<p>Sydney-based developer Besgate has lined up their third sizeable Melbourne apartment project with a planning application for a substantial Carlton building lodged during late 2015. Backed by private mainland Chinese interests, Besgate's intended 558-566 Swanston Street joins two CBD projects in bolstering the developers burgeoning presence in Melbourne.</p>

<p>179 apartments are slated for the Jackson Clements Burrows-designed project, which when combined with the nearby Upper House and ongoing CUB site transformation, will further add to the gradual uplift of Swanston Street's built form which has heavily been influenced by awkwardly designed student housing buildings over past years.</p>

<p>KM Develop will act as Development Manager and will oversee 558-566 Swanston Street from its infancy through to delivery, controlling most aspects of the development such as feasibility and financial analysis, project branding, coordinating the sales and marketing campaign, tendering and general project administration.</p>

<h2>Architect's statement</h2>

<p>The unique composition of the building was conceived through a series of urban design gestures. Initially, the building's mass is broken down by a series of vertical ravines expressing separate tower forms of differing heights.</p>

<p>The ravines provide light, air and natural ventilation to the corridors. The idea of the stepped building is then introduced to provide varied building heights that articulate a series of visually distinct neighbourhoods that make up a larger whole. At higher levels the distinct forms are further activated through cantilevers to create a series of "periscope" like forms.</p>

<p>This compositional gesture moves away from the 'wedding cake' envelope of conventional multi-residential projects by proposing a sculptural building envelope which will enhance the textural richness of the built fabric of Swanston Street.</p>

<p>Externally 558-566 Swanston Street will generally consist of precast concrete, glazing, alucobond fascias and metal cladding, with vertical screening a highlight.</p>

<p>The magic number for Besgate's Melbourne intentions as it stands is 1,268. This is the total number of apartments the outfit has in planning locally, spread over its three premier sites.</p>

<p>Joining 558-566 Swanston Street is 140 King Street at 59 levels along with the more imposing 640 Bourke Street, both of which are the work of Rothelowman. The latter at 66 levels and 818 apartments also has scope for an increased floor count subject to various aviation-based approvals.</p>

<p>While Besgate is positioning itself as a player within the Melbourne apartment market, it has been active in both Sydney and Shanghai for some time.</p>

<p>KM Develop will act as development manager across all three of Besgate's Melbourne projects.</p>

Besgate notch their third current Melbourne project at planning

<p>There's been some interesting citations in recent times regarding design generators/inspirations for skyscrapers here in Melbourne. Perfume bottles, Beyonce's curves and now can we assert… the classic wrist watch!</p>

<p>ROTHELOWMAN's latest design on behalf of Sydney-based Besgate Group for 140 King Street is very much reminiscent of a luxury watch, or more specifically a solid link wrist band. Arranged in an interwoven pattern, 140 King Street's continuous 188 metre facade is designed to provides a unified and formal response to the site's surrounds.</p>

<p>Forming one of three sites which constitute Besgate Group's Melbourne portfolio with a combined yield of 1,300 dwellings, 140 King Street was the first to hit planning and now rests with the State Government.</p>

<p>The podium form blends with the tower to achieve a unified formal response.</p>

<p>A building of this scale has to work on two very distinct levels, firstly at streetscape pedestrian scale with a finely detailed facade at a human scale and secondly on a citywide level, with clean large gestures clearly legible from distant vantage points. The nature of the scalable facade pattern allows these two very different scales to seamlessly coexist and work with each other from ground floor to roof.</p>

<p>The streetscape has been addressed with the patterned facade coming to ground, creating large elegant framed windows allowing glimpses and access to the activity behind.</p>

Image courtesy ROTHELOWMAN</figcaption></figure><p>According to the application the east and west facades are comprised of lightweight modular metal panels which are fixed between slabs at regular intervals. The employed link pattern allows for adequate light penetration and ventilation to apartments, while also acting as shading due to the depth of each module.</p>

<p>East and west facades aside, the southern aspect is finished with curtain wall glazing, only broken by intermittent bands of charcoal metal cladding. Glazing and dark grey concrete panels complete the northern exterior.</p>

<p>Ground floor to King street will feature exterior marble cladding which masks a through link between King Street and Gallagher Place.</p>

<h2>Besgate Group settles in</h2>

<p>As was <a href="https://www.urban.com.au/news/besgate-group-readies-their-surge-into-the-melbourne-apartment-market">foreshadowed by Urban.com.au during May</a>, 140 King Street represents the vanguard project for Besgate Group in the Melbourne residential market, with two additional developments in the pipeline. 640 Bourke Street has also been submitted for approval while 558-566 Swanston Street in Carlton is set to pass through the approvals process shortly.</p>

<p><a href="http://www.afr.com/real-estate/besgate-times-entry-perfectly-into-hot-melbourne-market-20150721-gih176">Fairfax Media have today ran a piece on Besgate Group</a>, outlining ROTHELOWMAN's design for 640 Bourke Street, or more appropriately dual designs. An 85-storey tower with 980 apartments has been put forward pending feedback from aviation authorities, while a smaller 66-storey tower which would slip in under the OLS ceiling has also been included within the 640 Bourke Street application.</p>

ROTHELOWMAN's solid link skyscraper: 140 King Street, Melbourne

<p>It just wouldn't be Melbourne at the moment without another Asian-backed property developer holding grandiose plans for a clutch of forthcoming inner-city apartment towers. Eagle-eyed Urban.com.au contributor Nicholas Harrison has spotted the latest in a conga line of new developers seeking their slice of the Melbourne action.</p>

<p>Sydney-based Besgate Group is the latest entrant into the market with three sizeable residential towers in the works, including 640 Bourke Street which may well tip over 270 metres in height. The privately owned consortium has had exposure of sorts in Melbourne previously, listing La Banque as their only Melbourne project although Melbourne-based Brady Group was the developer for the Little Lonsdale Street apartment tower.</p>

<p>Previous to their Melbourne aspirations, Besgate Group have completed a string of projects in both Sydney and predominantly Shanghai over the past decade, with B1 Tower Parramatta and Atria North Sydney among their recent projects. Their Melbourne projects are as follows:</p>

<h2>140 King Street</h2>

Image courtesy Besgate Group</figcaption></figure><p>Lodged with the State Government for assessment earlier this month, Besgate Group carry images of the proposed residential tower on their website. Le Roi as it's expected to be named, will replace a three-level office building with a 58-level residential tower complete with an articulated black exterior.</p>

<p>Situated over a 781sqm block, the tower will hold 271 apartments, with an element of commercial space expected as well. At approximately 180 metres in height, the project has an estimated value of $300 million and is in close proximity to the 224-metre Bourke Place Tower.</p>

<h2>558-566 Swanston Street</h2>

Image courtesy Besgate Group</figcaption></figure><p>Besgate Group landed the former City Peugeot dealership at 558-566 Swanston Street which was offered for sale during late 2013. The 1,396sqm land holding is located midway between the CBD and Melbourne University, with 29 metres of frontage to Swanston Street and sight lines over Lincoln Square.</p>

<p>As seen above, the massing form for the project suggests a residential tower just shy of 20 levels, with retail offerings expected at ground level. Dubbed The Ivy, 200 apartments are slated for the project with a value in excess of $150 million.</p>

<h2>640 Bourke Street</h2>

The site itself has planning approval for a Hayball-designed <a href="/new-apartments/640-bourke-street-melbourne">42 and 32-level residential complex</a> carrying 563 apartments.</p>

<p>Diagonally opposite the recently approved 226 metre Elenberg Fraser-designed <a href="/buildings/premier-tower-134-160-spencer-street-melbourne">134 Spencer Street</a>, Besgate Group have plans for an altogether larger development for their Bourke Street address. A mixed-use scheme of 85 and 55 levels is expected with a total of 989 apartments within.</p>

<p>Valued in excess of $600 million, the project will maintain the existing heritage listed façade of the original Australia Post Office, with the remainder of the site likely to make way for the tower estimated at 270 metres in height.</p>
