While the Southbank by Beulah competition has been run and won, with the pairing of <a href="https://www.urban.com.au/news/southbank-by-beulah-the-winning-design-for-australias-tallest-tower-revealed">COX Architecture and UN Studio claiming the spoils</a> via their <a href="https://www.urban.com.au/news/southbank-by-beulah-un-studio-cox-architecture-the-green-spine">'Green Spine' submission</a>, the hard work of realising the vision for the 118 City Road site has only really just begun.

With that in mind Urban.com.au asked UN Studio Founder and Principal, Ben van Berkel, to provide some valuable insight into the office's collaboration with COX Architecture in conceiving The Green Spine as well as the design merits of the scheme.

<figcaption>The Green Spine in-situ on the Southbank skyline. Image: UN Studio</figcaption></figure>Urban.com.au: How early in the design process was the idea of the Green Spine conceived? And how much did the design evolve from the mid-term review?

Ben van Berkel: We decided to develop the two tower proposal after the mid-term review. It was essential to create a scheme that fulfilled the requirements for both programmatic diversity and a high level of pedestrian connectivity, especially in relationship to Southbank Boulevard. But we also wanted to create something novel for the skyline of Melbourne.

So we experimented for a while with dualities of facade expression that would support the different functionalities of the building. The studies that we did for this gradually turned into a unified strategy that supported the landing of the tower onto the City Road, as well as the composition of the two towers that twist toward the Botanical Gardens and the CBD.

We then solidified the facade language into a series of stepped ‘drawers’ that housed the greenery, amenity spaces and sustainable features of the towers and added public terraces in the podium. After these stages, it wasn’t long before we began referring to the design as the Green Spine - an architectural element that incorporates a multitude of functions in one fluid gesture.

U: The design team took a different approach to some of the other entrants in opting for a dual tower scheme which allows for greater solar permeability to City Road and would also allow for the possibility for a staged construction programme. How much do you think this was factored into why your scheme was chosen as the winning design?

BvB: As soon as we began studying the two volumes emerging from a podium, we could see that there were many advantages from the standpoint of urban integration, daylight penetration and creating an elevated ground area on top of the podium.

The singular volume scheme always appeared very heavy and somewhat out of place in relation to the neighbouring towers. For this reason, we felt the split tower scheme also offered a better overall balance in the city skyline and created a strong identity for both the towers and the podium.

Whilst you always strive to highlight all the different aspects of your reasoning during the competition process, you can only hope (and perhaps trust) that the clarity, consistency, strength and advantages of your proposal will resonate both with the client and the jury, and lead toward your design being selected.

U: And why do you believe Green Spine was chosen over some of the other schemes?

BvB: After the publication of all the competition schemes, we were somewhat surprised to see that we were the only ones to have proposed a two tower scheme. But in a way, this also set us apart from the other competitors.

As for why I think Green Spine was selected, I would have to say this must have been based on the strengths of the scheme and how it responded to the client’s and the city’s requirements.

The Green Spine design gives a lot back to the city. It incorporates 1.5 times the plot area of public amenities, including an extension of the Southbank Boulevard into and on top of the building - in the form of a marketplace and terraces, as well as a set of gardens and observatories on top of the two towers.

The podium design is terraced toward the street and connects the retail and entertainment programmes across multiple levels, which continue all the way up to the new elevated public area that tops the podium. This way, the facades along City Road and Southbank Boulevard are fully activated. Green Spine is a unifying concept.

It is a straightforward, yet robust idea that brought together the entire development into a cohesive whole. It is all of these design solutions that we hope played a part in the jury’s decision.

U: What was the process like collaborating with COX Architecture and how did you end up pairing up with them?

BvB: COX has an impressive track record of work in Melbourne and we had, in fact, partnered with them previously for a project in Canberra. Based on that experience, we asked them if they would like to partner with us again for the Southbank project.

The process was defined as a partnership from the very beginning, with both sides having equal input with their respective expertise. At all times it was a true team effort and we trust this collaborative spirit was evident to the client and the jury also.

<figcaption>The Green Spine at street level. Image: UN Studio</figcaption></figure>U: What are your ambitions for the Green Spine and the impact it can have on Southbank, not just within the skyline but also at the street interface?

BvB: Our hope for Green Spine is that it becomes the epicenter of retail, entertainment, lifestyle and cultural events in Southbank, providing world-class and future-proof public and private amenities. Having an open and lively interface to the street draws the public character deep into the development, throughout the podium and up into the towers too.

Working with Futurecity, our cultural placemaking consultants, our ambition was to ensure from the early design phases that Green Spine has a strong connection to cultural and art institutions around the city, acting as a partner in providing a lively venue for exhibitions and events.

We imagine an active and programmed podium that engages the local community of artists and provides public terraces for the display of art, installations and performances. Beyond this, the mix of programmes and the way in which they are distributed around the building provides an unprecedented amount of retail space, leisure and entertainment facilities, relevant not only to the immediate Southbank neighbourhood, but also to Melbourne as a whole.

U:  UNStudio has also been involved in the 80 Collins Street project in Melbourne with Woods Bagot. Do you expect to have a greater presence in Melbourne moving forward?

BvB: We were somewhat overwhelmed by the degree of positive reception and support Green Spine has received from the local and international architectural community. We are also proud of the strong resonance the project has gathered with the general public in Melbourne.

Both projects are, so far, the result of the great partnerships we have with Cox and Woods Bagot, as well as our own sensibility and deep appreciation of Melbourne that only grows stronger with time. We would very much like to expand our presence further and will certainly continue to seek out the right opportunities to do so in the future.

UN Studio's Ben van Berkel discusses the Green Spine

The second instalment in Urban.com.au's Southbank by Beulah series highlights UN Studio and COX Architecture's entry dubbed "The Green Spine" which celebrates and contributes to Melbourne's parklands and gardens.

The collaborative design proposal aims to establish the site as a new destination within Southbank, which forms part of the linear part network being delivered via the Southbank Boulevard project, connecting the Botanical Gardens with the Yarra River.

The project is both characterised and organised around the ‘Green Spine’ of vertically networked of cascading platforms, terraces and verandas, which begin at street level and wind their way up the tower's extremities.

Image: UN Studio and COX Architecture</figcaption></figure>COX Architecture and UN Studio’s distinct design considers nature, culture and well-being within the urban framework and is the product of the two firms’ collaborative, conceptual thinking of future living.

In addition to being fully integrated within the existing Melbourne network of cultural, entertainment, leisure and commercial venues on offer, with its variety of programmes and connectivities, the design further proposes a mixed-use building that is a city in itself.

The Green Spine is conceived as an environmental tool, adding a distinctly contemporary, Australian vernacular and striking presence to Melbourne’s skyline.

The Green Spine is created by splitting a single mass of the planning envelope to create two separate towers of varying height, revealing the "almost geological strata of their core layers as they rise above a light-filled canyon."

The towers that result on either side benefit from city views, access to daylight, strong permeability and vastly improved contextual links. The orientation of the Green Spine enables an extension of the public realm from the podium, sweeping up the towers, oriented towards the CBD and the Botanical Gardens at the top of the towers.

A host of programmes, including recreation, retail, offices, residential, hotel and exhibition spaces are integrated into the vertically stepped public infrastructure – an infrastructure that is formed by indoor-outdoor spatial frames that embed nature, public space and culture.

On a local level, the aim of the design is to provide porousness at street level, whilst simultaneously connecting the upper floors with the streetscape by expanding the public realm.

Southbank by Beulah: UN Studio & COX Architecture - The Green Spine

With its Southbank by Beulah ‘Future Cities’ Symposium sold out to a 1,000 strong crowd, <a href="https://www.urban.com.au/developers/beulah-international">Beulah International</a> handed over the stage to the 6 competing architectural teams to reveal their design responses for the <a href="https://www.urban.com.au/forum/southbank-southbank-by-beulah-118-city-road-360m-mixed-use">118 City Road</a> site.

Working to a maximum height of 360m above street level and accommodating a GFA of in excess of 250,000 sqm, each of the teams took a unique approach to site reflecting on its position adjacent to the soon to be greened Southbank Boulevard which links the Royal Botanical Gardens to <a href="https://www.urban.com.au/new-apartments/southbank-vic">Southbank's</a> promenade and the river beyond.

The teams initially pitched their respective designs for the site to Beulah International across two days at the recently installed Beulah Pavilion situated at Queensbridge Square, Southbank.

Designed by Samson Tiew from <a href="https://www.urban.com.au/architects/one-design-office">One Design Office</a>, the pavilion will act as an exhibition space for all of the design entries now that they have been publicly revealed.

At ground level on the corner of Southbank Boulevard and City Road's the BMW Experience centre draws on COOP Himmelb(l)au's BMW Welt in Munich as an invitation for the public to enter and explore the building.

Defying the typical glass, box-like buildings of Melbourne that appear detached from the city’s historic parks and natural local terrain, MAD’s organic design introduces a silhouette of natural forms – mountain, tree, cloud – into the dense city center, offering a distinct and iconic scheme for the skyline, that reconnects citizens with nature.

The pinnacle of the design is ‘the cloud’ – a cantilevered structure that houses the public amenities for the hotel (lobby, restaurant, bar, and observation deck), and offers 360° views of Melbourne.

MVRDV and Woods Bagot have proposed a “new kind of skyscraper” for a landmark mixed-use site in Melbourne’s Southbank. The Stack is one of six invited entries in an architectural competition organised by the site’s owners Beulah International, a Melbourne-based developer known for its commitment to excellence in local design.

Eschewing Southbank’s typical model of podium and tower – a typology that has always promised but seldom delivered – the Stack is a confident prism with public interface on all sides.

At a height of 345m and total GFA of 255,000 m2, the project would be the largest building that OMA designed after CCTV.  

OMA’s design proposes a tower stemming from a base that acts as a 24/7 mixed-use vertical city with cultural, commercial, educational and social program elements bound together with the more generic programs of retail, food and beverage.

In this vertical city, there are highways of movement through large express escalators, shortcuts by elevators, and laneways to wander on through normal escalators, stairs, and voids.

The Base follows the outline of the site and then tapers back to a slab 100m above the city

Southbank by Beulah designs revealed at Future Cities Symposium

Today the attention turns to Collins Street's east end (I staunchly refuse to refer to it as the Paris End) whereafter what seems like an eternity and about 20 different design schemes, owners GICGRE appear to have finally settled on a design, as builder Multiplex pushes ahead with construction of the <a href="https://www.urban.com.au/projects/80-collins-street-melbourne">80 Collins Street transformation</a>.

Images: Various including Woods Bagot, Squint Opera, Floodslicer, OurVision.</figcaption></figure>The earliest designs for the site were first mooted way back in 2008 and featured a green glazed tower wrapped in a diagrid structure, not too dissimilar to the under construction <a href="https://www.urban.com.au/buildings/avant-54-abeckett-street-melbourne">Avant</a> on A'beckett Street.  The design evolved to become two rectilinear volumes - one expressed as a cantilevering crystalline form attached to a ladder frame freestanding mass.

Over time a number of concepts were developed some including columns to support the cantilever others without any structural supports but the tower language, for the most part, remained the same. In other instances, the heights of the two volumes were interchanged with an enclosed rooftop garden crowning the building.

Planning images: Woods Bagot</figcaption></figure>The darker tones of the ladder frame structure and retail portal frames were eventually replaced with a visually brighter frame and streetscape treatment of stone and clear glazing.

The latest iteration for the $800 million development is the result of a collaboration between global locals <a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a>, London’s Seventh Wave, <a href="https://www.urban.com.au/architects/unstudio">UNStudio</a> and Paris-based Jouin Manku. The design of the retail streetscape draws on the existing built fabric retained on site with an emphasis on proportions and human scale against the backdrop of a 190m tower.

Included as part of the plans are Singapore-based hotelier, SilverNeedle's 300-room <a href="https://www.urban.com.au/projects/next-hotel-101-little-collins-street-melbourne">NEXT hotel</a>, its second Melbourne hotel following the recent completion of its Sage hotel in Ringwood as part of the Eastland Shopping Centre expansion. The hotel is due to open in 2019. 

SIlverNeedle's commitment to operate the Little Collins Street hotel, in conjunction with QICGRE securing Macquarie Group as an anchor tenant for approximately 6000 sqm of commercial office space in the new $550 million tower, allowed the project to finally commence after 9 years. Macquarie Group will relocate from their current premises at 101 Collins Street. 
The existing tower once known as Nauru house will also undergo a significant refurbishment as part of the project.
