Stones Corner, a fringe suburb of Woollangabba in Brisbane, wasn't even a suburb until 2017, it was officially a "precinct" within the suburb of Greenslopes.

It became a suburb in 2017, but sat on the sidelines to the Wooloongabba. But since the announcement of the&nbsp;2032 Brisbane Olympics, developers have started to&nbsp;purchase sites, submitting applications, and launching new projects.

Veteran Brisbane developer Stockwell is the latest to take advantage of the area's location, albeit with an asset they've owned for over 15 years.

They're looking to redevelop Stones Corner Village, its 3,395 sqm retail and dining precinct just off Hanlon Park.&nbsp;

They've proposed a new mixed-used precinct at 405 Logan Road, which will incorporate 209 apartments across two towers, dubbed Logan and Cleveland, which will sit above 3,000 sqm of retail.

Logan will have 110 two, three and four-bedroom apartments, and Cleveland will comprise 99 one, two and three-bedroom units. Both towers have been designed by MK Architecture.

Stockwell have owned the 5,709 sqm site since 2006, which currently homes 20 retailers and is anchored by an Aldi. Over 500 new car parking spaces will be provided, and 252 bicycle spaces.

Archipelago Architects were commissioned to create a Suburban Renewal Opportunities Analysis, which noted there were a number of major landholders in the Stones Corner precinct, who have ownership of consolidated properties.

"These consolidated landholdings present opportunities for catalyst development within the precinct," the report noted.

"Many of these properties span the width of blocks between different streets and present opportunities to improve connectivity."

The report said Stones Corner was once a busy retail strip where the factory outlets were situated, however since early 2000, a chain of events have led to a large number of vacancies along the once bustling strip.

Stockwell's project not far from Hanlon Park, which has recently been transformed into "an attractive and versatile public space that supports the growing Stones Corner Precinct – creating a vibrant urban oasis with more to see and do”.

Stockwell have also submitted a development application for another 96 apartments in West End, on a 1,986 sqm site at 399 Montague Street.

MK Architecture have again handled the designs. There will be&nbsp;32 one-bed apartments at 50 sqm, 48 two-bedders between 71 sqm and 83 sqm, and 16 three-bedroom apartments with 110 sqm of space.

That unnamed tower will be crowned with a rooftop amenity level with a swimming pool. A podium will feature 584 sqm of retail space and 1,290 sqm of commercial.

RPS wrote in the town planning report that over the&nbsp;coming years, South Brisbane will emerge as a vibrant new urban community, confident of its place in Brisbane’s heart.

"A short walk from the CBD, South Brisbane will be a new sub tropical inner-city community with a mix of contemporary apartments, state-of-the art offices and world-class cultural venues, educational facilities and accommodation.

"It will be a place to learn, shop, dine, visit and celebrate mixed within a urban forest. South Brisbane will capture the rhythm and spirit of Brisbane’s outdoor lifestyle, opening up subtropical boulevards, laneways and pocket parks to the people for play, relaxation and civic events."

First look: Stockwell plot Stones Corner Village redevelopment

The private Brisbane property developer, Stockwell, is continuing to expand its footprint in the inner Brisbane suburb of West End.

They&#39;ve submitted plans to the Brisbane City Council for an eight-level development in West End, around the corner from their HQ. The apartments will follow Stockwell&#39;s extensive investment in the suburb, which has seen them previously develop Virtuoso West End, Muse West End, and Encore West End.

&quot;This development continues Stockwell&rsquo;s vision of creating high-standard apartment living in West End through providing larger apartment types and configurations for owner occupiers and families,&quot; a Stockwell spokesperson told Urban.

The proposed project, at&nbsp;10 Kurilpa Street,&nbsp;on the corner of Kurilpa and Baile​y Street, will see 78 one, two, three and four-bedroom apartments built on a 2,365 sqm site.

The local architecture, Mode, has put together the plans, orienting apartment&nbsp;living space and balconies&nbsp;towards unobstructed views. The&nbsp;north-east apartments capture the Brisbane River and beyond to Mt Coot-tha, while the east facing apartments have open views of the CBD and the leafy low rise residential part of West End.

There will be a maximum 11 apartments per floor.

There&#39;s nine&nbsp;different configurations on offer for buyers. The two-bedroom apartments will start from 82 sqm, the three beds from 112 sqm and the larger four-bedroom apartments starting. from 147 sqm.

The top level, level eight, will have just five apartments. It will share the level with the resident amenity; a swimming pool, pool deck, barbecue area, dining and terraces.

&quot;The elevated space supports an active lifestyle providing breathing room in an increasingly dense urban environment,&quot;&nbsp; Mode note in their proposal submission.

Stockwell, which was founded in the early 1950s as a construction company, are also behind Cremorne on Fish Lane and Croft on Fish Lane, in the popular new precinct in South&nbsp;Bri​sbane.

<a href="https://www.urban.com.au/developers/stockwell" target="_blank">Stockwell</a> have recently lodged plans for a twin-tower residential development along Fish Lane, at 30 Merivale Street in <a href="https://www.urban.com.au/developments/south-brisbane-qld" target="_blank">South Brisbane</a>.

From architects <a href="https://www.urban.com.au/architects/mode-design" target="_blank">MODE Design</a>, the development application features two thin residential towers, standing at 23 and 27 storeys tall. Incorporating 124 apartments and ample ground floor retail space, the project would further activate the already thriving Fish Lane precinct.

<h2>Cedar Woods Unveiled Greville</h2>

<a href="https://www.urban.com.au/developers/cedar-woods" target="_blank">Cedar Woods</a> have unveiled plans for <a href="https://www.urban.com.au/new-townhouses/greville-wooloowin--22-morris-street-woolowin" target="_blank">Greville</a>, a new $180 million+ masterplanned community in <a href="https://www.urban.com.au/developments/wooloowin-qld" target="_blank">Wooloowin</a>, which will feature a mix of terrace homes, apartments, and heritage residences. The urban village will be home to over 250 homes and apartments on completion, in addition to plenty of amenities for residents and a 4,000sqm park which will be open to the public.

With <a href="https://www.urban.com.au/architects/form-landscape-architects" target="_blank">Form Landscape Architects</a> also at the helm, the community will feature leafy, tree-lined internal roads and pathways, landscaped to create a lush family-oriented community within Wooloowin.

The name Greville pays homage to prominent architect Francis Drummond Greville Stanley who designed the Holy Cross Laundry situated on the site, which opened in 1889. Stanley’s other noteworthy designs include Brisbane's General Post Office and the Queensland Club.

<h2>Ascot Aurora Construction Progress</h2>

Earthworks and early construction are well underway at Ascot’s massive new development, <a href="https://www.urban.com.au/new-townhouses/ascot-aurora-104-lamington-avenue-ascot" target="_blank">Ascot Aurora</a> by <a href="https://www.urban.com.au/developers/poly-global" target="_blank">Poly Global</a>.

<a href="https://www.urban.com.au/architects/bda-architecture" target="_blank">BDA Architects</a> and Latitude 27 have designed a diverse range of 234 townhomes, free-standing residences, and apartments with wellness principles in mind to facilitate air flow, light and consideration for Brisbane’s subtropical climate.

The intertwined green spine, pocket parks, pedestrian walkways as well as bike paths are incorporated to promote ease of movement, walking and biking within the community. <a href="https://www.urban.com.au/new-townhouses/ascot-aurora-104-lamington-avenue-ascot" target="_blank">Ascot Aurora</a> will also provide residents with an exclusive pool, function space, gym and media room.

All of the community facilities, green spaces and the highly anticipated 6,000m2 park are currently on track for completion in Q1 2021, with the on-site display suite due to open early next year as well.
