Mirvac and Victoria Investments and Properties’ master-planned community, Woodlea, has delivered the final phase of its $50 million Taylors Road project.

The final phase of the 2.6 kilometre stretch of road was developed as part of a ‘Works in Kind’ development contribution agreement with Melton Council in order to give back to the rapidly growing community. The infrastructure is expected to support the economic, social and environmental needs of Melbourne’s expanding fringe suburbs.

Connecting suburbs such as Caroline Springs, Taylors Hill and Plumpton, the project offers five-minute direct access to adjoining suburbs, as opposed to a 30-minute round trip. Upon completion, Taylors Road is expected to carry approximately 30,000 vehicles per day.

Located in Melbourne’s Western growth corridor, Woodlea is a fully-integrated master-planned community, set to home over 20,000 residents upon completion. Currently, 7,000 residents live in the new community. 

<h2>Other new developments in Melbourne’s west</h2>

Melton has become one of Australia’s fastest-growing regions with first home buyers entering the affordable market in droves.

The new Taylors Road project is likely to further encourage a migration west with increased employment opportunities and new infrastructure and services thanks to Mirvac’s Woodlea. Here are two developments in suburbs surrounding Melbourne’s growing west:

Woodlea fast track $50 million Taylors Road infrastructure project

Victoria’s 711ha master-planned community, Woodlea, has recorded a sell-out of its four townhouse releases.
Despite Melbourne lockdown, Porter Davis and Mirvac sold out each of the 35 townhomes over the four releases within weeks of their launch.
A total of 200 townhouses within the development have sold to date.
Woodlea’s success can be attributed to its $65,000 initiative that combines government incentives for first home buyers with a $20,000 Visa gift card.
Hoping to follow this trend, Mirvac has announced the launch of its Central Quarter project within the master-planned community’s new town centre precinct, home to a $45 million town centre opening in March 2021.
A total of nine three- and four-bedroom townhouses will be available in the release.
Its features include a double garage, private backyards and a flexi-home office study as developers cater to the increased desire for working from home space.
Woodlea’s Central Quarter will commence ROI on November 9 and will follow a first-come, first-served basis.
The turn-key homes are central to Woodlea’s array of transport, shopping and education facilities, and is located a 29 minute commute from Melbourne CBD.

Master-planned community, Woodlea has sold out 4 releases

The Woodlea community, in Rockbank, has unveiled its third residential sales centre – known as Woodlea Hub. 
Designed by McCabe Architects and Bailey Studio, the social and business centre will be home to the Aintree Café and Garden, a community veggie patch, an art exhibition, and a new park and playground. 
“Woodlea’s natural surroundings played a huge part in informing the design; coupled with the estate’s spirited sense of community, the results are welcoming, sophisticated and aspirational,” said Michael McCabe, Director of McCabe Architects.
 The hub will be transformed into a childcare centre after five years in operation, and was designed with this future usage in mind.   
“The repurposing of buildings is not only cost-effective, but minimises waste and impact on the environment,” Mr McCabe added. 
Woodlea is currently home to more than 5,000 residents, with this number predicted to double by 2023.

Woodlea Hub unveiled at Rockbank community

In celebration of the 5th anniversary of the Woodlea community, the team behind the master-planned precinct have announced an extravagant birthday giveaway. Five lucky homeowners will receive their 5% land deposit back, which could be up to $20,000 each.

<h2>What is Woodlea?</h2>

Woodlea is a master-planned community, located in the suburb of Aintree, 40 kilometres west of Melbourne city. The precinct also sits on 711 hectares, with a large portion dedicated to green open space for both residents and the broader community to use. Woodlea has the capacity to host major sporting events with an Australian Rules football oval, cricket pitches; tennis and netball courts; and state-of-the-art facilities. The community also includes a selection of playgrounds and cafes. 

Upon completion, Woodlea will be home to over 20,000 residents. According to the 2019 HIA Population &amp; Residential Building Hotspots Report, Rockbank’s population experienced a 59.4% growth in 2017/18 and over $224 million in building approvals – which goes to show the extent <a href="https://www.urban.com.au/news/number-of-residents-in-the-woodlea-development-expected-to-double-by-2020">Woodlea’s exponential growth</a> is having on the wider community.

Next month Woodlea are planning to release a brand new collection of 60 unique lots, with their $10,000 prepaid Visa card becoming available to new buyers within the community. Sections within the new release will start at $288,000, providing buyers with an affordable entry price point.

Overwhelming sales statistics last week reveal reinstated confidence in the off-the-plan market

Melbourne's master planned community Woodlea has this week been named the Fastest Selling Community across Australia for the December 2015 quarter, according to the most recent data from the Charter Keck Cramer National Land Survey Program.
Woodlea averaged 81 sales per month in the December quarter. 
Robert Papaleo, national executive director of Charter Keck Cramer, said there had been an average of 549 sales per calendar month across Melbourne’s west for the December 2015 quarter.
 “Sales activity has consistently increased across the Western Region since 2012, however average lot prices have remained relatively stable at between $180,000 to $190,000," he said.
“Demand has escalated significantly in line with the increase in supply from a number of new estates across the region that have offered a greater mix of lot types and prices."
Woodlea is a joint venture  between Mirvac and Victoria Investment and Properties (VIP), launched in March 2015. 
On completion, Woodlea will span 711 hectares and will be delivered over the next 12-15 years and will feature a public square, supermarket and retail stores, bus interchange, professional services and office space.
