A local builder has purchased a 6,849sq m townhouse site in Beaconsfield, with plans for a two-stage townhouse project.

Located at 13-15 Mahon Avenue, the first stage permit is approved for 11 townhouses.

The second stage featuring six further townhouses.&nbsp;

The property sold on a unit rate of $147,059 at $2.5 million.

The deal was negotiated by Benson Zhou and Julian Heatherich of Savills Australia.

Zhou said that buoyancy in the residential market in Melbourne&rsquo;s outer suburbs had resulted in developers being willing to acquire sites at &quot;more bullish rates.&quot;

It had previously sold at $2.09 million in 2017 and then marketed briefly as Azalea Garden.

It is just a short walk from Beaconsfield&rsquo;s core retail precinct which includes a Woolworths supermarket.

The site is also close to Beaconsfield train station that services Melbourne&#39;s south east growth corridor.

The nearby suburb of Berwick is seeing significant housing construction headlined by Alira, the nearby master-planned housing estate at 322-340 Centre Road, Berwick.

With pricing from $530,960, Alira is a collection of townhomes, and house and land, popular with first home buyers, growing families or downsizing families.

Beaconsfield townhouse project site sold at bullish price

There are nine Melbourne properties worth $8.6 million are up for sale because foreign investors bought them illegally.
Chinese buyers must sell a luxury five-bedroom home at <a href="https://www.realestateview.com.au/real-estate/12-14-caserta-drive-berwick-vic/property-details-sold-residential-6345279/" target="_blank">Caserta Drive, Berwick house</a>, bought in 2014 for $1.6 million, according to the Herald Sun.
It sits on 8362sq m.
The properties also include a $2 million two-storey home in Brookfield bought by a Chinese buyer in the ATO/FIRB crackdown on breaches of foreign investment laws.
Treasurer Scott Morrison announced today the sale of 16 properties in Victoria, New South Wales, Queensland and Western Australia, worth more than $14 million. The dearest in Sydney was a York Street, Sydney apartment owned by a UK investor. 
The most expensive property on the list was the $1.68 million apartment in the Sydney CBD owned by a UK national. 
Two properties in Manly worth $1.6 million and $1.1 million were also in breach, owned by Canadian nationals. 
The purchase price of 46 residential properties divested during the past three years ­total $92 million plus.
Since last December, foreigners who buy real estate outside the rules lose any profit from the forced sale. There will also be a penalty of 10 per cent of the purchase price.
Mr Morrison said at least 25 investors had self-divested, which showed a change in behaviour.
In Melbourne, Chinese ­purchasers of homes in Melton ($950,000), Wantirna ($576,000) and Blackburn ($885,000) have been found to have bought them illegally.
A Malaysian owner of two properties, each worth more than $600,000, must also put them on the market.
"The foreign investors either purchased established residential property without Foreign Investment Review Board approval, or had approval but their circumstances changed, meaning they were breaking the rules," Mr Morrison said.

Berwick four bedroom home listed by mortgagee

City of Casey recently approved a multi-building development in Berwick which has paved the way for the <a href="/council/casey">municipality's first entry</a> on the Urban.com.au Project Database.

1-9 &amp; 11-17 Lyall Road sits on a prime site at the bottom of Berwick hill, set back from the suburb's main intersection. The proponent is a developer using the entity name Sheradar Pty Ltd and the four building development has been designed by <a href="http://www.bcarch.net/">Baldasso Cortese</a>.

The project will see a residential and serviced apartment building join an individual 'market hall' retail offering and two office buildings with ground floor retail. Baldasso Cortese's architectural design statement shows the project will seek to initiate the following:

Response to an urban edge condition by reinforcing a strong activated streetscape through reimagining the modern main street, along Lyall Road.

Most interestingly, of the 20 private apartments located on the three upper floors, there will be no 1 bedroom apartments with 2 and 3 bedroom apartments prevalent. Planning documents also suggest they will be large: 3 x 3 bedroom apartments will be on the top floor with a total of 370 square metres of space between them.

Many may think of Berwick simply as a late 90's, early 2000's growth suburb, yet the region is diverse in its development patterns. From the old school grid layout lying to the east of Berwick's centre, to the horribly narrow cul-de-sac streets of the Timbara estate located just east of the Monash Freeway/Hallam bypass.

Despite the suburban (most definitely not rural!) view of Berwick, it is no stranger to modestly higher densities with townhouses present throughout the older areas. This project's approval signifies the evolution of Berwick's housing diversity.
