Third.i and Toohey Miller's <a href="https://www.urban.com.au/developments/potts-point-nsw">Potts Point</a> joint venture, <a href="https://www.urban.com.au/new-apartments/muse-potts-point-30a-34-brougham-street-potts-point">Muse Potts Point</a>, has kicked off its sales campaign.

The newly launched project of just 13 one, two and three-bedroom apartments on Brougham Street near Woolloomooloo has been designed by WMK Architecture to reflect the architectural and natural heritage in one of Sydney's oldest neighbourhoods.&nbsp;

The design has been curated to evoke a sense of elegance, with a contemporary yet timeless render that will blend into the <a href="https://www.urban.com.au/developments/potts-point-nsw">local Potts Point area</a>. Wide flowing terraces will amplify the sweeping views on select residences, drawing from the beauty of the harbour and city landscapes.

A communal rooftop will top the project, complete with a residents only pool and expansive scenery.

The interiors have been in the control of architecture and interior design practice Mathieson and will encompass large&nbsp;living spaces, with bespoke finishes.

Phillip Mathieson said&nbsp;each apartment "has been designed to capture the essence of inner-city living, and beauty in simplicity."

Each apartment will have rich artisan detailing and capacious oak veneer cabinetry that seamlessly blends into the open living areas. A floating limestone clad fireplace shapes an atmospheric place to retreat, entertain and live.

The spaces will feature a suite of high-end appliances including a Wolf induction cooktop, built- in microwave oven, and pyrolytic oven, a V-Zug fully integrated dishwasher, and a fridge and freezer by Sub Zero.

Italian lighting studio, Viabizzuno, will be providing all the lighting at <a href="https://www.urban.com.au/new-apartments/muse-potts-point-30a-34-brougham-street-potts-point">Muse</a>, marking the first development in Australia to be exclusively Viabizzuno. Known for coupling beautiful materials with the best in lighting technology, Viabizzuno lighting is the favoured lighting supplier in numerous luxury fashion houses including Chanel, Gucci and Valentino.

Third.i and Toohey Miller launch Muse Potts Point apartments

The popular New South Wales property developer&nbsp;Third.i has launched the last remaining homes in its luxurry Paragon of Pyrmont project.

The $113 million project, which officially wrapped up construction of its 31 residences in 2021, has just two homes remaining.

The final townhouses have three and four-bedrooms and are priced between $3.95 million and $4.5 million.

The project is a rare offering for the suburb, largely dominated by apartment living.

According to the most recent Australian Bureau of Statistics data from 2016, over 92 per cent of available dwellings in Pyrmont consisted of apartments and units with just 6.5 per cent townhouse dwellings available.

The buyers so far in Paragon of Pyrmont have mostly been downsizers and owner-occupiers.

Two townhouses remain in Third.i’s Paragon of Pyrmont

The burgeoning Sydney apartment developer, Third.i, is taking on its first project in the affluent harbourside suburb of Potts Point, further expanding their $2.5 billion pipeline.

Fresh off the back of a launch weekend near sell-out of its high-end Lindfield mixed-use project, Balfour Place, Third.i has submitted plans to the City of Sydney council for a boutique development at 30A-34 Brougham Street, located in front of the popular restaurant, The Butler, on Victoria Street.

Third.i, alongside their joint venture partner Toohey Miller, who are teaming up again having previously developed the&nbsp;North Sydney commercial tower Warada on Walker together, are set to create a new part six, part seven-level residential building with just 14 apartments.

WMK Architecture has designed the striking building, of which they said they wanted to achieve the following outcomes:

1. Compliment a breathtaking view with a building of high calibre, persuing excellence in quality and function

2. Respond sensitively to the architectural and cultural history of Potts Point.

3. Celebrate the natural heritage of the site and its defining feature.

There will be a mix of one, two and three-bedroom apartments, with the top level apartments featuring deep terraces with extensive views.

The site currently holds an aged, four-storey residential apartment building with a semi-submerged basement.

WMK note in their design verification statement that the site itself is not identified as a heritage item but it is located within the Woolloomooloo Heritage Conservation area.

&quot;The immediate context is rich in historical architecture including Victorian terrace row-houses nestled alongside more contemporary developments.

&quot;The local vernacular predominantly includes two to four-storey terrace houses with balconies oriented toward the West. Many of these building facades are adorned with decorative balustrades and brick or timber cladding.&quot;

They suggest the&nbsp;proposed design draws inspiration from both the architectural and natural heritage of the site and surrounds.

&quot;The scale and repetition of vertical elements of the neighbouring Victorian terrace houses have been adopted for the proposed podium fa&ccedil;ade to create a strong, cohesive edge along Brougham Street.

&quot;The use of sandstone for the podium intends to create a visual connection to the exposed cliff face that protrudes out from below the large apartment building to the North.&quot;

Third.i,&nbsp;founded by Luke Berry, Robert Huxley and&nbsp;Ron Dadd in 2005, are also currently developing the Dairy Farmers site in Newcastle in to two towers, one of which will be the tallest in the city.

Always aware of how they can innovate and improve their offering for the buyer, Third.i recently launch CoPosit, which allows potential buyers secure a&nbsp;property with just $10,000 in savings, with the remainder of the deposit paid over weekly instalments until the apartment is ready. That&#39;s in operation at the Newcastle project, with around 10 per cent of buyers using the tool.

First look: Third.i and Toohey Miller plot $22 million new apartment project in Potts Point

The Sydney-based developer, Third.i, are continually trying to break new ground in what type of product they are bringing to&nbsp;the off the pl​an apartment market.

It&#39;s been a pillar of Third.i since it was founded by Luke Berry, Robert Huxley and&nbsp;Ron Dadd in 2005, so much so it forms a key part of the company name.

I recently got to catch up with Luke Berry, who also handles Third.i&#39;s sales and marketing, to discuss the company&#39;s current direction and how they like to develop.

&quot;The name Third.i was very much formed with the two most critical elements&nbsp;to development; investment and infrastructure,&quot; Berry said.

&quot;We follow planning, jobs growth, and the inevitable need for housing in those areas.

&quot;Infrastructure is key; where the government are spending, where there&#39;s private spending on infrastructure, new transport hubs etc. Always invest where infrastructure is and is planned to be.&quot;

The third I was more in the spiritual sense, Berry added.

&quot;We are always trying to think ahead, constantly challenging both ourselves and pushing the boundary as to what&#39;s conceivable in apartment development.

&quot;We try and create apartments and a style of housing that people don&#39;t even know they want yet. We think of the projects people are going to need, rather than what they necessarily need right now.&quot;

Their latest innovative venture however isn&#39;t about what they&#39;re offering a buyer in terms of the product they are creating. It&nbsp;goes well beyond that.

The team has recently launched CoPosit, which allows potential buyers secure a&nbsp;property with just $10,000 in savings, with the remainder of the deposit paid over weekly instalments until the apartment is ready.

That&#39;s available for buyers at the Dairy Farmers project in Newcastle&#39;s West End, where already 100 of the 184 apartments have been sold. Around 10 per cent of those buyers have used CoPosit.

&quot;Developers usually need five or 10 per cent deposit minimum as a bank needs a qualifying presale to provide funding for the project,&quot; Berry said.

&quot;But we&#39;ve managed to crack open the door for first home buyers, who, if they can&#39;t stump up a deposit, can still secure an apartment and take advantage of the price growth of that apartment during the construction phase.

&quot;Traditionally, those buyers would maybe have to wait a year, or wait until completion, before they can buy the apartment. With the way the property market has gone in recent years, that&#39;s a lot of growth they&#39;ve missed out on. They&#39;re potentially paying $50,000 more for that same apartment they couldn&#39;t get a few years earlier when it wasn&#39;t complete.&quot;

Berry says he believes the scheme will completely revolutionize off the plan sales.

The Dairy Farmers project will&nbsp;comprise a separate five story-building that will house the very first residents&rsquo; shared work hub coupled with 1600 sqm of commercial and retail space.

The development will also include a range of exclusive amenities featuring communal green spaces, a state-of-the-art gymnasium, cabana pool areas with a lap pool, a wine bar and cellar, as well as multiple function rooms.

The Newcastle West site was once home to Dairy Farmers - one of Australia&rsquo;s largest dairy producers. In a nod to the history of the site, Third.i will re-imagine the heritage-listed, iconic glass milk bottle and clock towers as part of a pedestrianized, broader public art installation.

&ldquo;We feel like the West End is our second home and we are excited to be part of its revitalisation,&quot; Berry said.

&quot;We want Dairy Farmers Towers to be a West End icon, a landmark that will be reborn to create a new chapter in the West End&rsquo;s growth as a great place in which to live, work and play.

&ldquo;Residents will have some of the best views in town, as well as the harbour, great dining and entertainment options, and the transport interchange at their doorstep. To create a true sense of community for residents, we&rsquo;ve really focused on incorporating communal green spaces andcommercial and retail spaces to add diversity of housing options for locals.&rdquo;

A large number of locals have made up part of the buyers so far,&nbsp;a mix of downsizers wanting to live in an urban apartments and first home buyers who see the entry level apartments as good value for money.

There&#39;s also been a number of investors, both from Newcastle and Sydney.

Third.I, has always been forward thinking - and is one of the largest providers of SDA (Specialist Disability Accommodation) apartments along the East Coast of Australia.&nbsp;They have a partnership with Aruma (formerly House with no steps) and many other SIL&rsquo;s (Specials Independent Living Advisors) to provide suitable accommodation in their medium and large scale developments.

&quot;ESG (environmental, social and governance)&nbsp;has always been important to us, and the commitment we have in creating SDA Housing is a cornerstone of our business policies in providing social housing&quot; Berry added.

It was at the forefront of their efforts in London. Both of their London projects, the completed Battersea apartment building currently under construction,&nbsp;and the upcoming Vauxhall development, has around a third of its development set aside for&nbsp;people who couldn&#39;t traditionally afford them.

&quot;We have around 30, 35 per cent of our developments in the UK reserved for people like nurses, school teachers, train drivers, single parents who struggle to afford to get in to the property market,&quot; Berry says.

The expansion in to the UK has seen Third.i&#39;s global footprint expand, with meaningful conversations with huge REITS and investment firms.

&quot;What London has done has cracked open the door for Third.i to forge international business relationships with funders, agents, based in Singapore, Dubai, Hong Kong, Malaysia, all which wouldn&#39;t have happened if it wasn&#39;t for the investment in to the UK market.&quot;

&quot;We have a big vision, big dreams, and now we&#39;re in a position to chase them,&quot; Berry said.

"The name Third.i was very much formed with the two most critical elements to development; investment and infrastructure," Berry said.

Newcastle is set for its joint-tallest residential apartment tower, as Sydney developer Third.i. Group lodge plans for two towers on the landmark Dairy Farmers Corner site in Newcastle West.

The two towers, on the corner of Tudor and Hunter Streets, will home 184 apartments across the two buildings. One will rise nearly 100 metres, and 30-storeys, which will be the same number of levels as Pinnacle Apartments. There will be an adjoining five-storey building for retail and commercial.

Local architecture firm CKDS has designed the project. They are behind a number of&nbsp;the city&rsquo;s new residential and commercial buildings including the multi-award winning Verve Residences, Horizon Lee 5 and East End Stage 2.

Dairy Farmers Towers is the fourth West End apartment project for the Sydney-based developer. It has already completed the West, Eaton on Union, and Stella on Hannell apartments in Wickham, creating 381 inner city homes.
