Apartment re-sales in the recently completed Opera Residences have shown price increases of between 20% to 30% since the project launched, according to CBRE.&nbsp;

All 104 Opera Residences sold off the plan within two hours of their 2016 launch, with $600m in sales recorded in a single day.&nbsp;

The level 19 penthouse sold for $26 million (or $96,000psm), and the buyer also purchased two three-bedroom apartments below, spending a total of $57 million.

Experts say Australia&rsquo;s growing ultra-high-net-worth population is driving the luxury end of the property market. The latest property forecasts show that luxury sales are 17% higher this quarter than the fourth quarter of 2020, compared to average national luxury home prices rising 2.9% in previous years.

Re-sales&nbsp;have increased by 20-30%&nbsp;since the project launched,&nbsp;CBRE&rsquo;s Tim Rees says, adding that they expect that trend to continue.

The latest development transforming Melbourne&rsquo;s south-eastern suburb of Malvern East is Landream&rsquo;s Hurstmon.

Urban recently sat down with E-GA&rsquo;s Scott Leung and Eleanor Cook to discuss the luxury development.

MK: How many multi-residential projects have Eckersley Garden Architecture been contracted on within Victoria?

SL+EC: E-GA are currently contracted to 28 mutli-resi developments around the inner suburbs of Melbourne, including South Yarra, Malvern, Malvern East, Hawthorn, Kew and Toorak.

MK: What spoke to you about Hurstmon in particular?

SL+EC: Locality in a very leafy suburb of Malvern and the proximity to the parklands

MK: What was the design brief for the project&#39;s landscaping?

SL+EC: Malvern is very well known for its green gardens, so the brief was one of symbiosis with the architecture and the neighbourhood. Keep it purely gardenesque, understated and relaxing.

MK: Where did you take your inspiration from?

SL+EC: Inspiration definitely comes from nature, so we do our best to represent nature in the gardens we design translated to an urban context for this project.

MK: How did you synthesise the development with the existing landscaping and greenery in the surrounding streets of Malvern East?

SL+EC: The key to making a project feel as though it was always part of the street fabric is to take note of the neighbourhood plant species. This way you can see what works as well as introduce some of these plants or similar species into the new landscape and stitching the street together.

Nothing better than borrowed landscape to enhance a garden.

MK: What was the biggest challenge during the design process?

SL+EC: As always there is a variety challenges with multi-residential projects however the one that stands out is the working of plant species across many levels and aspects.

At least it enables greater plant selection and diversity which is a big plus.

MK: How important is the choice of plants in a project such as this?

SL+EC: Plant selection is a majority priority for the success of the garden. Aspect will determine choice to ensure the plants longevity and tolerances. Nothing more fulfilling than seeing a garden thrive in all conditions

MK: What have you tried to do in the design that the average homebuyer may not notice straight away?

SL+EC:&nbsp;Planting combinations in a garden may seems natural but it takes a lot of knowledge on how a plant develops over time as well as how the layers form.

If this is done correctly a new owner can enjoy the experience the growth of the garden, even take ownership, much like a new developing child throughout the seasons.

Eckersley Garden Architecture shares inspiration behind the design of Hurstmon's garden areas

The luxury builder VCON have won the $50 million construction contract of The International, the luxury Brighton apartment project being developed in a joint venture between&nbsp;Landream and V-Leader.&nbsp;

But the construction contract has come with a caveat.

The $120 million project of 58&nbsp;apartments, designed by architecture and interior design firm Carr on the popular Bay Street, will only be built by trades and contractors from the local area, in a bid to stimulate employment in the Victorian employment sector.

Construction, which will begin this month, is set to generate over 500 local jobs.

Mitch Crawford, senior development manager at Landream, said it was important that an opulent project like The International negate the offshore procurement process, and rather, prioritise local craftsmanship.

&ldquo;This hyper-local approach to the construction delivery was one of the crucial factors that also gave MaxCap, who are providing the loan facility to fund the project&rsquo;s construction, great confidence to back the project,&quot; Crawford said.

&ldquo;The mandate to work exclusively with Australian trades and contractors was met with great enthusiasm by VCON who have worked closely with our design team at Carr in the past.&quot;

The design inspiration for The International came from the luxury Mornington Peninsula hotel Jackalope, also designed by Carr. The wine rooms in particular have been&nbsp;modelled on the vaults seen at Jackalope.

Rob Morton, director at VCON, said the tender process run by Landream and V-Leader for The International was one of the more involved he had participated in.

&ldquo;Landream, V-Leader and VCON together spent eight full weeks meeting and negotiating with key trades and fabricators, to ensure that innovation, attention to detail and quality were values that drive every team that will be contributing to the delivery of The International &ndash; from window detailing to joinery. That level of consideration positions this project to be faultless in its construction.&rdquo;

Opera Residences: Sydney's $600m residential building that sold out in 2 hours has now topped out

A joint venture between developers <a href="https://www.urban.com.au/developers/landream">Landream</a> &amp; <a href="/developers/v-leader">V-Leader</a> has been in the works since 2017 when they obtained the use of event venue, The Brighton International. Their plan to produce 59 high-end apartments at 81 Bay Street was granted approval by the Bayside City Council, which means apartments will be on the market from Spring 2019.

<a href="https://www.urban.com.au/architects/carr-design">Carr Design</a> (who recently completed multi-residential designs for <a href="http://www.carr.net.au/portfolio/131-residences/">131 Residences South Yarra</a> and the interiors of <a href="/buildings/australia-108-southbank-70-southbank-boulevard-southbank">Australia 108</a>) has been engaged to design the structure as well as interiors, while Tract Consultants will be creating the outdoor environment.

The 4,100 sqm site will see a new five-story development take shape later this year, without disruption to any scheduled events up until the 30th June 2019.

Landream & V-Leader obtain approval for exclusive five-storey development in Brighton

It's the stuff of roosters and feather dusters over the course of the last week. While the western end of Melbourne's CBD will be graced by a building unlike any other in Melbourne, Spring Street is set to receive a tower at the opposite end of the design scale.

As has been widely reported a new $300 million tower designed by international architecture firm Zaha Hadid Architects has been given final approval by the Victorian Government. Expected within developer Landream's 54 level tower, which weighs in at 176 metres, are 420 dwellings and in excess of 10,000sqm of office and retail space.

Designed in conjunction with Plus Architecture, the base of the tower at 582-606 Collins Street will also include ground floor art space, a public plaza to Collins Street and a new pedestrian link and a publicly accessible terrace.

To 85 Spring Street now where revised images of Grocon's intended apartment development have appeared over online sales portals.

After much wrangling between the development team and the State planning department, a <a href="http://architectureau.com/articles/grocons-denton-corker-marshall-designed-tower-approved/">revised scheme of considerable design merit won approval during 2015</a> . Fast forward and gone is Denton Corker Marshall's design of note, replaced with a pared-down 39 level edifice.

The current version, seen below right, loses much of its architectural expression and appears externally to be little more than a generic design that smacks of value management.

Unfortunately, it also happens to be in a premier CBD location.

Urban.com.au covered the story one year ago regarding Landream approaching CASA to initiate discussion on a <a href="https://www.urban.com.au/news/260-la-trobe-shapes-as-melbournes-next-big-tower">possible tower for 254-260 La Trobe Street</a>. The tower which was tall enough to challenge the PANS-OPS ceiling would have been of a similar height to the adjoining Aurora Melbourne Central that is now under construction.

The spectacular design that would now not adhere to the interim and soon permanent planning controls, may well be consigned to the history books.

Nonetheless a truly impressive design.

Momentous designs, both gained and lost in the space of a week

The jungle drums are beating for Melbourne's next big development with word that 254-260 La Trobe Street is subject to a tower that if approved will rival its neighbour, <a href="https://www.urban.com.au/buildings/aurora-melbourne-central-224-la-trobe-street-melbourne">Aurora Melbourne Central</a> for size. The height of the intended development, which approaches the PANS-OPS ceiling for this section of the CBD has seen the proposal referred to aviation authorities for input.

This is somewhat unusual as the application for the tower has not appeared on the State planning register as yet, which is usually the first port of call. The Civil Aviation Safety Authority (CASA) will instead initially make a call on the project which would see two tower cranes utilised during its construction breach the PANS-OPS barrier for an extended period of time. Post a consultation period the project is expected to move through standard planning channels.

CBD-based Landream are understood to be behind the project, which would add to their portfolio which also sees apartment projects in <a href="https://www.urban.com.au/buildings/northcote-hill-1a-campbell-grove-northcote">Northcote</a>, <a href="https://www.urban.com.au/buildings/carrington-109-carrington-road-box-hill">Box Hill</a> and further east along La Trobe Street, namely <a href="/new-apartments/the-trillium-36-la-trobe-street-melbourne">Trillium</a>. Currently under construction, Trillium's head contractor Built is also involved in the early planning for 254-260 La Trobe Street, having aided in construction feasibility and the placement of the all important tower cranes as seen below.

<figcaption>Tower crane positioning for the intended development</figcaption></figure>Incidentally a post on Urban.com.au's forum has linked to an <a href="https://www.urban.com.au/news/3l-alliance-pushes-for-twin-246-metre-towers-at-350-queen-street">online document portfolio</a> for a project dubbed Skyline Melbourne located at 254-260 La Trobe Street, which looks to be a concept created within University of Melbourne's design studio on behalf of Landream.

Irrespective of the design's purpose, the 83 level mixed-use concept does provide a fair indication as to what can be expected onsite once an official planning application is lodged.

Image courtesy Studio 11</figcaption></figure>If and when 254-260 La Trobe Street does eventuate it will sit alongside Aurora Melbourne Central which is currently due to see its site demolition works commence, prior to Probuild undertaking construction works. Located at 224-252 La Trobe Street, Aurora weights in at 267 metres above ground and will carry in excess of 1,000 habitable dwellings split between private apartments and serviced apartments.

Only last week Urban.com.au covered plans for <a href="https://www.urban.com.au/news/3l-alliance-pushes-for-twin-246-metre-towers-at-350-queen-street">dual 246 metre towers</a> further west along La Trobe Street for developer 3L Alliance. Coupled with Aurora and 254-260 La Trobe Street, this quartet of towers has the ability to radically alter the skyline in this section of Melbourne's CBD which has for so long been dominated by the lone presence of Melbourne Central.
