One of South Yarra’s finest homes is set to sell in the next couple of days.

The Italianate Victorian home on Domain Road, set in Paul Bangay gardens, was built by the Henty family. It was once owned by the merino wool operating Falkiner family, of the well known FS Falkiner &amp; Sons, who in the earlier 1900's was ran by the former politician and grazier Franc Falkiner.

The two level home is currently made up of two apartments, both owned by HWL Ebsworth partner Leon Gorr and wife Judith.

They paid $1.6 million for the upstairs unit, bought from the late businessman Peter Smedley and his wife Christine back in 1999, and then the ground level residence cost $5.5 million in 2011.

Abercromby’s agent Jock Langley says the provenance of the property is second to none. “The scale and scope offered to restore and redefine as one of Melbourne’s most prized assets exist due to the current occupants having the foresight to acquire the two huge apartments and now offer as one,” Langley says.

The expressions of interest close December 10, with early suggestions the home could fetch $25 million.

Luxury Portsea trophy home Lochee hits the market

The Englefield, a boutique collection of seven generously-sized apartments located along the tree-lined Chambers Street in South Yarra, was recently completed by builder VCON. The development which was designed to celebrate the relationship between nature and the built environment, is a collaboration between developer Perri Projects, architects Woods Bagot and landscape architect Paul Bangay.

According to Perri Projects, The Englefield will enjoy the benefits of tailored living that is reminiscent of a hotel rather than an apartment building, with only two residences remaining including a full floor penthouse. The design is characterised by a rich bluestone façade softened by verdant vines, with Woods Bagot drawing on its extensive experience across a range of sectors to provide The Englefield with a 'hotel feel'.

<a href="https://www.urban.com.au/news/discussing-apartment-design-with-woods-bagots-peter-miglis">Speaking to Urban.com.au last month</a>, Woods Bagot's Peter Miglis noted the maturing apartment market and the importance of designing apartments based on the same principles of a more traditional home, with bespoke features which celebrate the craftsmanship and considered design of the apartment.

...what we're finding is that there is a market that is maturing, that has become comfortable with the idea of living in apartments. But apartments not as we've traditionally known them, as these minimal requirements and getting the yield up. It's now about apartments that adopt qualities of living in a home, and what I mean by that is having more area internally, having a social network within the complex as well.

We always circle back when we look at apartment planning - how would a house perform and function? And how would we take those attributes and put that into an apartment plan. Maybe one day we don't call them apartments, maybe we adopt another name for them as a fusion between house and apartment coming together.

This synergy between the contemporary and the traditional is reflected in the use of marble and bronze accents in the kitchen and living areas which are complemented by Chevron patterned Oak timber floors, while a Woods Bagot-designed timber display cabinet reinforces the attention to detail and craftmanship. 

Every room enjoys a green outlook, with windows and terraces opening out to Bangay’s European landscapes which have been designed to act as an extension of the living space, another Woods Bagot hallmark.Apartments are also fitted with smart technology that allows residents to control lighting, heating and blinds remotely through an app on their smartphones.

Image: Supplied</figcaption></figure>A three bedroom penthouse spanning 200 sqm occupies the whole top floor, with terraces totalling 110sqm and floor-to-ceiling windows along three sides allowing sunlight access into the interior while also providing panoramic views across the city. The penthouse is expected to fetch between $3.8 - $4.1million and also includes three bathrooms, a powder room, a library, a 128-bottle wine cellar and three car lock up garage.

Woods Bagot and Perri Projects are also collaborating on 23-29 Victoria Street on the northern edge of the Melbourne CBD. The 25-storey apartment development will replace the CBD's last remaining service station with 90 apartments.

The Englefield brings hotel-style living and craftsmanship to South Yarra

<a href="https://www.urban.com.au/news/not-your-run-of-the-mill-apartment-the-millswyn">First covered on Urban.com.au back in 2016,</a> <a href="https://www.urban.com.au/developers/pask-group">Pask Group</a>'s <a href="https://www.urban.com.au/buildings/the-millswyn-21-millswyn-street-south-yarra">The Millswyn in South Yarra</a> is now more or less complete.

Located at 23 Millswyn Street the three-storey development features just 10 apartments designed by <a href="https://www.urban.com.au/architects/rob-mills-architecture-interiors">Rob Mills Architects</a>, complemented by landscape design by Paul Bangay.

Pask Group and its design team sought to retain much of the original façade and form of the Victorian Italianate mansion that stood on the site to ensure it sat comfortably in the streetscape amongst its heritage-listed neighbours

Urban.com.au spoke to Pask Group's Managing Director Dean Pask about collaborating with Rob Mills Architects and Paul Bangay, as well as some of the challenges associated with developing in historically sensitive areas.

Image: Shannon McGrath</figcaption></figure>Urban.com.au: The project retains much of the original facade of the Victorian Italianate Mansion which helps the building sit comfortably within the historic streetscape. How important was ensuring the building didn't appear foreign in the streetscape? 

Dean Pask: Although we did not want the apartments to ‘mimic’ the Mansion, it was important that the apartments respected and were sympathetic to the heritage values and design aesthetic of the home and sat comfortably with what can be quite an eclectic streetscape.

The classical lines and isernia limestone facade, juxtaposed with floor to ceiling glass, assist with infusing the apartments with a classical contemporary feel to complement the grandeur of the Mansion.

U: How difficult is it to develop in these historically sensitive areas and what are some of the challenges? 

DP: The challenges are numerous, including taking precautions to ensure that heritage buildings are preserved, during what can often be a lengthy approval process, as well as managing and balancing the preservation of these heritage values with clients’ expectations that the home will still meet today’s standards and conveniences.

The cost of achieving this outcome is also often difficult to quantify.

Having said that, we often gravitate to projects with a heritage element and although the journey can be difficult, we take satisfaction in preserving a piece of local history, for a new generation to appreciate, and trying to achieve an appropriate balance between heritage and contemporary design.

U: Now that the Millswyn is complete, do you feel that you achieved what you set out to do? And is there a particular aspect which surprised you or you think is the highlight of the project?

DP: We are all very satisfied with Millswyn’s place in what, in my view, is one of the most desirable pockets of <a href="https://www.urban.com.au/new-apartments/south-yarra-vic">South Yarra</a>.

We set out to create 11 individual homes, rather than apartments, and when you walk through each home and appreciate the space, natural light, finishes and privacy created by the gardens, I think we managed to achieve this.

The configuration of the site, formerly being a hotel with a very generous street frontage, enabled us to achieve a sense of scale and presence that is usually only found in buildings of a much higher density.

DP: Both Rob and Paul have collaborated on many projects, which is reflected in the seamless transition from indoor to generous outdoor spaces and making each apartment feel like a ‘home’.

With their experience and personal attention to detail in designing luxury homes, they were the appropriate choice to achieve the desired outcome.

Together we were also able to work with some clients, early in the design process, to achieve a level of customisation.

U: When do you expect the first residents to begin moving in? 

DP: The first residents will be moving in within the next month.

U: What's next on the horizon for Pask? 

DP: We have a <a href="https://www.urban.com.au/developers/pask-group">wide range of projects at various stages in Melbourne</a>, ranging from residential communities, townhomes and retail.

Our next project, in this vicinity, will be a boutique commercial office building in <a href="https://www.urban.com.au/new-apartments/east-melbourne-vic">East Melbourne</a>, which interestingly also has a heritage element.

Based on the success of Millswyn we are also searching for an appropriate location for our next luxury apartment project, although sites in these locations are not easy to find.
