The City of Moreland has released a draft update of its Moreland Integrated Transport Strategy and Car Parking Strategy.  The update was not scheduled to occur for another two years, however given the rate of change, particularly in the south of the municipality, the review was accelerated.

In the draft Car Parking Strategy, changes are proposed that will enable development to occur with zero parking as of right and a proposed strategy to complement the parking changes would force behavioural change and stop on-street car parks filling up with residents cars.

After a community consultation round that commenced in December 2017, residents responded by telling council they dislike issues associated with increasing traffic - such as congestion, rat-running through minor residential streets - and that many would use active and public transport more to get around but can't owing to infrastructure and service deficits.

Many people would support measures to improve walking, cycling and public transport options, even if this might make driving through the area a bit slower – this was the case in both the north and south of Moreland, and across users of all transport modes, including car drivers.

Parking has been identified as an important area over which Council has significant control. The Draft Parking Strategy shows how we would implement the parking actions in the Draft Moreland Integrated Transport Strategy.

It aims to reduce the growth of cars in Moreland as our population increases, while protecting the ability of existing residents to park on-street by introducing more parking restrictions.

Some of the biggest changes relate to the Parking Strategy.

Parking minimums are proposed to be removed from the three main activity centres in Moreland - Brunswick, Coburg and Glenroy - and in their place, parking maximums would be implemented.  

In Moreland, residents are able to apply for a permit that exempts them from any parking restrictions on the street - this, however, does not apply to people who live in dwellings that were subdivided after 2011.

In conjunction with post 2011 permit exemptions, the switch from minimums to maximums, this would clear the decks for developments that seek to have zero or minimal car parking and in order to stop residents of dwellings in the new development from parking cars on the street, it is proposed that  restrictions based on time be added to streets in activity centres that do not currently have them.

Likewise, each of the three major activity centres would have buffer zones surrounding them that too would introduce timed parking restrictions if they don't already exist.

In twelve neighbourhood centres, it is proposed there will be no switch to parking maximums however minimum parking requirements would be reduced by 20% and these areas would also have time restrictions added to streets which don't have them.

Elsewhere in the <a href="http://www.moreland.vic.gov.au/globalassets/areas/transport/draft-parking-strategy.pdf">Car Parking Strategy</a>, there is a section which deals with the reallocation of road space.  

"Support net reduction in car parking where this facilitates sustainable movement corridors or creates places for people, consistent with the road user hierarchy", "Continuously and proactively review whether car parking is needed and take steps to repurpose the space for movement or place for people" and "Seek opportunities to re-use Council off-street car parking areas as green community spaces" are but a few of the proposed actions.

The string of apartment-based planning applications with 'design excellence' at their core continues within Moreland City Council's boundaries.

Already the heartland for the Nightingale series of apartment projects, other developers too have joined the push to realise sustainable, community-driven apartment developments in the municipality. Urban.com.au has in recent weeks covered <a href="https://www.urban.com.au/news/emphasis-on-sustainable-design-for-milieus-latest-in-brunswick">Milieu's Brunswick development</a> in waiting, in addition to <a href="https://www.urban.com.au/news/brunswicks-progressive-apartment-design-dynamic-gains-another-devotee">Excelon's recent Sydney Road</a> application.

Further to the above projects, entity Antipodean Land Developments Pty Ltd is seeking approval for a substantial apartment development in Brunswick East. Breathe Architecture and Kerstin Thompson Architects have collaborated on the design for the project which is sited 10-16 Little Miller Street.

Planning image: BA / KTA</figcaption></figure>For Antipodean, the Little Miller Street site is the second tilt at gaining approval for an apartment project after the entity was given the green light for 77-83 Nicholson Street, Brunswick East during February. That retail and apartment project was also the work of Kerstin Thompson Architects.

10-16 Little Miller Street is located directly behind 77-83 Nicholson Street, Brunswick East, and provided the former gains approval, Antipodean stands to hold the right to deliver just under 200 apartments across both sites.

The Little Miller Street proposal is currently at advertising and features 115 apartments and townhouses across four buildings, arranged around a central green space. A cafe, 235 bicycle bays and 135 car parking spaces across two basement levels constitute the balance of the development.

<h2>Seeking design excellence</h2>

Excerpts from the application's joint Design Statement point toward the architecture firms intent in creating a high-end design across the four separate residential buildings.

This (the design) has drawn upon the thought leadership in architecture for which each practice is independently renown and our shared values especially around the potential for social and environmental sustainability that stems from the formation of high quality living environments.

Together BA + KTA have collaborated on the site masterplanning and over-arching design principles. Each practice has then undertaken the more detailed design for two of the four buildings that make up an exciting ensemble for the Little Miller street development.

Little Miller Street development aims to be a housing exemplar. In addition to prioritising high quality internal amenity, dwelling diversity and a strong sense of community for its occupants it will also benefit beyond the site to enhance the broader neighbourhood (public realm).

Underpinned by a strong commitment to passive design the project has targeted a 7.5 NatHERS average across the development. HIP V. HYPE Sustainability has worked closely with KTA and BA to identify and adopt measures to improve the project’s environmental, social and economic sustainability.

10-16 Little Miller Street is adjacent to the freshly at construction Nightingale Brunswick East apartment development. The duo along with 77-83 Nicholson Street are forming a pocket of apartment developments which are focused on passive yet socially progressive design.

These developments are in contrast to more 'typical' apartment developments that lack many of the design nuances that are boasted by projects such as Nightingale Brunswick East and 10-16 Little Miller Street.

Antipodean style: Another design sensitive apartment project for Brunswick East

The ‘Agent of Change’ provision has been cited by respondents in relation to a planning application seeking an 8 storey apartment development adjacent to live music venue Howler.

Introduced by the Victorian state government during 2014, the ‘Agent of Change’ principle effectively protects live music venues from residential development. A key planning consideration for Brunswick's <a href="/buildings/archer-8-14-michael-street-brunswick">8-14 Michael Street</a> was whether future occupants would be protected from unreasonable noise impacts emanating from Howler.

Moreland City Council's failure to determine the application within prescribed timelines has seen the proposal book a date with VCAT, with negotiations scheduled prior to a June 25th hearing.

VCAT's involvement though may be streamlined given that Council has been urged by internal planners to recommend a permit be granted by VCAT subject to conditions.

8-14 Michael Street's application garnered 426 objections and presentations to Council from Howler owner Brendan Brogan and Music Victoria. Despite Council planners recommending approval, Moreland City Council elected to reject the application based upon the weight of public discourse.

Brendan Brogan <a href="http://themusic.com.au/news/all/2018/04/27/howler-bar-safe-after-council-rejects-proposed-developments/">was quoted in The Music as follows</a>:

The councillors rightly believed that 74 apartments next to a live music venue would be problematic. They saw that the design didn’t take into account the Agent Of Change principle and that more design would be needed to enable residents and Howler to co-exist.

It is a massive win for the music industry. It means music venues are genuinely starting to feel the protection of the Agent Of Change law.

They saw that Moreland needed development, but they also saw that live music formed a key part of why people would live in Brunswick.

Image: SJB</figcaption></figure>Moreland City Council's Deputy Mayor, Natalie Abboud was also quoted in The Music regarding the application's perceived shortcomings. "We felt that the interface between it and Howler was too sensitive and the requirements regarding Agent Of Change and sound assessments (specifically related to vibration) had not been fully met."

To counter this, acoustic attenuation recommendations form part of the planning officers report on the intended development which will carry on to VCAT. Acoustic modelling prior to occupancy and testing post occupancy are recommended in order to satisfy concerns, with further works mandated if needed in order to make the apartments compliant with noise level guidelines.

Moreland City Council fielded the initial application for the intended development during December 2016.

Designed by SJB the application includes a mix of 33 single, 38 double and 3 triple bedroom apartments for developer Brunswick Holdings, with apartment sized ranging between 50 and 127 square metres.

VCAT now the 'Agent of Change' for Brunswick's Michael Street apartments

Brunswick, Brunswick East and Brunswick West's respective apartment markets continue to steam along at pace, regardless of where the wider Melbourne apartment market is at.

A handful of freshly completed apartment developments have been replaced by projects which have begun their construction phase, and a freshly launched development is adding further buyer choice to the market. <a href="/buildings/the-finery-267-277-lygon-street-brunswick">The Finery</a> is the area's latest release and is located across 267-277 Lygon Street.

Consisting of 30 apartments atop a string of retail tenancies, the newly launched development accounts for a single storey nondescript brick building, and finds itself surrounded by fellow apartment projects.

The Finery joins 13 other sizeable apartment projects noted at sales that Urban.com.au is tracking across the three suburbs.

Directly opposite The Finery, two apartment projects have received their finishing touches in recent weeks. Both designs&nbsp;of CHT Architects,&nbsp;<a href="https://www.urban.com.au/buildings/the-burgin-residence-260-274-lygon-street-brunswick-east">The Burgin Residences</a> and East Apartments are now complete and combined add approximately 140 new apartments to the area.

Freshly completed too is CBD Development Group's <a href="https://www.urban.com.au/buildings/288-albert-street-brunswick">288 Albert Street</a> in Brunswick, with 269 apartments over two buildings at practical completion at the hand of builder LU Simon. Brunswick West has also notched a completed project in recent weeks; Exner Building completing The Moreland at 444 Moreland Road, taking over the buiild post the collapse of Watersun Constructions.

Hundreds of further apartments are also nearing completion, in the form of Iseo, <a href="https://www.urban.com.au/buildings/rima-22-lygon-street-brunswick-east">Rima</a> and <a href="https://www.urban.com.au/buildings/8-lygon-street-brunswick-east">8 Lygon Street</a>, all of which are located on Lygon Street.

Despite the flood of newly completed apartment into Brunswick and surrounds, an even larger contingent of projects have just begun, or are about to tip into their construction phase.

Demolition onsite signifies that <a href="https://www.urban.com.au/buildings/lygon-place-240-lygon-street-brunswick-east">Lygon Place</a> is on the verge of a construction start following its lengthy sales campaign. Its 96 apartments will soon join the approximately 1,470 apartments at construction across the three Brunswicks.

Chief among these projects at construction in terms of size are Blue Earth Group's 300 apartments in Brunswick West headed by&nbsp;<a href="https://www.urban.com.au/buildings/the-grove-1-5-olive-york-way-brunswick-west">The Grove</a>&nbsp;and Banco Group's first stage of&nbsp;<a href="/new-apartments/east-brunswick-village-bluestone-way-3-bluestone-way-brunswick-east">East Brunswick Village</a>&nbsp;which includes 223 apartments. Both of these projects are in the early stages of their delivery.

Soon to join the construction rush is the combined <a href="/new-apartments/lt-miller-nightingale-55-nicholson-street-brunswick-east">Lt Miller/Nightingale Brunswick East</a> which has been awarded to Liberty Builders, as is <a href="https://www.urban.com.au/buildings/mr-nichols-65-nicholson-street-brunswick-east">Mr Nichols</a> a short distance away. Brunswick East's <a href="/buildings/seamstress-11-13-lygon-street-brunswick-east">Seamstress</a> is also closing in on a construction&nbsp;start.

As various apartment projects filter through their respective development phases, additional projects currently before City of Moreland are seeking to fill the breach. Urban.com.au has already covered major intended projects such as <a href="https://www.urban.com.au/news/jw-lands-park-street-proposal-goes-down-a-different-design-path">699 Park Street</a> and <a href="https://www.urban.com.au/news/milieu-property-moves-on-lygon-streets-established-apartment-strip">121 Lygon Street</a> over the course of 2018, with a swag of other prospective projects also seeking approval.

Although smaller in stature, the latest application to enter the Urban.com.au&nbsp;Project Database within the area is Brunswick West's <a href="https://www.urban.com.au/new-apartments/134-136-melville-road-brunswick-west">134-136 Melville Road</a>.

Orion Investments Pty Ltd is looking to take advantage of a vacant site by way of a&nbsp;Design Consortia Australia scheme for 15 apartments across a four level apartment block.

Comings and goings in Brunswick's engaged apartment market

A year has passed since JW Land went on a media blitz promoting their intended development of 699-701 Park Street in Brunswick at the top of Princes Park.

Plans for what is currently the Best Western Princes Park Motor Inn were lodged with Council during 2016, although Architectus has veered away from the previous design path with&nbsp;a revised development application which was submitted late last year. Gone is the undulating and bulky glass-clad tower of the initial proposal, with Architectus instead favouring a more subdued approach to the prospective development.

The revised application would result in lowered development expectations for JW Land; an initially sought&nbsp;333 apartments within the project has been cut to 255 apartments and&nbsp;12 townhouses, as per the application which is fresh to advertising.

For locals concerned with the height of the development, there will be little relief as the revised application has increased in height from 13 to 14 levels, effectively compensating for lower built form height to the street and greater setbacks.

Development plans for the 6,463 square metre site sparked the&nbsp;creation of an action group dubbed&nbsp;Protect Park St Precinct, which was set up specifically to tackle JW Land's development.

Among the action group's concerns was the&nbsp;proposed scale and impact of the&nbsp;13-storey development, lessening the&nbsp;qualities of our neighbourhood, the inclusion of borrowed light apartments and the lack of any additional open recreational space for the new residents. Based upon feedback from Council and the development team's need to&nbsp;the comply with the Better Apartment Design Standards&nbsp;requirements, the Park Street application was completely overhauled.

Expected now is an eight-level mixed use building fronting Brunswick Road, a 14 level main tower set well back from the respective street frontages and a seven level building on the corner of Park Street and Sydney Road/Royal Parade corner.

The large land area allows for a single level basement of 401 parking spaces to service the development; it along with the built form above ground equates to a development Plot Ratio of 6.43. A roof terrace, retail tenancy, 1,300 square metre childcare centre and community hub which is expected to be leased to Moreland City Council round out the development.

126 single&nbsp;bedroom apartments are included, as are 88 two bedroom apartments, 29 three bedroom apartments and 12 townhouses account for the development's living options.

The site has&nbsp;three separate preferred height controls from 10.5 metres through to 25 metres, or 8 levels. At 14 levels&nbsp;699-701 Park Street would reach&nbsp;a maximum height of 45.25 metres.

According to planning report author Urbis, the additional height is considered appropriate due to the majority of the site being well below the preferred height control, improved setbacks and the introduction of high-quality external finishes as part of the redesign introducing&nbsp;the notion that "the building seeks to blend in with its surrounds and be a discrete element within the skyline of Brunswick."

Whether Moreland City Council perceives the project in the same fashion remains to be seen.

JW Land's Park Street proposal goes down a different design path

When you mention <a href="/new-apartments/brunswick-vic-3056">Brunswick</a> to anyone who's from the other side of the Yarra you're quite likely to get a rendition of the Franco Cozzo ad, a massive expletive-ladden anti-hipster tirade or hushed jibes about lefties.

However we need to question how long those stereotypes will last. Urban.com.au labelled <a href="https://www.urban.com.au/news/hotspots-lygon-street-east-brunswick">Lygon Street in Brunswick East a development hotspot</a> in August 2013 and the picture today is dramatically different. Not that Lygon Street is seeing significantly less development, it's that the planning applications are flying in from all over Brunswick and increasingly <a href="/new-apartments/coburg-vic-3058">Coburg</a>.

A quick glance at the <a href="https://www.urban.com.au/">data portal</a> for Moreland shows there are currently 69 projects across the municipality yielding a total of 5,575 units across all statuses. 57 of those projects with 4,293 units are located in postcodes 3055, 3056 and 3057: <a href="/new-apartments/brunswick-west-vic-3055">Brunswick West</a>, Brunswick and <a href="/new-apartments/brunswick-east-vic-3057">Brunswick East</a> respectively.

10 of the projects located in either of the three postcodes are under construction, 13 at sales, 18 approved and 16 are currently before council. Most of those projects are located on the Brunswick activity strips of Sydney Road and Lygon Street however this might just be about to change.

<h2>Moreland's Neighbourhood Centres Strategy</h2>

The City of Moreland has liberally applied the residential growth zone to many parts of the municipality outside its three key activity centres of Brunswick, Coburg and <a href="/new-townhouses/glenroy-vic-3046">Glenroy</a> and the draft neighbourhood<a href="http://moreland.vic.gov.au/neighbourhood-centres-strategy"> </a>centres strategy now viewable on Moreland's <a href="http://moreland.vic.gov.au/neighbourhood-centres-strategy">website</a> seeks to clarify the council's vision for its second-tier activity centres.

In a nutshell the strategy aims to introduce controls to 11 of the 12 neighbourhood centres in Moreland. The neighbourhood centres are scattered throughout the municipality and include areas such as Grantham and Union Streets, Melville Road and Victoria Street in Brunswick West. Gaffney Street in <a href="/new-apartments/pascoe-vale-vic-3044">Pascoe Vale</a>, Merlynston, Fawkner and <a href="/new-townhouses/oak-park-vic-3046">Oak Park</a> are also on the list of areas where development will be encouraged.

The aforementioned areas come under the residential growth zone and in some part include mixed use and commercial 1 zones.

More than 50% of the <a href="http://moreland.vic.gov.au/globalassets/areas/amendments/amendmentslib-7208/c159/mcc3068-neighbourhoodcentresstrategy_v3.pdf">draft strategy document</a> is dedicated to design and built-form guidelines for the areas where development up to 4 levels is permissable.

Great urban initiatives like <a href="https://www.urban.com.au/expert-insights/buying/letting-sydney-road-drown-in-a-traffic-sewer-is-not-an-option-its-time-to-revitalise-the-strip">Revitalise Sydney Road</a> are focused on reconfiguring the look, feel and operations of Sydney Road but is it time to think bigger and earmark sites on Sydney Road for future office-only uses?

Say a concept like that outlined by the Revitalise Sydney Road comes to fruition and the public transport capacity of the road is boosted, the amount of people who will be able to travel up and down from Moreland to the new Parkville Station will increase substantially.

Most of the office space on or near Sydney Road is contained above retail shops or as add-on components to warehouses west of the Upfield train line. A company with a requirement for 1000 square metres of modern office space would be hard pressed to find a site suitable in Brunswick which is curious given it is and will be a natural spill-over area for the biotech and health-focused Parkville area.

In a policy document dated 2011-2016, some of they key challenges for Moreland include 'continued loss of land for employment purposes to residential conversion', 'poor perception of the North as the place for business' and 'limited supply of quality office space'. Perhaps it's time for a commercial development and employment-focused strategy.

Crystal ball gazing: City of Moreland

Thrust into the spotlight last year, <a href="/new-apartments/brunswick-vic-3056">Brunswick's</a> <a href="/new-apartments/brunswick-vic-3056">Nightingale apartment</a> development has re-entered Moreland's planning system after VCAT revoked the project planning permit in a highly contentious decision.

At 6 Florence Street, the project became a poster boy of sorts for current planning inconsistencies with the project's approval nullified due to a lack of onsite car parking even though it is located within metres of Anstey Railway Station, Upfield Bike Path and Tram 19. The tribunal challenge came from adjoining developer Chaucer Enterprises, with VCAT ultimately ruling that Nightingale should make a contribution towards meeting the parking demands it generates, in line with other apartment developments.

The decision was so contentious the Victorian Planning &amp; Environmental Law Association and Ratio Consultants held a <a href="https://www.urban.com.au/news/vpela-seminar-summary-vcats-nightingale-decision-car-parking-and-the-future-of-sustainable-development">special seminar</a> on the ruling, exploring possible ramifications.

The Commons has no car parking spaces onsite.

No car parking is fundamental to The Nightingale Model; its core expectation is that financial return is equal to sustainability and liveability, where it is suggested that financial return is far and away in front for the typical development model.

In the revised plans submitted during December, three car parks have been included within Nightingale at ground level with access via a laneway to the rear of the site. 42 bicycle spaces are also included.

After a survey where near on 200 respondents registered their desire to live within a Nightingale apartment, planning documents for the project at <a href="/buildings/nightingale-2-0-30-railway-place-fairfield">72A Station Street, Fairfield </a>were lodged in the first week of the new year. Designed by <a href="https://www.urban.com.au/architects/six-degrees-architects">Six Degrees</a>, the project is adjacent to Fairfield Railway Station and will include 20 apartments and three retail premises.

Nightingale 2.0 will have zero car parks in line with the philosophy of the project partners.

<h2>Comment</h2>

Three car spaces within Nightingale comes across as an almost token offering from the development team to placate VCAT's ruling. Considering The Commons directly opposite has no car spaces included, that all the prospective Nightingale buyers were comfortable with no car parks attached to their apartment and that <a href="/news">Moreland City Counci</a>l unanimously voted to approve the development in its original guise, it makes the VCAT ruling all that much more questionable.

No doubt a degree of hypocrisy can be levelled at VCAT with Fairfax Media this week reporting on the tribunal's fresh ruling which has <a href="http://www.theage.com.au/victoria/five-storeys-zero-car-parks-vcat-gives-green-light-to-contentious-building-20160117-gm7kx6">permitted a Brunswick East development</a> to proceed with zero car parks, even though it is a comparatively fewer public transport options relative to Nightingale.

VCAT inconsistencies aside, it is highly likely that Moreland City Council will green light the alterations to Nightingale's design in quick time.

Nightingale heads back to planning in the wake of VCAT's howler

With the <a href="http://www.moreland.vic.gov.au/planning-building/planning-policy-projects-and-structure-plans/the-coburg-initiative/">Coburg Initiative</a> all but a memory, Minister for Planning Richard Wynne last week gave Coburg a fresh direction with the approval of the suburb's new structure plan. 80 hectares will be captured within a new activity centre which will see varying height limits, peaking at a discretionary maximum of 13 levels.

Much was expected of the original Coburg Initiative which at the time saw a partnership between Moreland City Council and local developer Equiset, with the aim of facilitating a $1 billion dollar overhaul of the heart of Coburg based loosely around the intersection of Bell Street and Sydney Road.

Since the Initative's failure during 2011, limited development has occurred within the area, although the renewed development guidelines are now expected to hasten increased development (and particularly apartment) activity.

After purchasing 41,000sqm of prime development land for $27 million <a href="https://www.urban.com.au/news/future-estate-the-future-of-pentridge-village">earlier this year</a>, the Sydney-based developer is now free to progressively roll out numerous apartment buildings within the former grounds of Pentridge.

Pentridge itself has been subject to numerous apartment projects, masterplans and concept designs in recent years.

ROTHELOWMAN has been engaged to produce the initial offerings in the Future Estate development which will be known as Coburg Quarter, and based upon the initial renders it will be a leap forward in built form design relative to the handful of low quality, small-scale apartment blocks that have been built onsite to date.

With a combined 187 apartments between the three projects set for delivery during 2016, they themselves are shadowed by a number of larger upcoming projects in the area. JAM Architects are displaying new imagery online for <a href="https://www.urban.com.au/new-apartments/519-537-sydney-road-coburg">Bell on Sydney</a> with in excess of 200 apartments expected for the now vacant site at 519 Sydney Road.

Coburg gains some long sought-after initiative

Pockets of Moreland continue to gentrify via a pipeline of new apartment projects, with the latest being <a href="https://www.urban.com.au/buildings/iseo-443-lygon-street-brunswick-east">ISEO</a> at 443-445 Lygon Street, Brunswick East. Most apparent on this stretch of Lyon Street is the continued shift toward apartment living, with ISEO a prime example.

The project's interiors have been created by Plus Architecture on behalf of TON Projects, with ISEO returning to residential use after 36 years as a commercial venue, albeit returning in a far higher density format.  The project will feature 28 one and two bedroom apartments, with ground floor retail set to usher in new restaurant and retail spaces.

Landscape architect Brett Robinson of Acre has designed external areas which includes an internal courtyard, while the Plus Architecture team have created interiors which reference the project's industrial surrounds. With Capital Property Marketing handling sales, it's expected that purchasers will be drawn to the project's creative design when sales commence during September.

<h2>The bigger Moreland picture</h2>

While ISEO is the most recent apartment development to launch sales, a number of others along Brunswick East's Lygon Street look likely to advance as well. A string of retail spaces covered by <a href="https://www.urban.com.au/buildings/8-lygon-street-brunswick-east">6-20 Lygon Street</a> are currently sitting idle, with approval for 149 dwellings onsite in place on behalf of Liuzzi Property Group. Directly opposite Blue Earth Group's Rima Brunswick project should also see an additional 150 apartments delivered in the near future.

A sweep through the Urban.com.au <a href="https://www.urban.com.au/developments">project database</a> sees 14 projects currently at Registrations and Sales within Moreland's boundaries, with a sum of 956 apartments for sale.

In addition to those projects under construction or at sales, a number of notable planning applications have landed with Moreland City Council in recent times. Smaller multi-level projects aside, three notable developments are currently seeking approval.

Branson Group are hoping to have resolution soon enough on their want to deliver a seven level residential block at <a href="/new-apartments/38-40-breese-street-brunswick">38-40 Breese Street</a> Brunswick. Designed by ADDARC, the proposal would include 30 one and two bedroom apartments, adding to the already popular residential renewal of the area surrounding Anstey Station.

The application was lodged on behalf of <a href="https://www.urban.com.au/developers/mondrian-developments">Mondrian Developments</a> and is in close proximity to 11 West Street as highlighted below.

The 701sqm site is expected to hold 38 car parking spaces which will service the 11 single and 25 dual bedroom dwellings.

<h2>350-364 Moreland Road, Brunswick West</h2>

Designed by <a href="/architects/clarke-hopkins-clarke-0">ClarkeHopkinsClarke</a>, the projects seeks approval for 40 single bedroom dwelling, 32 dual bedroom dwellings and a cafe tenancy at ground level.

Situated over a 2,082sqm site, the proposal is midway between Moreland Station and the 55 tram.

<h2>2-8 Barry Street, Brunswick</h2>

Designed by <a href="https://www.urban.com.au/architects/architeria-architects">Architeria Architects</a>, 2-8 Barry Street is set to accommodate 36 apartments over four levels plus three offices in a project for <a href="https://www.urban.com.au/developers/ouson-group">Ouson Group</a>.

The project is expected to advance to sales in the near future.

Lodged during mid 2013, the <a href="https://www.urban.com.au/architects/map-architecture">MAP Architecture</a>-designed project will carry in the vicinity of 350 apartments over the now vacant 5,297sqm site which abuts the Tullamarine Freeway.

1-5 Olive York Way joins the completed 2-6 Olive York Way with 140 apartments and R.Corporation's at sales <a href="https://www.urban.com.au/buildings/the-york-8-olive-york-way-brunswick-west">8 Olive York Way</a> in finding new purpose for a previously underutilised tract of land.

The latest revision on Urban.com.au's database includes 184 apartments within the development over 5-8 levels, although this may have been adjusted as the approved version consists of four buildings of up top six levels.

<h2>808-818 Sydney Road, Brunswick</h2>

Wasting no time after gaining approval, the proponents for the prime Brunswick site have elected to sell the approved <a href="https://www.urban.com.au/architects/fieldwork">Fieldwork Projects</a> scheme.

Selling agent CBRE is in charge of the process which will likely see a new owner take control of the 2,032sqm site with 91 apartments and six retail tenancies totalling 478sqm allowed for.
