Fawkner House, a collection of nine large-scale dwellings created in Melbourne’s South Yarra, has listed its limited remaining residences.
Located in the Domain precinct, <a href="https://www.urban.com.au/news/beulah-international-hits-the-hyper-luxury-heights-in-kew" target="_blank">Fawkner House</a> is nestled between Walsh and Marne Streets at <a href="https://www.propertyobserver.com.au/https://www.urban.com.au/node/3059?utm_source=PropertyObserver%20" target="_blank">146 Toorak Road West</a>.
The home offerings were designed by architect Rob Mills, offering progressive design, large-scale residences and penthouses and commanding views over Fawkner Park.
“It's the height of the land, and with that comes light, space, better quality of air, opportunity for phenomenal views. It’s all those wonderful ingredients that makes something special”, Mills said.
Developed by <a href="https://www.urban.com.au/developers/beulah-international?utm_source=PropertyObserver%20" target="_blank">Beulah</a>, the home takes inspiration from Le Corbusier’s 1954 chapel Notre Dame du Haut in Ronchamp, France.
The remaining three and four-bedroom residences are listed with prices starting from $5.49 million.
The top-level of the residence is split between two grand penthouses, while the basement includes private garages for each residence.
Its other offerings include curved wall features, natural stone and custom oak joinery.
Construction for the project remains on track for completion in early 2021.
Other projects in the pipeline from the developer includes <a href="https://www.urban.com.au/news/beulah-international-submits-planning-application-for-southbank-by-beulah?utm_source=PropertyObserver%20" target="_blank">Southbank by Beulah</a>, which is set to become Australia’s tallest tower.
The Victorian Government gave the green light to the $2 billion project in March 2020, which will feature two twisting terraces called the ‘green spine’.

South Yarra's Fawkner House lists remaining trophy homes

A main road site located at 1297-1299 Sydney Road, Fawkner to international doughnut giant Krispy Kreme.
The 1,823 square metre site has just been completed.
John Star of CVA leased the property.
It will be home to their second drive-through concept store after successfully opening in Bulleen in January this year.
The existing buildings were demolished to make way for the purpose-built 250 square metre store which features open plan seating area, storage, offices and amenities and customer parking.
Krispy Kreme have leased the site on a 10-year lease term plus options for $115,000.00 per annum equating to a building rate of $460 per square metre.

Krispy Kreme lease Fawkner drive-through location

HTW expects Melbourne’s north to see continued good growth in suburbs such as Hadfield and Fawkner, according to its February 2017 update.
The valuation firm says due to the suburbs proximity to the CBD (approximately 15 kilometres) and being serviced by two train stations, they are well-positioned to deliver further growth over the year ahead.
“Another major reason we expect these suburbs to perform well is due to the unaffordability in suburbs in the inner north such as Brunswick, Northcote and Thornbury,” the report says.
Currently the median house price for Hadfield is $650,000 and for Fawkner it is $614,000.
A three bedroom house at <a href="https://www.realestate.com.au/sold/property-house-vic-hadfield-123624770" target="_blank">15 Lawrence Street</a>, Hadfield (above) was sold for $678,000.
Similarly a three bedroom house at <a href="https://www.realestate.com.au/sold/property-house-vic-hadfield-123730950" target="_blank">14 Tassell Street</a>, Hadfield (below) was sold for $660,000.

“Although the outer north east suburb only experienced moderate growth (6.5%) in 2016, the introduction of a railway extension from the South Morang station should result in further growth,” it says.

Significantly lower vacancy rates than Melbourne (1.1% compared to 2.7%), and healthy rental yields of 3.2% also create an attractive investment environment.

Located west of Melbourne CBD, Deer Park has plenty to offer with an affordable price tag.
The suburb has shown continual growth over the past three years, priming the area to be a hotspot in 2016.
Close to first half 2016 hotspot, Sunshine West, Deer Park is serviced by both train and bus services to the CBD.
Some $96.8 million of project developments have commenced in 2016, with $12.7 million focused on expanding and improving commercial and industrial facilities in the area.

The northern suburb of Mill Park is nestled amongst some of Melbourne's most promising suburbs.

Fawkner tipped as a Melbourne housing hotspot: PRDnationwide

A Sydney Road site with redevelopment potential at Fawkner in Melbourne’s north has been sold by Ray White Commercial for $1.25 million.
The partially leased property at 1110 Sydney Road sold to an owner-occupier.
Ray White Commercial agent Brett Diston said the nine title offering was 1015 square metre in total.
"The rear factory facing Lorne Street is currently leased on a new three year lease with a further term of three years at $26,450," he said.
"The total building area on the site is approximately 290 square metres and the property is zoned industrial three."
The site is approximately 11 kilometre north of the Melbourne CBD and close to the Metropolitan Ring Road.

Fawkner corner site property sold for $1.25 million

First off a proposal of huge proportions relative to its surrounds. Developer <a href="http://www.meydan.com.au/property-development/" target="_blank">Meydan Group</a> is running with the image below on their website for an intended mixed use development located in Fawkner. Seemingly on the western flank of the Hume Highway and near Gowrie Station, the proposal seeks a 15 level mixed use development with retail components, office space and 120+ apartments included. On a stretch of the Hume dominated by car dealerships and associated trades, yet ripe for redevelopment, a 15 level complex would surely make a statement - time will tell.

Closer to the big smoke and a swag of residential towers have been approved by Melbourne City Council of late. Among them a 17 level, 296 apartment development at 28-38 Pearl River Road, Docklands which gained approval on June 28th, as did a 16 level, 240 apartment development nearby at 3-43 Waterfront Way, Docklands. A final planning permit was issued for <a href="https://www.urban.com.au/buildings/33-north-33-racecourse-road-north-melbourne" target="_blank">Babylon Apartments</a> located at 33-39 Racecourse Road, North Melbourne during May while the nearby proposed 66-apartment <a href="https://www.urban.com.au/new-apartments/15-17-racecourse-road-north-melbourne" target="_blank">15-17 Racecourse Road</a> appears in the UrbanMelbourne.info database for the first time. May 30th saw <a href="https://www.urban.com.au/buildings/coventry-haus-33-coventry-street-southbank" target="_blank">33 Coventry Street, </a>Southbank given notice of a decision to grant a permit while the nearby development at 25-27 Coventry Street, Southbank revived its final permit also during May. More on these projects in due course.

Following up on this <a href="https://www.urban.com.au/news/the-wilson-street-microcosm" target="_blank">article</a> posted early last month, Salta Properties via SJB Planning have in recent days formally lodged plans with Stonnington for 31-41 Wilson Street, South Yarra. The image below by Fraher Design 3D depicts the Rothe Lowman-designed complex in situ along Wilson Street. Elsewhere in South Yarra, Melbourne High School have lodged plans for an underutilised piece of land at 661-663 Chapel Street. Designed by Bird de la Coeur, the four level building seen below will house an education centre and student accommodation, with retail fronting Chapel Street. This proposal is in line with developer Michael Yates' plans for the adjoining site, the outline of which can also be seen below. Initially submitted with two schemes, Michael Yates will seemingly pursue the lesser of the two proposals, details of which can be found <a href="https://www.urban.com.au/news/take-it-either-way-661-chapel-street-planning-application" target="_blank">here</a>.

Moving to Brunswick now and two separate planning applications seek to continue the Anstey in development theme as outlined in this <a href="https://www.urban.com.au/news/anstey-in-development" target="_blank">article</a>. 26 Breese Street is a seven level complex yielding 64 apartments while 216 Albion Street nearby is seeking approval for an eight level apartment complex. Together these developments would add well over 100 apartments to an already booming pocket of Melbourne. West Brunswick hasn't been left behind either with a proposal for a nine level apartment complex with three levels of basement car parking at 1-5 Olive York Way. It would sit opposite the recently completed, seven level 2-6 Olive York Way developed by National Sterling which yielded 140 apartments.

Finally Fraher Design 3D feature again, having produced this image of the Mayven development at 56-58 St Georges Rd, Northcote. A nice new development right next to the Melbourne Anarchist Club - enough to put a smirk on this urbanist's face.
