The real estate developer and investment giant, Mulpha, is committing to create its $1 billion masterplanned community, Norwest Quarter, with a zero carbon footprint,&nbsp;one of Australia&rsquo;s first urban masterplan developments to deliver full life-cycle sustainable design principles from conception through to its construction and long-term performance.

Each apartment in Norwest Quarter, in The Hills District north-west of Sydney,&nbsp;will consume two thirds less energy than a typical code compliant apartment, and will see residents live zero carbon, with up to 25 per cent less cost.

Lower energy bills will be the norm for residents, while resident wellbeing will be increased through healthier buildings which will provide better air quality and greater access to nature.

The first stage of Norwest Quarter will include two residential apartment buildings spanning a 9,450 sqm master planned landscaped site and will provide196 apartment homes, as well as convenient retail and commercial space including a full-floor commercial gym, fresh food grocer, medical services, and restaurants.

When complete, the Norwest Quarter masterplan will transform over 3.8 hectares of greenfield land into a vibrant village centre for over 2,000 residents, with 70 percent of the site used for landscaping. There will be nine residential towers containing 864 apartments, with 6,000m 2 of space provided for cafes, restaurants, neighbourhood shops and childcare facilities.

The 115-apartment Banksia building designed by Bates Smart will be launched off-the-plan on 5th of March, and the 81-apartment Lacebark building by Smart Design Studio will be launched a month later.

Due to the strong sustainability credentials of the project, Norwest Quarter buyers may also be eligible for discounted green mortgages, potentially providing a lower interest rate on their mortgage*.

As well as making a real contribution towards mitigating the effects of climate change and decreasing the urban heat environment at Norwest, the precinct targeting zero carbon will lower energy bills while increasing wellbeing through&nbsp;healthier buildings, better air quality and greater access to nature.

Mulpha has enlisted the help of environmental sustainability firm Finding Infinity, together with leading architects Bates Smart and Smart Design Studio, award winning landscaping a deliver full life-cycle architects Aspect Studios, and urban designers Terroir to set a new benchmark for sustainable neighbourhoods to benefit future generations.

Mulpha Head of Developments, Tim Spencer, said the goal in developing Norwest Quarter has been to deliver a zero carbon precinct, renewably powered with a low environmental impact.

&ldquo;Building sustainable communities requires identifying what truly makes a community healthy and environmentally, economically and emotionally sustainable &ndash; our mission has been to design this into all aspects of the built-form, landscaping, functionality and community life,&quot; Spencer added.

&ldquo;I believe people will choose to live here for the opportunity to be part of a community, aiming for a better future, with 100 percent electric, no gas, reduced waste, and efficient use of resources including perhaps the most precious of all, clean water.&rdquo;

ESD expert Ross Harding from Finding Infinity said extensive work has been undertaken to assess the initiatives and design considerations required for Norwest Quarter to minimise its environmental impact through energy, water and waste.

&ldquo;We have worked with Mulpha to push environmental boundaries, doing as much as possible to reduce environmental impact for future residents and tenants while still delivering a sound investment for purchasers and reducing their bills.&rdquo;

Every Norwest Quarter building will feature rooftop solar panels, electric vehicle charging with fast chargers, and high-performance, centralised air-conditioning.

Apartments will have high efficiency lighting and appliances, induction cooktops, and electric hot water. Auxiliary heating and cooling, which typically accounts for around 40% of energy use in the average Australian home is best reduced through effective passive design in the first place.

Mulpha's $1bn Norwest apartments to be carbon neutral

Downsizers, empty nesters and families moving to the area have been the dominant buyers in&nbsp;Mulpha Australia&#39;s Norwest apartment development Haven.

Haven, completed in late 2018 at 2 Natura Rise in the Hills District suburb around 35km north-west of Sydney,&nbsp;saw a number of its apartments taken by those looking to downsize but keen for a&nbsp;good-size apartment.

Haven&#39;s floor plans suited the demand, with one bed apartments spanning up to 60 sqm internally, with an extra 11 sqm to 33 sqm externally.&nbsp;

Each of the 11 one bedroom apartments in the development of 80 are sold out. There are just five two bedroom apartments for sale, priced from $925,000. They start from&nbsp;77 sqm and can reach 112 sqm internally.&nbsp;

There are three three bedroom apartments left, which can span nearly 150 sqm. They can be secured between $1,045,000 to $1.09 million.

Each apartment features&nbsp;Caesarstone benchtops, Miele appliances and Parisi tapware.

There&#39;s a fresh launch of the last remaining penthouse, one of four, which is for sale at $2,595,000. The two level apartment with its own private lift features a wide outdoor balcony with district views. It has four balconies in total, as well as three bedrooms and a media room.

Architect Krikis Tayler designed Haven&nbsp;which has&nbsp;interiors by SJB Interiors. Haven was&nbsp;landscaper Site Image Landscape Architects.

&ldquo;The architectural vision was to create a variety of luxury apartments with a high level of amenity catering for the needs of contemporary life,&quot; Nick&nbsp;Tayler&nbsp;of Krikis Tayler Architects said.

&quot;The building incorporates a large variety of apartment types and sizes designed to cater for an equally wide variety of resident&rsquo;s needs.&rdquo;

Tim Spencer, Mulpha Norwest general manager, said the family and community lifestyle development has been designed to encourage a healthy, active lifestyle offering a heated swimming pool, on site gym, bike sharing facility and beautifully landscaped walkways throughout.

&ldquo;Haven is a premium example of a modern community that provides all the lifestyle and security demanded by the ever increasingly sophisticated owner,&rdquo; Mr Tim Spencer said.

Haven residents have access to the onsite amenities including an indoor heated pool, gym, private media room, music room, a residents&#39; kitchen and private dining area and lounge. There&#39;s also a residents only concierge service.

On street level there&#39;s a cafe and food store and the wellness centre City Cave.

Why Mulpha's Norwest development Haven was a hit for downsizers and empty nesters

The Hills Shire Council is going through the process of facilitating the delivery of larger apartment towers at Baulkham Hills.

Developer Mulpha Norwest has sought to increase the size of future towers within its next development sub precinct which is known as 'The Greens'. It will form part of the <a href="https://www.smh.com.au/business/companies/mulpa-embarks-on-3b-new-developments-at-norwest-20171024-gz73wk">wider push to create a $3 billion development </a>within Baulkham Hills' Norwest Business Park in order to create a smart city and participate in the growth of the western Sydney corridor.

Currently <a href="https://www.thehills.nsw.gov.au/Building/Major-Plans-on-Exhibition/Current-Plans-on-Exhibition/The-Greens-Planning-Proposal-Part-40-Solent-Circuit-Baulkham-Hills-DCP-Amendments-Draft-VPA-52015PLP">documents are on exhibition</a> that would pave the way for the 3.77 hectare site at 40 Solent Circuit to include nine buildings ranging in height from 8 levels up to 26 levels.

Increasing the maximum permissible building height from RL 116 metres to RL 176 metres would allow for residential towers to reach up to 26 levels or approximately 80 metres. The associated floor space ratio would also expand to 2.9:1.

As a result as many as 864 apartments are envisaged, as it 6,000 square metres of commercial floor space that would create near on 200 additional jobs. The 6,000 square metres is split between business premises, a child care centre, health consulting rooms and medical uses,recreation facilities, restaurants or cafes and shops.

Urban earlier this year <a href="https://www.urban.com.au/news/more-apartments-flood-into-norwest">highlighted a development application</a> backed by Mulpha Norwest for 2-6 Maitland Place.

The Maitland Place proposal is slated to reach 23 levels and include 131 apartments split between 32 studio or single bedroom, 72 dual bedroom and 27 triple bedroom apartments. Designed by Jackson Teece, the tower is slated to reach 69.8 metres.

Mulpha Norwest is also developing Haven Apartments on a nearby site at 38 Solent Circuit; Haven along with a completed residential building adjoining it stand at the 10-11 level mark. Construction firm Taylor is undertaking the $44 million build of Haven Apartments, and is well into construction.

A development application was lodged for 7 Maitland Place during December 2017. BHL 7 Norwest Dev Pty Ltd want to create 287 apartments in a scheme created by architecture firm TURNER, with the tallest tower spanning 24 levels.

Capital Corporation is also behind another Turner-designed twin-tower development at 11 Solent Circuit. Dubbed Esplanade Norwest Lake, the $280 million development spans 19 and 20 levels and includes 247 apartments plus an outdoor gym, outdoor cinema, putting green and landscaped area.
