The Chinese-backed influence over Box Hill's skyline has strengthened once more with advertised plans unveiling LongRiver Group as the force behind a 37 storey skyscraper slated for 843 Whitehorse Road.

Opposite their similarly sized <a href="https://www.urban.com.au/projects/east-central-tower-820-whitehorse-road-box-hill">East Central Tower</a> at 820 Whitehorse Road which is currently at sales, 843 Whitehorse Road's $90 million construction value would see 287 apartments built above a retail, office and showroom podium. Latest designs for the tower were submitted earlier this month and show 111 three bedroom apartments included which equates to 43% of all dwellings.

This 43% figure positions the tower as being unique in that very few if any towers of this magnitude have attempted to include such a high proportion of three bedroom apartments.

As per <a href="https://www.urban.com.au/projects/east-central-tower-820-whitehorse-road-box-hill">East Central Tower</a>, Fender Katsalidis Architects were handed the design duties for the current application and have in turn created a tower which compliments their initial design. This is especially the case for the tower components of either tower, with the principal difference being the white banding that discerns <a href="https://www.urban.com.au/projects/east-central-tower-820-whitehorse-road-box-hill">East Central Tower</a>.

Agent Savills handles the sale of what is now a BP Service Station during mid 2017, with a sales tag of $22.5 million.

The aforementioned East Central Tower joins 874-878 Whitehorse Road as LongRiver's other Box Hill developments. The latter will eventually become a DoubleTree by Hilton with 200 guest rooms in tow; it was recently given the green light by VCAT.

<a href="https://www.urban.com.au/developments/box-hill-vic">Box Hill's development scene</a> and skyline is experiencing great change at the moment. Fender Katsalidis have added a scheme for 835 Whitehorse Road directly west of 843 Whitehorse Road, which site at approximately 130 metres; 835 Whitehorse Road has been subject to <a href="https://www.heraldsun.com.au/leader/east/whitehorse-could-be-sitting-on-multimilliondollar-box-hill-block-if-planning-report-recommends-it-be-rezoned/news-story/7cafaa06a2565a00cabec4354344a80b">development overtones</a> of late.

The sites accommodating East Central Tower and CBD Development Group's tri-towered development immediately east of 843 Whitehorse Road are preparing for demolition, whilst demolition is all but complete on Box Hill Institute's 1000 Whitehorse Road. Plans for a 29 and 24 storey development which also covers 16-18 Spring Street are with the State Government.

In the midst of all the pending development, Golden Age Group's SKY ONE Box Hill continues to rise; upon completion is will become Box Hill's tallest tower.

LongRiver Group's three bedroom surprise for their third Box Hill skyscraper

LongRiver Group have ramped up their Box Hill development intentions. The privately owned property player is poised to launch a major apartment tower fronting Whitehorse Road whilst simultaneously working to secure the right to build Melbourne's latest DoubleTree by Hilton outlet.

820 Whitehorse Road's redevelopment came to light early last year, with Whitehorse Council ultimately granting LongRiver Group the right to proceed with the 30 storey building just prior to the turn of 2017. Valued at around the $200 mark, <a href="https://www.urban.com.au/projects/east-central-tower-820-whitehorse-road-box-hill">East Central Tower</a> as it will be known is now accepting registrations of interest.

Included within the tower designed by Fender Katsalidis are approximately 280 apartments, 1,500sqm of residential facilities plus 3,000sqm of combined office and retail space.

Integrated property and infrastructure consultancy APP have released details of the intended DoubleTree by Hilton tower at 874-878 Whitehorse Road. Whitehorse Council are still assessing the project which landed at planning late last year.

Also in play atop the hill are 150 approved hotel suites within Spotlight Property Group's 845-851 Whitehorse Road project and 77 serviced apartments as part of Golden Age Group's proposed 517-521 Station Street development.

Doubletree by Hilton and East Central Tower define LongRiver's Box Hill aspirations

Box Hill continues its evolution into a high density activity centre with a fresh town planning application under assessment for a 30-storey residential tower at 820 Whitehorse Road, rising to a height of 99.78 metres.

Designed by Fender Katsalidis for Longriver Group, the proposal seeks to join a growing list of high rise residential towers in the area such as SkyOne (36-storeys / 122.8m) and <a href="https://www.urban.com.au/projects/east-central-tower-820-whitehorse-road-box-hill">Whitehorse Towers</a> (36-storeys / 115m + 26-storeys / 83m). The site in question is currently occupied by a 3-storey office building.

Level 6 forms the rooftop of the podium and is dedicated in part to residential amenities such as a 60sqm pool with associated outdoor seating and landscaping, casual and formal dining spaces, theatre, gym and sauna/steam room.

The timber pergola aesthetic of the podium was first adopted on Republic Tower and subsequently employed in some form or another on other Fender Katsalidis-designed projects such as Fulton Lane, Australia 108, Melbourne Quarter and 16-22 Claremont Street.

The tower element, in contrast, features a concrete lattice wrap which recedes in density as the tower transitions upwards, further revealing the glazed skin underneath. The intended tower has three major setbacks creating a tiered silhouette on the skyline and the illusion of an erosion of tower form and shell.

The orthogonal nature of the building form and facade articulation also displays strong similarities to the ATO building diagonally opposite and a departure from the curvilinear forms of SkyOne and Whitehorse Towers.

Being above the typical viewing cone of people passing by, the tower is conceived as more of an urban form. Whilst materiality and grain of the podium is heightened, by contrast that of the tower is reduced.

Recognising the prominence of the north western corner of the site, the building quarter in that location rises some metres higher than the other elements, thereby acknowledging that important view to Box Hill, and further articulating the skyline of the building. At the top of the building the southern elements step down to further accentuate the skyline articulation and to protect residential properties south of the building from overshadowing.

Within the broad structuring of that urban scale articulation is a filigree of smaller concrete elements wrapping themselves around the primarily glazed facade of the tower. That filigree is visually denser at the base of the tower, and becomes sparser and thinner as it climbs up the buildings. In doing so the materiality of the tower is responding to a key characteristic of the topography of this locale: the variegated skyline of the bounding ridges in Box Hill and north in Doncaster.

Those ridges can be perceived as having a visually dense base which at its skyline transforms to a lacework of leaves.

Image: Longriver</figcaption></figure>820 Whitehorse Road seeks to accommodate 301 apartments comprising 45 x 1 Bedroom, 249 x 2 Bedroom and 1 x 3 Bedroom apartments, in addition to 6 duplexes providing a degree of housing diversity although it could be argued that more 3 bedroom apartments should be considered.

There are 272 car spaces in total, contained predominantly within two basement levels and throughout the 5 level podium. Vehicular access to the car park is via Fairbank Lane which also includes a number of ancillary services along its frontage. There is also provision for 92 bicycle spaces within the development.

A retail wrap in the form of a 152sqm cafe and 66sqm alfresco dining area, and a 434sqm auto showroom seeks to activate Whitehorse Road and Young Street . The remaining podium levels contain a wrap of apartments, concealing podium car parking for the most part. These podium apartments all feature outdoor balconies providing the streets with a level of passive surveillance.

A new order: 820 Whitehorse Road, Box Hill

Urban.com.au recently paid an evening visit to Melbourne's most technologically advanced construction site. La Trobe Tower within the <a href="https://www.urban.com.au/new-apartments/melbourne-vic">Melbourne's CBD</a> is the first project to employ Hickory Building Systems (HBS) integrated structural methodology; builder <a href="https://www.urban.com.au/industry/hickory-group">Hickory Group's</a> new method that accelerates construction of high-rise towers.

Guided through the active construction site by Hickory Joint Managing Director George Argyrou and Site Manager Ben Turner, Urban.com.au was afforded full access to the budding residential tower which will be the first of many utilising Hickory Building Systems (HBS).

<h2>The rationale</h2>

Asked who was the main driving force behind HBS, George Argyrou unashamedly described the method as his 'baby'. After exploring the merits of Unitised Building with projects such as Little Hero and <a href="https://www.urban.com.au/projects/one9-apartments-19-hall-street-moonee-ponds">One9 Apartments</a>, Hickory found unitised construction to have limitations in both application and delivery.

While effective in low-rise scenarios, Unitised Building was not directly applicable to high-rise towers or buildings with curtain glazed facades. George Argyrou explained that Hickory as a true builder maintains an intrinsic interest in innovative construction solutions with time, cost, sustainability and quality at the forefront of their thoughts.

<figcaption>Old and new construction methods share the skyline</figcaption></figure>Thus Hickory Building Systems was born with the intent of creating a fast and effective construction delivery method using a more conventional on site approach, with tall structures specifically in mind. This was shown to be the case with the La Trobe Tower construction contract secured principally upon the time savings associated with HBS.

<h2>The process</h2>

La Trobe Tower's initial two floors are of a traditional form and pour variety with subsequent floors consisting of integrated HBS structural units.

The process begins within Hickory's offsite facility where individual structural units are created beginning with an engineered concrete floor. Thereafter the slab is turned with load bearing steel columns, fully fitted wet areas and a building façade applied over and within the steel frame.

Rather than the one-size-fits all approach of traditional modular approaches, HBS uses interchangeable, scalable componentry used in conventional projects and assembles theses elements in an innovative way. Using Hickory’s established construction resources including formwork, façades, joinery and bathroom pods has enabled HBS to outshine traditional structural construction in terms of accuracy and quality with build tolerances brought down to within millimetres.

<figcaption>A HBS unit being secured into position</figcaption></figure>Trucked to site, the structural units are lifted into place and locked together by a team of riggers dedicated solely to this task. Seven structural units constitute one floor on this particular project, with the largest central unit spanning the girth of La Trobe Tower.

In layman's terms once the structural units are locked together to create a completed floor, further units can be stacked above owing to the inherent strength of each HBS unit. Visually this presents as 'pancaked' concrete floors atop one another with a maze of vertical steel reinforcing between each floor.

These vertical reinforced steel cages are dropped in order to tie in with those of the previous floor. When joined the reinforced cages are subsequently shotcreted to create a traditional concrete floor and column structure, yet in a much quicker timeframe and at a lighter weight; without compromising structural integrity.

Factor in the preconstructed bathroom pods within each dwelling and typical construction time of a project of La Trobe Tower's size can be up to 60% faster.

<h2>Challenges</h2>

With a condensed construction time frame and the majority of deliveries running to a tight evening schedule, Ben Turner explained that the implementation of HBS is very much an exercise in time management and communication.

After initial discussions with Melbourne City Council, noise and traffic were identified as areas of concern. To counter this Hickory have employed a Titan Cranes electric luffing tower crane that has considerably less noise output than a typical diesel-powered unit.

In addition noise measuring equipment which has been fitted to surrounding buildings has shown that noise levels are below initial benchmarks set by both Hickory and Melbourne City Council.

HBS unit delivery is a task in itself, with Hickory liaising with both VicRoads and Yarra Trams on any given evening where components are being craned into position. Initially constrained to three nights per week, Hickory hope to move oversize HBS deliveries to five nights per week, thus in theory allowing five floors to be added to La Trobe Tower per week.

After initial apprehensions, council are now at the point where they've requested that all site deliveries are done so during evening hours. This permit was granted following extensive community consultation and acoustic validation by Hickory and opens up new opportunities for construction in the city.

Can this methodology enable quieter construction to be done after hours and accelerate the completion of building projects in the city?

Hickory are monitoring the success of after hours works closely on the La Trobe Tower project, as this model may well provide a long-term solution to easing construction congestion by cutting months off each construction program.

<h2>Collins House</h2>

Underlining the potential of HBS, the day of Urban.com.au's visit to La Trobe Tower also happened to be the day that Hickory signed off on the construction contract for their next HBS project, <a href="https://www.urban.com.au/projects/collins-house-melbourne-466-collins-street-melbourne">Collins House</a>.

On a mere 465sqm site, the <a href="https://www.urban.com.au/architects/bates-smart">Bates Smart</a>-designed Collins House will rise 57 levels or near on 200 metres above ground. With its super slim profile and extensive glazed facade, Collins House is very much the tower project Hickory had in mind when conceiving HBS.

Construction of Collins House is expected to begin in shortly.
