Perth's prestigious Applecross neighbourhood is in the midst of witnessing the rise of a new icon of luxury living.

Award-winning apartment developer Edge has begun construction on Rivière Residences, with the prime waterfront site set to offer views of the Swan River, Perth City, Kings Park, and the Darling Scarp.

Designed by Hillam Architects, Riviere will deliver a collection of one, two and three-bedroom apartments, along with an array of sub-penthouses and two-storey penthouses.&nbsp;

The residences feature soaring ceilings and full-height double-glazed windows, framing the picturesque views while also flooding the interiors with natural light.

Across the podium level, residents will benefit from a number of luxurious amenities, including a 25-metre heated infinity pool, along with a residents' lounge and dining areas, a climate-controlled wine cellar and tasting room, whiskey den and a library.&nbsp;

There'll also be a sauna and steam room, as well as a gold class-style cinema, state-of-the-art gym and health club, and a five-star games room.&nbsp;

The project also features publicly accessible restaurants, wine bars, and a community hub at street level, which is expected to become a popular destination for residents and visitors alike.

Aside from its luxurious offerings, Rivière Residences benefits from its proximity to established neighbourhood conveniences, community sporting facilities, public transport networks, and freeway connections.

Prices start from $640,000, with completion of the project slated for September 2024.

Construction underway at Edge Visionary's Riviere Residences in Applecross

For their most recent luxury project in Perth, the ASX-listed property developer, Mustera Property Group, went overseas to acquire a unique design.

They had the Singapore-based WOHA to handle the architecture for Forbes Residences,&nbsp;a boutique collection of just 34 three and four-bedroom&nbsp;residences in the popular riverside suburb of Applecross.

The internationally renowned, award- winning architectural firm has important connection to Perth, through lead project architect and co-founder, Richard Hassell, who graduated from the University of Western Australia in the late 1980s.

&ldquo;We were approached by Mustera Property Group to explore the idea of a new mixed-use high-rise typology for Applecross, Perth,&quot; Hassell told Urban.

&quot;They were aware of our projects in Singapore and wanted to see if our design strategies could be adapted to suit Perth&rsquo;s climate and context.

&quot;Western Australia has a beautiful climate and landscape and our client wanted to bring something different to the fairly homogenous market,&rdquo; Hassell said.&nbsp;

&ldquo;This is why, together with MJA Studio, WOHA were commissioned to design a development that offers a better high-rise lifestyle, one that maintains the feel of the leafy suburbs with plenty of options for indoor/outdoor living.&rdquo;

Inspired by Applecross, the&nbsp;ambition for Forbes was to create exceptional riverside homes for residents to enjoy all the area has to offer.

&ldquo;The key aspect of the Forbes development is that it&rsquo;s designed, not as a stand-alone urban object, but as a three-dimensional environment that contains liveable, generous homes, shared facilities, commercial spaces, community services within gardens, natural light and air.&rdquo;

Presented as four organically shaped towers, connected via a series of sky gardens, fresh air and light weave throughout every level, creating naturally lit and ventilated lift lobbies.

&ldquo;Applecross offers a beautiful garden suburb environment on the peninsula, and it inspired the building form, which is expressed as four modernist &ldquo;villas&rdquo; on a romantic mountainous landscape.&rdquo;

&ldquo;This expression gave us the opportunity to create extensive &#39;hanging gardens&#39;&nbsp;which drape the podium form and extend up the roof. These gardens preserve the garden suburb quality, create greater privacy, frame views, and enhance sociability through forming &#39;neighbourhoods&#39;&nbsp;of 12 apartments each.&rdquo;

The &ldquo;mountain&rdquo; is an inhabitable landscape from the gardens shared with the public on the ground and first-level, to the social areas for the commercial and residential spaces.

&ldquo;The gardens are not just nice to look at but also perform meaningful environmental services that benefit the development site as well as the district. The extensive greenery reduces the heat island effect, noise, and dust, prevents glare, and provides a habitat for biodiversity.&rdquo;

The rooftop space also provides additional gardens for the penthouses, increasing the green-plot ratio and providing a cool and pleasant &ldquo;fifth fa&ccedil;ade&rdquo;.

WOHA have been developing and evolving their design strategies for over three decades, building a range of prototypes over time which have influenced the design of the Forbes Residences.

&ldquo;Our Parkroyal Collection Pickering project, with its hanging gardens and landscaped, topographical podium, Skyville @ Dawson with its sky village concept and communal sky terraces, or the Oasia Hotel Downtown with its lush green fa&ccedil;ade and green plot ratio of over 1000 per cent, are just a few of our previous projects where we also drew inspiration from.&rdquo;

While the group have produced high-quality and innovative designs across the globe, fitting into the context of Perth was always going&nbsp;to be a challenge. As a city with few high-rise developments, and with the suburbs known for the idyllic tree-lined streets and single family properties, Forbes Residences&nbsp;deliver something new to the western coastline.&nbsp;

&ldquo;The challenge for this development was to come up with a high-rise design that harmonises and adds greater amenity along with its higher density to its low-rise neighbourhood.&rdquo;

Billionaire Rich Lister Clive Palmer has quietly bought a Perth home.
The leader of the United Australia Party has spent $4.6 million in Applecross, an affluent waterside suburb south of the Perth CBD.
The six bedroom, 2006 built home with views over the Swan River was initially listed in 2010 with $7.95 million hopes.
It was listed a number of times in the preceding years, cut to $6,499,000 in 2014, $5.99 million in 2015 and then sought mid to high $5 millions in 2018.

Its most recent marketing campaign, which began in February, saw it eventually drop to mid to high $4 millions.
The 965 sqm block last traded for $965,000 in 2003, before the home was built. It had been sold in 2003 by Shirley Barbara de la Hunty, better known as the Olympian Shirley Strickland.
The purpose built three level features a number of living and entertaining spaces.
There's a music room, a home office, a games room and a resort-style heated spa and swimming pool.

Clive Palmer spends $4.6 million on Applecross trophy home

A nine bedroom Applecross, West Australia manse has been sold for $2.33 million dollars after an unsuccessful 2016/2017 marketing campaign.
Originally the vendors sought $4.8 million when they put the home on the market in December 2016 but by the end of the campaign the asking price had been reduced to $3.95 million before being taken off market in October 2017.
The home was relisted as a mortgagee sale through Monica Yeoh and Jan Radley of Acton in March 2019.
Situated at <a href="https://www.realestate.com.au/sold/property-house-wa-applecross-130686786" target="_blank">45 Matheson Road</a>, the home was unsuccessful at auction in April and the asking price was set at $2.6 million where it remained until the home sold in late August.
Set on 1,011 sqm, the nine bedroom, six bathroom home is just a block from Swan River.
The holding was previously purchased in 2004 for $890,000.
The home previously residing on the block was knocked down and rebuilt in 2014.
Featuring five separate living areas incorporating a tiered home theatre, the property has over 800 sqm of internal space.

Applecross, WA mortgagee mansion sold for $2.5 million under original asking price

Millionaire mining veteran Charlie Bass and wife Sylvia have spent $7.95 million on a hillside home in Applecross just outside of Perth.
The home sits on 1305 square metres on the highest point of the Duncraig Road dress circle, with views over the Swan River.
Built in the 1970s, the home has three bedrooms, two bathrooms and a swimming pool.
Acton Consolidated Fremantle agent Bob Oliver sold the home.
The Bass's know the road well. They paid $285,000 for a 950 square metre plot in 1993 and built a five bedroom home a year later.
Bass, who co-founded Aquila Resources, sold in 2014 for $1.4 billion.
