The Sydney developer Deicorp have topped out Highline, the first stage of their&nbsp;Greater Western Sydney project Westmead Rise.

Highline,&nbsp;inspired by&nbsp;New York&#39;s famous 1.45-mile-long elevated linear park The High Line, has been designed by the multi-award winning architects Turner Studio.

There will be 556 studio, one, two and three bedrooms across the five buildings. Residents are expected to move in by August.

There&#39;s been a strong uptake so far from staff from the local Westmead hospital, as well as those keen on the new transport infrastructure in construction neatby.

First home buyers have also shown interest, trying to get the foot on the ladder.&nbsp;

Deicorp&rsquo;s founder and managing director Fouad Deiri said Highline is&nbsp;the best-connected project ever built by Deicorp.

&ldquo;To be on the doorstep of the new Light Rail, the existing Westmead Train Station and the new Metro Station will ensure this project is hugely popular,&quot; Deiri said.

&quot;Combine this convenience with being right in the heart of the biggest medical, health and education precinct in Australia,&nbsp;and Highline will be sought after for years to come.&rdquo;

Turner Studio said Highline&nbsp;looks at providing a mix of architectural styles to the precinct allowing for a varied street scape.

&quot;The design of each building maximise views and outlook, to either the adjacent Lot 1 heritage building and associated lawns, the reserve between Lots 4 &amp; 5, and the substantial district views towards Parramatta CBD to the east and the Blue Mountains to the west,&quot; Turner Studio advise on their website.

The one bedroom apartments are priced from $545,000, two bedders from $690,000 and three bedroom apartments from $1,035,000.

Each will have kitchen featuring stone benchtops and will be kitted out with Smeg appliances.

Most apartments will have a study or a multi-purpose room.

Highline will feature resort-style&nbsp;facilities including a pool with sundecks and cabanas, barbecue and dining area and a function room.

The masterplanned Westmead Rise community will have 10 residential buildings when completed with over 900 apartments.&nbsp;

Major construction on the Parramatta Light Rail has started in the Westmead Health Precinct to provide crucial access to one of Australia’s largest health, education and research hubs.
Minister for Transport Andrew Constance said the Parramatta Light Rail will provide ‘turn-up-and-go’ services seven days a week, linking Westmead customers to rail, bus, ferries, and the future Sydney Metro West.
“These world-class health services and facilities will be more accessible than ever, taking the Westmead Health Precinct to the next level,” Mr Constance said.
“The precinct will cater to more than 40,000 full-time staff and 30,000 students by 2036 and building this type of infrastructure will be key to our economic recovery and will help get people back to work, important parts of the NSW Government’s COVID Recovery Plan.
“It’s vital we have strong public transport infrastructure in place to support this growth and deliver this legacy project for future generations.”
Upcoming work includes removing the road surface, replacing underground utilities and rebuilding the road.
Mr Constance said the Westmead Redevelopment project is one of the biggest health infrastructure projects in the state, intended to transform the Westmead Health Precinct and deliver an innovative, integrated facility that will continue to deliver high- quality healthcare for decades to come.
“We recently finalised work to prepare for the light rail in the area with the widening of Hawkesbury Road. These are big changes and we ask for your patience as we undertake significant works to create a connected, revitalised Westmead Health Precinct
The $2.4 billion Parramatta Light Rail will connect Westmead to Carlingford via the Parramatta CBD and Camellia, and is set to open in 2023.

Light rail taking shape in Westmead

Only last week Urban.com.au <a href="https://www.urban.com.au/news/two-fresh-hotel-applications-enter-the-sydney-spotlight">highlighted</a> two new hotel-based proposals for Sydney.

The dose has been repeated this week with two additional new hotel developments also intending to make their mark on the Harbour City. In addition to an application within inner city Haymarket, a new application has also emerged adjacent to the Westmead medical precinct.

Closer to the CBD, a $50 million development bid was lodged during May for the purposes of replacing a Haymarket car park with a 15 storey hotel. InterContinental Hotels Group revealed its intentions for the site at the turn of April, nominating Hotel Indigo as the operator of choice for the complex.

Planning image: Bates Smart</figcaption></figure>Garden Development No. 1 Pty Ltd is backing the Bates Smart-designed tower which would cantilever over the existing and historically delicate Corporation Building. The new hotel scheme replaces approved plans for a student accommodation tower which was to have included 160 rooms.

Instead, the project is now slated to include 168 hotel rooms plus a café/bar, gym and rooftop terrace.

The hotel is expected to benefit from an ongoing relationship with Gallery 4A which occupies the Corporation Building, resulting in a rotating art display on the hotel's soffit which would be visible from surrounding streets.

<figcaption>Street level interface. Planning image: Bates Smart</figcaption></figure>Meanwhile, plans for a substantial mixed-use tower were lodged earlier this month for a site opposite Westmead Railway Station and in close proximity to the Westmead medical precinct.

Hovey Urbis Pty Ltd intends to clear 24-26 Railway Parade in order to deliver a 16 level tower consisting primarily of 97 hotel rooms. 33 apartments and 112 car parking spaces within a 4 level basement are also included within the Sissons Architects-designed project.

The tower's top six levels are dedicated toward private apartments, with the lower levels absorbing the hotel accommodation. Underlining the mixed-use nature of the project is a supermarket, gym, tavern and medical centre which are located within the podium.

Few exceptions aside, the bulk of hotel accommodation servicing the Westmead area is based in neighbouring Parramatta. Hovey Urbis Pty Ltd will invariably be looking to tap into the medical related short term accommodation market.

Sydney reloads for two additional hotel projects

An opportunity to acquire a significant parcel of level land at Westmead with development potential has hit the market.
Located at 93 Bridge Road, the site occupies 8,664 square metres of land and benefits from a 92.795 metre frontage along Bridge Road to the western elevation and 256.6 metres of combined local internal road frontages along the Northern and Southern boundaries of the property. 
The site is located in a gateway position close to the Westmead health district to the North and situated on the western fringe of the Parramatta CBD.
The existing improvements on the site comprise 31 single storey two bedroom villas. 
The site is underdeveloped subject to the provisions of the Parramatta Local Environmental Plan 2011 and benefits from a R4 High Density Residential zoning with an accompanying 1.7:1 floor space ratio and a building height of 20 metres allowing for up to six storeys of residential development. These existing provisions allow for the construction of circa 14,728.80 square metre of potential GFA.
They expect the very limited supply meant offerings such as 93 Bridge Road are sure to be keenly pursued by a number of local and offshore groups.
93 Bridge Road, Westmead is being sold through Savills Australia with offers due April 5 through Neil Cooke, director residential site sales at Savills Australia, and Stuart Cox and Johnathon Broome of Savills Australia.
Savills suggests a growing population, low interest rates, infrastructure spend and consumer confidence has seen values within Westmead, one of Sydney’s popular growth suburbs soar over recent years.
That growth is likely to continue its upward trend, ensuring new developments in Westmead remain highly desirable, it says.
Westmead’s location surrounded by hospitals, schools, transport links and the Parramatta CBD. 
Over $900 million has been allocated to the redevelopment of Westmead Hospital which will feature a new building, called The Central Acute Service Building as well as infrastructure upgrades and the recently completed eight level car park offering 1,250 spaces. The new Acute Service building will be completed by 2020.
Westmead is 22km west of the Sydney CBD and only 2km west of the Parramatta CBD.
Parramatta is commonly known as the geographical centre of Sydney and is a thriving metropolis of commercial and economic activity being the sixth largest CBD in Australia.
Major amenity upgrades have occurred around the railway station with the expansion of Westfield Parramatta (second largest retail complex in Australia), the creation of a new transport interchange and the ongoing development of the Parramatta Square
