A local Asian developer has lodged plans for a four-storey, mixed-use development on Waterloo&#39;s Botany Road.

The project&nbsp;at 171B Waterloo Road, to be developed by Doublespace,&nbsp;will home 47 apartments and&nbsp;two retail spaces at ground floor&nbsp;level.

Situated in the newly developing area of the proposed Waterloo Masterplan and Green Square, which is currently undergoing revitalisation and regeneration, set to be home to around 7,000 new dwellings, as well as community, retail and office space. &nbsp;

Moments from new connections and public amenity, the development will also sit adjacent to the planned future Waterloo Metro Station.

The building along Botany Road is referred to as Building A, which will split into five even blocks, a nod to the current existing fa&ccedil;ade language. &nbsp;&nbsp;

Building B is along Cope Street, split into a block of three, with larger recesses on the ground floor to create ground-floor terraces. &nbsp;

Nestled amongst the current medium density housing to its east and future higher density housing, Cope Street takes on a residential and leafy character. Whilst Botany Road, is commercial and industrial and serves as a major arterial link in Southern Sydney.

The massing of each blocks breaks the continuous 50-metre street wall that is reminiscent of larger industrial and commercial blocks, to create a smaller, more human scale.

&ldquo;At the heart of the scheme is an oasis, a relief to Waterloo&rsquo;s urban environment, an oasis to live, work and play,&quot; the design statement by DKO read.

&quot;Homes are nestled in a lush landscape with views through tree canopies and a ground plane as if it&rsquo;s a a secret garden, a constant surprise where one can have a meal, meet others, work or for kids to play.

&ldquo;The proposal is one that is a surprise within Waterloo, and most of all on Botany Road. Its garden spills out to its edges, softening even the harshest main arterial road.&quot;

With a mix of unit sizes and layouts, the dwelling typology will cater to a range of households and lifestyle situations, further diversifying the area. Higher ceilings and deeper balconies are featured in ground floor apartments, along with privacy planting to mitigate privacy concerns.

Each level of the two buildings will comprise two one-bedroom, 10 two-bedroom and one three-bedroom residence.

Central to the scheme is the integration of the landscape and the creation of a green oasis to the centre of the site. The proposal relocates the deep soil zone to the centre, allowing lush planting and large trees to flourish. Planting then spills to the facade and extends to the surrounding streets, softening the urban edges of Botany Road and connecting Cope Street.

The proposal is also well served by public transport with bus links, as well as being within walking distance to Green Square train station. All apartments are also fitted with bike storage and a majority, with a car space.

Each level of the two buildings will comprise two one-bedroom, 10 two-bedroom and one three-bedroom residence.

The DKO designs for Waterloo's newest apartment development 

The national property developer, Cedar Woods, has already secured over 30 per cent of sales at its recently launched Subiaco apartment development, Incontro Apartments.

The launch of Incontro Apartments&nbsp;comes off the back of the success Incontro Townhouses, in the same community at 133 Salvado Road, which recently sold-out.&nbsp;

DKO Architecture, who handled the designs of the townhouses, have also designed the apartments, with a nod to the site&#39;s heritage.

Cedar Woods has been working with DevelopmentWA and the City of Subiaco&nbsp;since 2019 for the development on the former TAFE site,&nbsp;located in the Bishop Street Precinct of the Subiaco Centro Project Area of the Subiaco Redevelopment Area.

Incontro, an Italian word translated to meeting or match, will have 110 apartments across a seven-level building, with views of the city from the upper level apartments.

Residents will have access to an abundant amount of outdoor amenity, including an alfresco kitchen with outdoor dining, lawn&nbsp;area, and a community and&nbsp;herb garden with citrus trees. There&#39;s been a conscious effort by Cedar Woods to pivot to the modern world of working from home, with a number of co-working spaces, a lounge, and conference and meeting spaces.

There will be a range of one, two and three-bedroom apartments on offer, priced from $399,000.

Cedar Woods has already seen over 200 registrations, with planning approval recently secured. Residents are expecting to move in in early 2024.

Cedar Woods launch Incontro, Subiaco apartments

Capital Alliance has appointed Icon Co to build its 17-storey The Docklands Residences, which will include a 200 room Marriott hotel - the first to be built in Australia in 20 years. Located within The District Docklands precinct, the $250 million mixed-use development has been designed by DKO Architecture, and will also include 100 oversized one to three-bedroom apartments in addition to Marriott Docklands.

The architects have conceived the development as two interlinked sculptural petal-shaped towers that will intersect with vertical plantings adding an element of nature while also providing privacy between apartments. The centrepiece of the development will be a rooftop infinity pool and serviced by an adjoining bar. At ground-level an additional bar, restaurant and laneway cafe will be open to guests, residents and visitors to the development.

Image: Capital Alliance</figcaption></figure>The development will be built above the former Harbour Town shopping centre now known as The District Docklands - a retail, leisure and entertainment precinct on Waterfront Way. Hotel rooms and apartments will encompass views of the sunset in the west over the Bolte Bridge or views back towards the Melbourne skyline.

According to Capital Alliance, the Marriott Docklands represents an exciting landmark for the precinct and he was optimistic about what the project would offer future residents and guests.

Icon is the result of the recent merger of Icon Co and Cockram Australia to form one of Australia’s largest construction companies under parent company Kajima Corporation, with The Docklands Residences representing the company’s first major project delivered under the consolidated entity.

The Marriott Docklands joins WOODWORK - an 8-storey CLT office building of 8,000 sqm under construction within The District, with construction also progressing at The Market which will include a Woolworths supermarket, complimented by Dan Murphy’s and a large scale Asian grocer.
