The cheapest sale across the capital cities was $295,000 when a one bedroom Maidstone apartment was sold.

The 46/17 Eucalyptus Drive apartment (pictured above), eight kms north west of Melbourne's CBD, had previously sold at $355,000 in 2011.

It has been listed with a $320,000 to $350,000 price guide.

The dearest weekend sale was a three-bedroom house on Florida Road in Palm Beach sold under the hammer for $4.35 million, beating the reserve by $350,000.

The Ray White agents had nine contracts out before the auction with four registered bidders on the day.

Melbourne's top sale was $2,415,000 for the five bedroom home at 4 Mayors Crescent, Brighton East (pictured above).

There were 234 auctions scheduled in Sydney on Saturday.

Domain Group had recorded a preliminary clearance rate of 66 per cent from 168 reported results.

There were 102 auctions scheduled in Melbourne on Saturday.

Domain Group had Melbourne recorded a 70 per cent preliminary clearance rate of per cent from 72 reported results.

Latest <a href="https://www.realestate.com.au/auction-results/" rel="noopener noreferrer" target="_blank">realestate.com.au auction data</a> from 145 published results shows New South Wales had a clearance rate of 66 percent for the week to date, while Victoria’s preliminary clearance rate stands at 71 percent.

The NSW clearance rate has been at 66 percent in recent weeks, up from about 40 percent across most of April.

Victoria had 139 scheduled auctions for the week, with the results from 78 published results.

Queensland's 41 results reflected a 59 percent success rate.

Just 26 results in the ACT saw a 73 percent clearance rate.

Our project borders right on Maribyrnong, where the median house price is nearly $170,000 more, and Footscray where the median house price is nearly $60,000 more. Hampstead Park offers all of the amenity of the surrounding suburbs, in an expertly planned community, at a much more affordable price. I think this is another reason why sales have been so strong – home buyers are surprised by what they get for their money and investors see the potential for strong capital growth.

U: Where are purchasers in Hampstead Park located? Are they from surrounding suburbs? And what demographic? 

AS:The vast majority of our buyers are from surrounding suburbs. A lot have come from Maribyrnong as they see the project as desirable and affordable and not really much of a move, we have also seen those from further our like St. Albans and Point Cook who want to be closer to the city, and even people from other areas in the north such as Brunswick and Preston. They are paying a fraction of the price of what they would be buying a townhouse of this quality in their current suburbs, yet they get to maintain the similar proximity to the city and enjoy the same lifestyle.

U: How many residences are left in Hampstead Park? 

AS: Of the 78 townhouses in Stage 1, there are only 15 remaining which is a great result. The great thing is that the floor plan types released initially are all still available except one, meaning that even those who are yet to buy haven’t missed out!

U: At the rate at which they're selling they're most likely to be gone by the end of the year. When will stage two be released and can buyers enquire now? 

AS: The aim is to have Stage 1 practically sold out by the end of the year. Stage 2 will likely launch in February which is are very much looking forward to.

I'm calling it: it looks as if it will become a hidden gem - much like how it's possible stumble upon multiple interesting buildings in the CBD when you navigate labyrinth of laneways, 81 Argyle, positioned back from the main thoroughfares, will provide ample surprise factor for people who choose to go meandering in the back streets of Fitzroy. Wood facade? Yes please!

Why do we like it? 150 Turner only popped up on the radar as early as this <a href="https://www.urban.com.au/news/lorimer-precinct-artisan-architects-lead-the-way">week</a>. Kudos to the architect for boldly going with a green facade - it's not a colour one would say has been executed all that well in Melbourne to date. Nevertheless, <a href="/forum/fishermans-bend-zone-150-turner-st-90m-30l-residential">looking at all angles</a> the building has many appealling features: no single facade will be the same, a unique podium facade will add to street-level interest and overall the height, bulk and general characteristics look to, on paper, agree with much of what the City of Port Phillip have outlined as part of the <a href="https://www.urban.com.au/news/port-phillips-montague-structure-plan">Montague Structure Plan</a> (albeit, this tower is proposed in the adjacent Lorimer precinct) - this is definitely one to watch.

<h2>1. Queensbridge Tower - 1-23 Queensbridge Street, Southbank</h2>

Why do we like it? Bates Smart. The name commands respect - after all they are one of this country's oldest firms - of Royal Exhibition Building, ICI House and adjacent Freshwater Place (to name but a few) fame. Where certain soundbites will pan the height of new skyscraper developments almost universally, we say: Queensbridge Tower will add to the collection of towers on Southbank already as high and as diverse as the entire Perth CBD furthermore enhancing Southbank's own evolving hyper-density identity.

The urban tall is just as important as the urban small.
