For the last few years, property trends have reflected the importance of resort-style amenities and private resident facilities for investors and owner-occupiers alike.

These mixed-use developments have become a new sector mainstay in Australia, according to Cromwell Property Group, with developers increasingly combining commercial, retail, leisure and residential.

Making use of rooftop space is a hallmark of this new resort-style renaissance, from barbeque space to podium gardens.

Urban takes a look at four luxury Melbourne developments that boast exclusive resident-only rooftop space.

1. Voyager, Docklands 
Developer: Mirvac

The ninth completed tower in Mirvac&rsquo;s Yarra&rsquo;s Edge masterplan, the Voyager tower is designed to include a variety of indoor and outdoor spaces.

These extend to the rooftop Skydeck and bar, which features a large rooftop terrace, barbeque area, firepit, yoga lawn, bar, dining room with chef&#39;s kitchen, theatre and karaoke room.

The $300 million, 315-apartment development on the Docklands waterfront rises 130 metres and is home to a sweeping range of facilities.

Its resident-only amenities and contemporary apartments designed by Mirvac&rsquo;s in-house design team have boosted investor interest in the development.

2. Due North, Preston 
Developer: Caydon Property

Climbing 12 levels and comprising 107 apartments, Due North is a new apartment addition to Preston&#39;s High Street.

The rooftop is the focal point of the resident amenity, featuring space for a work-out, a dedicated yoga lawn and gym area with weights and aerobics equipment.

The tiered rooftop also includes an infinity pool with views to Melbourne, built-in seating and barbecue areas for entertaining.

Designed by Caydon Architecture, Due North is situated just 20 minutes away from Melbourne&rsquo;s CBD and features a co-working area and three retail spaces.

3. Seafarers, Docklands 
Developer: Riverlee

Seafarers is transforming the city&rsquo;s last remaining Yarra River frontage into a new visionary waterfront precinct.

&ldquo;A focus on health and wellbeing was fundamental in the design process of the building&rdquo;, said Nicky Drobis, director at Fender Katsalidis.

Drobis and his design team have included numerous wellness spaces in addition to a selection of private amenities.

These include a library and lounge, dining rooms, spa and sauna spaces and a rooftop barbeque and garden overlooking the Yarra River.

Centred on an inspired reimagining of the heritage-protected Goods Shed 5, the Nonda Katsalidis-designed residence will feature Melbourne&rsquo;s first international hotel-branded residences &ndash; 1 Hotel &amp; Homes, above Australia&rsquo;s first 1 Hotel.

4. Samma Place, Ivanhoe

Bringing luxury apartment living to Ivanhoe, Samma Place&rsquo;s first residential stage, Linden, will include timeless architecture and cascading garden terraces.

The distinctive address will also be home to a communal terrace on the tenth floor, featuring an outdoor barbeque and dining area, spa, sun deck, rooftop cinema and alfresco terrace.

The Level 10 amenities can be booked via the Samma Place service centre, ideal for hosting formal dinner parties or enjoying city views with friends and family.

Linden, a collection of 134 apartments, is the first of four buildings on Bell Street.
