge about best practice and innovative techniques.</p>
<p>Margin Call reckons auctioneer Damien Cooley ought be on any future speaker schedule.</p>
<p>On Tuesday night he pulled off an Australian first when a Bellevue Hill apartment sold under the hammer with no bidders in the auction room.</p>
<p>There were three online bidders, all apparently too timid to turn up.</p>
<p>The vendor, in lock down in Germany, secured a $970,000 sale after 14 bids, slightly above the $950,000 guide from selling agent Elliott Wasserman.</p>
<p>Cooley's AuctionNow platform allows prospective buyers to watch, register, bid, buy and exchange on live property auctions.</p>
<p>The live auction was all over within 20 minutes.</p>
<p>Standby for agents who are inclined to go with the five day online only auction version that allows more time for buyers to consider their bids from the safety of their own abodes.</p>
<p>Or private onsite auctions with bidders keeping their distance from each over.</p>

AREC cancelled due to COVID-19

<p>Total Real Estate Training, the organisers of The Australasian Real Estate Conference (AREC) have teamed up with highly respected real estate coach Tom Panos to provide sales agents with a series of free webinars to continue their online learning and education during the Coronavirus pandemic.</p>
<p>AREC and Tom Panos’ Real Estate Gym will run four free weekly live online webinars during May and featuring the most successful and dynamic residential agents, often lauded as the legends in real estate, to share their insights and strategies in these uncertain times.</p>
<p>John McGrath, Founder of AREC explained, “We’re learning so much in this new environment and one of the key lessons for us all is around collaboration and partnerships. So Tom and the AREC team were keen to partner on this unique digital event where we can bring the best real estate talent in the country into the lounge rooms and home offices for free.”</p>
<p>Mr McGrath added, “The real estate world is changing so rapidly, real time information and advice delivered in this digital format is critical. As agents and educators, we’ve had to pivot and adapt quickly. And just as we saw many high profile successful people come together during disasters we’ve had to face in recent times, the elite of the real estate industry were quick to step up when we asked them if they would consider participating. All have generously donated their time to help others in the real estate space navigate their way through these challenging times.”</p>
<p>Mr. Panos said that coaching and mentoring during these challenging times is important for the industry and how agents interact with their clients.</p>
<p>“These live online webinars are designed to give those in the industry insights and strategies to continue their business at a unique time when many have had to work in isolation. That is a new experience for them.</p>
<p>“We have designed four events of one hour each Monday that will showcase live conversations with the best agents in Australia so everyone can access this information. All they need is an internet connection and they can learn from the best at no cost,” Mr Panos added.</p>
<p>“The AREC team and Tom have worked so closely over the last decade it was an easy collaboration to get off the ground quickly. We don’t want real estate participants to leave the industry when a few insights or words of encouragement could keep them rolling while this passes,” Mr McGrath said.</p>

AREC launches free live industry webinars during COVID-19

<p>Dick Slider, the self-acclaimed property guru, whose listing and selling insights have attracted an amused Instragam following over the past two years, made a surprise appearance at AREC.</p>
<p>The fictional Sliderguy, as he's become known, hones in on death, sometimes within days of the owner passing, divorce and debt for his listings from his mythical Double Bay base.</p>
<p><a href="https://www.instagram.com/sliderguy/?hl=en" target="_blank">His first video blog</a> was July 2017.</p>
<p>Dick $lider claimed at one stage he had a database of 15,000, and 173 qualified buyers, to rank as the number one agent in Sydney's east.</p>
<p>"<span>I don't lose many listing, but when I do.. it hurts," he says.</span></p>
<p>Since his earliest days he's always preached on listings: " "Do not pay for marketing, and do it at two percent, otherwise you're going to fuck the industry."</p>
<p>Another mantra is "kids sports are a goldmine waiting for you."</p>
<p>He has even staked out the Sydney Family Court for divorce prospecting, and also followed rival estate agents cars to their prospective listings.</p>
<p>He doesn't take kindly to untrusting clients sitting out the front of his opens to monitor his so-called database comings and goings.</p>
<p>Having been mostly underground for two years, his hustle was uncovered last month by Tom Panos, the veteran industry real estate coach, who persuaded John McGrath to include him in the 2019 AREC line-up.</p>
<p>Double Bay agent Paul Biller had pointed out the Sliderguy Instagram profile to Panos.</p>
<p>Slider boasts he has a team at SliderCorp of 38 and only hires H.O.T. staff, meaning someone who can hustle on the telephones.</p>
<p>"You also gotta be hot too, you gotta be an 8 plus," he said.</p>
<p>He says Halloween is a free pass to get out there, knock on doors and hustle for stock, reminding agents to carry an agency agreement to sign up new listings.</p>
<p>He has a weekly haircut, does teeth whitening, and regularly gets a nail manicure, and then gets his manicurists to come through his opens posing as Chinese buyers.</p>
<p>He starts the day at 4am at the gym, and picks up his first client signatures by 7am.</p>
<p>John McGrath, the AREC founder, said after watching his Instagram he thought "we have to get this guy live."</p>
<p>"He actually should have his own TV show I reckon," McGrath said.</p>
<p>"I was bent over laughing, people had tears in their eyes," he said following yesterday's presentation in-between lectures from Todd Duncan and Malek Younan.</p>
<p>McGrath noted there's a bit of irreverence, and "maybe some people got offended" but he hopes not. </p>
<p>With his Instagram followers jumping to over 2000 following his AREC appearance, Dick Slider considers fame is of one of the many benefits of being a high profile, award winning real estate agent.</p>
<p>He's so senior now that he's lost the skill of carrying his A frame, as that's a job for his assistants. All his team have his initials on their designer shirts.</p>
<p>At one point last year he told his troops to continue with the colourful sock on one foot, with no sock on the other.</p>
<p>"Suits super tight," he dictates.</p>
<p>He reckons print media is crucial to build the agent's own brand.</p>
<p>Slider's AREC performance followed speeches to the Megaforce and KPOW Real Estate conventions.</p>
<p>He holidays at Christmas in Monte Carlo, but complains at the six euro cost of the coffee. </p>
<p>In the mid-year winter slowdown, when most agents head overseas, he seeks out the lapsed agency agreement listings of rival agents who he points out to their vendors are holiday at Mykonos.</p>
<p>He is happy to admit that he seduces vendors with over the top price estimates to get listings, as that is what his rivals do.</p>
<p>He's known to turn for a Potts Point listing.</p>
<p>In real life he is <a href="https://www.biller.com.au/meet-the-team/?u=247937" target="_blank">Richard Carwin</a>, an estate agent at Biller Property for not quite a year.</p>
<p>His first sale was a $1.4 million apartment sale in Double Bay in July last year, and his most recent came just last Friday in Vaucluse.</p>
<p class="p2">Carwin had previously been an agent at Ray White since 2010.</p>
<p>Biller came across Carwin on a conjunction.</p>
<p>Biller reckons the Instragram account was “the funniest thing he’d ever seen” and asked him to come and work at Biller.</p>
<p class="p2">“When he’s being himself he’s the complete opposite,” Biller said.</p>
<p class="p2">“He’s a very laid back guy until he gets into character.”</p>
<p>Biller said when he's in character he's "a hoot."</p>
<p>But as an agent he is "trustworthy  approachable and exceptionally passionate about helping his clients."</p>

<p>He says Richard brings a unique and refreshing approach to every transaction. </p>

<p>"Richard has an exceptional knowledge of his market and his honesty and transparency has earned him a great reputation with all his clients."</p>
<p>After his AREC performance Carwin told Property Observer that "selling real estate is my bread and butter - my lifeline."</p>

<p>AREC 2015 has come and gone for another year, and it was an absolute blast.</p>
<p>It was great seeing old friends at Australia's largest real estate conference, as well as meeting people for the first time.</p>
<p>On top of that, it was sensational to learn from the best real estate trainers in the world as well as expert speakers across multiple disciplines. So what did we learn and take away? </p>

<p><span style="line-height: 1.3em;">The reception to our stand this year was fantastic. </span></p>
<p><span style="line-height: 1.3em;">A key takeaway was how far we had come in the 12 months since AREC 2014. </span></p>
<p><span style="line-height: 1.3em;">A lot of agents came to the stand to tell us they were already using the site, and they loved that they were getting free exposure for their listings, a lot of other agents that had their listings connected tested out the new search results function and were blown away with the speed of results and the ease of use. </span></p>
<p><span style="line-height: 1.3em;">Many people told us it was the fastest real estate search site they had ever experienced. </span></p>

<p>Too many agents are spending an abundance of time doing things that don't make money and that is detracting from what could help their business exponentially. </p>
