Urban.com.au in its former guise as Urban.com.au, <a href="https://www.urban.com.au/news/sky-garden-residences-launched-as-construction-progresses-on-the-glen">initially reported</a> on Golden Age Group launching a website for its $450 million Sky Garden project. The elevated residential development. to be constructed above the redeveloped The Glen Shopping Centre in Glen Waverley, has now been officially launched to the market.

The tri-tower project will feature an elevated 4,000 sqm “garden in the sky” that will serve the 555 apartments that will comprise Sky Garden, providing a community meeting place for residents.

Development of Sky Garden will coincide with Vicinity Centre’s $460 million redevelopment of The Glen, which will include 240 new shops and retailers. The first two stages of Vicinity Centre’s retail development, including a new fresh food market hall and casual dining ‘food gallery’ have already been completed, with further stages opening later this year through to an anticipated completion in early 2020.

The design team responsible for Sky Garden includes architects Rothelowman for exteriors, DKO Architecture for the interiors and ASPECT Studios for the extensive landscape design.

The project has been designed to appeal to a wide range of buyers and demographics, with layouts that cater to the needs of young families, downsizers, working professionals, owner-occupiers and the investor market.

According to Golden Age Group, the project represents one of the most innovative and ambitious development plans in the company’s history. The project follows on from the soon-to-be completed Victoria One in Melbourne's CBD and will headline a strong pipeline that also includes the Bates Smart-designed 85 Spring Street, opposite the Fitzroy Gardens.

Golden Age Group officially launches Sky Garden at The Glen

Golden Age Group has recently launched the website for its Sky Garden Residences, to be developed above airspace as part of The Glen redevelopment project. City of Monash initially approved plans for the $500 million redevelopment of The Glen shopping centre in Glen Waverley in 2015.

Key features of The Glen redevelopment include:

<ul>
<li>an expansion of the retail centre across the existing car park in Springvale Road, Glen Waverley</li>
	<li>three apartment towers above the retail podium, with the highest being 20-storeys</li>
	<li>a new public square at the entrance to the shopping centre, with cafes and restaurants creating a cosmopolitan connection between Kingsway and The Glen.</li>
</ul>
In November 2016, Council approved an amended permit for the residential towers at 235 Springvale Rd, Glen Waverley which was once again amended and approved in January 2018. 

Key aspects of the proposed amendments relate to modification of the overall massing, layout and mix of residential apartments of Building A, (Signature Building), B (Urban Building) and Building C (Kingsway Axial Building). 

Each building will increase in overall height by 1m and will adopt a new facade treatment to what was originally approved.

The revised plans prepared by RotheLowman include an additional 89 car spaces and the provision of 555 apartments across the three towers comprising of:

	<li>371 x 2 bedroom apartments; and </li>
	<li>57 x 3 bedroom apartments. </li>

Image : skygardenresidences.com.au</figcaption></figure>A large part of the project's appeal according to Golden Age Group is the 4,000 sqm of open space across the three towers and the views on offer from within, which encompass the Dandenong Ranges and the Bay.

The new residences will also take advantage of their position within the newly revitalised shopping and entertainment precinct of The Glen Shopping Centre.

The first stage of the redevelopment of The Glen - the Fresh Food Market Hall - opened in September 2017 and is located on the lower ground level offering a wide choice and variety of fresh produce and specialty ingredients in one location.

The Fresh Food Market Hall features an ALDI, latest format Woolworths, Coles and 60 boutique food retailers and specialty stores.

Vicinity Centre's redevelopment of The Glen will occur across five stages spanning three years which will create a new 'town square' with dining over two levels, new mini-majors, a fresh food market hall and 240+ select stores on completion. The five stages of the redevelopment are summarised below.

Sky Garden residences launched as construction progresses on The Glen

It was announced this morning that Golden Age Group will develop the residential component of The Glen.

Vicinity Centres with co-owner Perron Group have decided to sell the air rights above the centre which is at the starting point of its multi-million dollar redevelopment. Urban.com.au <a href="https://www.urban.com.au/news/vicinity-and-pellicano-provide-monash-with-a-development-boost">reported last month</a> on Vicinity's construction launch of the $490 million project, which will expand the existing centre to include 78,000 square metres of gross lettable area.

Vicinity Centres has indicated that the majority of retail spaces within The Glen's first development stage has been leased. Opening late 2017, this initial stage will include an Aldi, Woolworths, Coles and over 60 specialty stores.

Multiple dining precincts and a new Town Square will spearhead the redevelopment's push to open up/be more expressive with its surrounds.

The Glen will open in a number of stages and is expected to be complete by early 2020.

<figcaption>Future residents will benefit from The Glen's increased offerings</figcaption></figure>As for Golden Age Group, they now inherit the right to deliver 539 apartments across three towers, in accordance with approved plans devised by NH Architecture. 

Initially submitted at a lofty 86 metres to its highest point, The Glen's tallest residential tower was eventually approved at 64 metres or 20 levels. Smaller residential towers reach 12 and 13 levels respectively.

The tallest tower in the area prior to The Glen receiving approval is Australian Nan Xin Investment's Galleria at 52-54 O'Sullivan Road at 15 levels and 47 metres.

Under the approved plans, the 539 apartments are split between 155 single, 357 double and 22 triple bedroom and 5 quad bedroom apartments. Whether Golden Age Group pushes on with the approved design or seeks to alter the format/configuration of the three buildings remains to be seen.

Victoria One, Opera, <a href="https://www.urban.com.au/projects/collins-house-melbourne-466-collins-street-melbourne">Collins House</a> and Sky One Box Hill represent the developer's projects currently at construction. Also in Box Hill, Golden Age Group are pursuing a planning amendment that will allow for the delivery of dual towers across 517-521 Station Street, whilst The Glen joins 85 Spring Street as projects that the developer has licked up post planning approval.
