Luxury buyers in Pikos Property Group&#39;s&nbsp;Kangaroo Point apartment development, Skye by Pikos, are doubling up their purchases, amalgamating two adjoining apartments to create super apartments.

Pikos&#39;&nbsp;$200 million Skye apartments has fielded interest from three separate parties to purchase two adjacent, already sizeable, 230 sqm&nbsp;apartments in the luxury development and amalgamate them under one expansive, opulent sky home of almost 450 sqm.

Director of Gap Development Sales, Grant Plummer said it was something they had never anticipated but realised the unique opportunity they had to create something special for buyers.

&ldquo;A common theme for each buyer was that they want the amazing position and view that Skye offers but they don&rsquo;t want to compromise space when moving from the family home.&quot;

&ldquo;Essentially buyers are looking for a way to downsize upkeep without downsizing their lifestyle, and that&rsquo;s where we&rsquo;re seeing this demand for these mega-apartments,&rdquo; he said.

Each of the amalgamated Skye Residences will span&nbsp;372 sqm&nbsp;of internal living area, a further 32 sqm&nbsp;of balconies, and 23 sqm&nbsp;of Skye gardens.

The reconfiguration of the two adjoining apartments allows for larger bedrooms, all with ensuites, a master bedroom that is larger than some two-bedroom apartments, multiple living zones, and the provision of four car spaces designed to accommodate families with adult children.

The mega-apartments sold for $6.5 million each, with the Skye penthouse priced at $10.5 million&nbsp;and the sub penthouse at&nbsp;$8.5 million.

&ldquo;While these are substantial figures, it is still incredible value when compared to the likes of Sydney and Melbourne,&rdquo; Plummer added.

&ldquo;The interstate buyers just can&rsquo;t believe how cheap we are at $13,000 per sqm&nbsp;compared to projects that are launching in Sydney at $45,000 a sqm.&rdquo;

Data from Urbis released earlier this year revealed a price disparity of up to 35 per cent between premium projects in Brisbane and Melbourne and a staggering 258 per cent differential compared to Sydney.

Within days of its first limited pre-release of residences in the first stage of the development it had received more than 600 registrations of interest, prompting the first 23 luxury residences on offer to be snapped up in a $80 million buyer rush.

Set atop the cliffs of Kangaroo Point and taking in unobstructed views across the Brisbane River and skyline, Skye by Pikos brings to life 68 luxury apartments over three towers.

Buyers amalgamating apartments in Pikos Group's Kangaroo Point apartment development, Skye by Pikos

The Brisbane-based Pikos Group are set to launch its next apartment project, a striking collection of three towers in the affluent suburb of Kangaroo Point.

The first release of Lambert Street Apartments, to be developed on one of the last remaining vacant sites overlooking the Brisbane River, will see 75 apartments up for grabs, with strong enquiry already fielded by the Pedro Pikos-led developer.

There will be three towers as part of the Lambert Street Apartments, designed by Conrad Gargett Architect and oriented to look across the river to New Farm.

&ldquo;Lambert Street represents the final chance for a new generation of luxury to rise in Kangaroo Point &ndash; there are no other developable sites left in the area,&rdquo; Pikos said.

&ldquo;Interstate developers have been desperately trying to get their hands on developable land in Kangaroo Point, but they&rsquo;re a little too late to the party.

&ldquo;We have always had a huge affinity for Kangaroo Point and this project will present a vanishingly rare opportunity to secure a riverfront residence drenched in the trademark Pikos luxury-touch.&rdquo;

The project is set to rise opposite the highly successful&nbsp;Argyle New Farm, which has underpinned the strength of the central Brisbane market, securing 90 per cent&nbsp;of its sales for $7.75 million, and a penthouse sale at $15.4 million.

Kangaroo Point is one of Brisbane&#39;s most sought-after and tightly held markets for houses and apartments, with little high-rise stock in the pipeline or recently completed.

Gap Development Sales Director Grant Plummer, who is handling the marketing, said there&#39;s been incredible levels of demand already.

Pikos Group set to launch La Storia, first stage of Lambert Street Apartments in Kangaroo Point

The Brisbane developer Pikos Group have secured approval for three residential towers in Kangaroo Point.

Pikos had to get sign off from the&nbsp;Land and Environment Court for the ambitious Lambert Street development after a number of complaints from local residents.

The team at Pikos engaged with council and addressed the issues raised within the community for a successful outcome.

&ldquo;We are delighted council has recognised the overall merits of our development and we can now move forward with a benchmark project that will enhance the inherent charm of Kangaroo Point and its future growth,&rdquo; said Pikos Property Group head Pedro Pikos.

&ldquo;The Pikos team is now gearing up to deliver the project and we expect work to commence as early as next month&rdquo; he said.

The project at 108 Lambert Street will see three towers built on the 5285 sqm site.

Kris Kowalski Architects, who designed 300 apartments in the Fortitude Valley&nbsp;tower 289 Wickham Street, submitted amended plans late last year for the Kangaroo Point towers, with the number of apartments scaled back from 300 to 273.

&ldquo;We&rsquo;ve gone back to the drawing board to ensure we continue to deliver a new standard of luxury residential tower development to the area in a well-designed integrated project that blends with and is sensitive to its surrounds.&rdquo;

&ldquo;We&rsquo;re aware of the views raised by some local residents and we want to reassure the community that we&rsquo;ve listened, and we&rsquo;re invested in the future of Kangaroo Point,&rdquo; Pikos said.

&ldquo;Now we are out of the appeal process, we continue to take on board community feedback and are exploring further options to substantially reduce apartment density and traffic volumes&rdquo; he continued.

&ldquo;This project will be the new benchmark for apartment living in terms of spaciousness and amenity on the Kangaroo Point peninsula, where our density is far less than in many existing residential towers in the area,&rdquo; Pikos said.

Pikos Group win approval for $350 million Kangaroo Point development

Brisbane-based developer Pikos Group has secured approval for Skye Apartments, its $200 million luxury apartment project at Kangaroo Point.

Skye Apartments have been designed by the local architecture firm Arkhefield who drew inspiration from the iconic Marina Bay Sands hotel in Singapore, having its own 1,000 sqm Sky Deck featuring a residents&#39; pool deck,&nbsp;a rooftop bar and a restaurant.

There will be just 68 apartments across three towers of up to&nbsp;13 levels on the corner of River Terrace and Main Street. Each building will have just two apartments per floor, with balconies along the River Terrace frontage offering city views.

There will be six penthouses, each with their own private roof terrace. On the ground level of the development there will be a gym, a sub-tropical garden and a separate cafe for the public.

The Pikos development will provide four levels of basement car parking, as well as&nbsp;a port-cochere drop-off point for the public and residents to use.

Pikos has a workbook in Southeast Queensland of $1.3 billion, with a large portfolio in Kangaroo Point which is it believes is shaping up as Brisbane&rsquo;s hotspot.

Pikos Group secure approval for $200 million Kangaroo Point project Skye Apartments

<a href="/developers/pikos-group">Pikos Property Group</a> have lodged a minor change DA at Banyan Tree Residences - 8 River Terrace, Kangaroo Point.

The change includes a slight height increase from the previous approval, and 63 x 3 bed apartments across three buildings, rather than two. The new DA, designed by <a href="https://www.urban.com.au/architects/arkhefield" target="_blank">Arkhefield</a> also includes a rooftop bar and restaurant, with a glass lift providing views on the way up top. Situated on top of the <a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a> cliffs, the western-facing apartments and rooftop would certainly offer excellent views of the river and CBD.

The development would also be widely seen due to its highly eminent location, and the new <a href="https://www.urban.com.au/architects/arkhefield">Arkhefield</a> design undoubtedly meets the high standard in which the prominent site demands.

<a href="/developments/maroochydore-qld-4558">Maroochydore</a> is set to become the business and employment hub of the <a href="https://www.urban.com.au/developments/sunshine-coast-qld" target="_blank">Sunshine Coast</a>, with the bold Maroochydore City Centre Development Scheme beginning early construction recently. The massive priority development area aims to create a new central business district for the Sunshine Coast through a masterplanned, 60 hectare space situated on council owned land and the former Horton Park Golf Club. 
As part of the masterplan Sunshine Coast Council are currently building a stunning new city hall, designed by <a href="https://www.urban.com.au/architects/cottee-parker-architects" target="_blank">Cottee Parker Architects</a>, and being built by <a href="https://www.urban.com.au/developers/mcnab-developments" target="_blank">McNab</a>. The new council headquarters will feature 10 floors totalling approximately 9,400sqm of GFA, a rooftop recreational area and 156 car parking spaces. The building is also targeting both a 5 star NABERS and Green Star rating as a model of sustainable design. 
Sunshine Coast Council aimed to incorporate natural elements in the building’s form, and take occupation of a landmark building with smart, creative and innovative design principles. It’s clear from the renders that <a href="https://www.urban.com.au/architects/cottee-parker-architects" target="_blank">Cottee Parker</a> have done an excellent job in delivering on these requests. 
Council is set to occupy their new city hall building in July 2022.
