Azzura have kicked off construction at their $2.3 billion Imperial Square project on the Gold Coast&#39;s Southport.

Gold Coast Mayor Tom Tate turned the sod alongside Azzura founder and chief executive Robert Badalotti.

The $155 million first stage, to be built by the local construction company Descon Group Australia,&nbsp;will see the residential arm of Imperial Square,&nbsp;known as&nbsp;Regal Residences, soar 18 levels&nbsp;on the 1.34 hectare site at the corner of Meron Street and Ferry Road.

The 4.5 star hotel with 200 hotel rooms will also be part of the first stage.

Already around half of the 145 apartments in Regal Residences have sold, with Azzura&#39;s&nbsp;sales director Jason Paris pinning the strong sales on the pent-up demand for new product in the city&rsquo;s CBD hub.

&ldquo;Regal Residences represents incredible value with apartments selling for an average of $6000 per square metre, which is a third of the selling price of some beachfront locations on the Coast,&rdquo; he said.&nbsp;

Regal Residences will also include a range of commercial&nbsp;spaces on completion, rooftop bars, and amenities such as rooftop infinity pool, steam room, sauna, gymnasium, spas, zen garden, BBQ and a residents lounge.

The Imperial Tower, which will rise 108 storeys, will be Australasia&rsquo;s tallest building. It will be flanked by Monarch Place, a 54-level spiral tower. 
 
Mayor Tom Tate said Azzura&rsquo;s landmark project was aligned perfectly with his &ldquo;upwards rather the outwards&rdquo; approach to future development on the Gold Coast.

&ldquo;The only way is up for the sustainable future of our city,&rdquo; he said. &ldquo;We must plan for higher density along our key public transport corridors,&quot; Mr Tate said.

&ldquo;By building up, not out, means people can live where they want to, access public transport at their door and still enjoy the lifestyle and primary attractions that bring people to the coast &mdash; our beaches and open space.&quot;

Construction begins at Azzura's $2.3 billion Southport project Imperial Square

Local owner-occupiers have descended on Regal Residences, stage one of Azzura's $2.3 billion Imperial Square mixed-use development in Southport.

Locals have made up over 50 per cent of the sales so far, with 53 of 145 of the apartments sold.

That's seen Azzura, like many developers in South East Queensland, fast-track construction of the $155 million first stage following a flurry of sales which have totalled $34 million.

Azzura’s sales director Jason Paris said the strong sales were reflective of the demand for new product in the city’s CBD hub.

“We’ve got buyers who work in the Health and Knowledge precinct at Griffith University and the Gold Coast Hospital and they see the incredible opportunity to buy well in a central location with work and lifestyle options all so close at hand,” said Mr Paris.

“We’ve seen a mix of first-home buyers and downsizers who see the incredible value in such a central location.

Regal Residences is the first stage in a stunning masterplan that will include 200 hotel suites on the Imperial Square site, located on 1.34 hectares at 59-73 Meron Street in Southport.

Locals snap up Azzura's Regal Residences in Southport

Buoyed by strong sales, developer Azzura Investments is looking to accelerate construction on the $2.3 billion Southport development, Imperial Square.

Regal Residences, the first stage of the development, has achieved $22.5 million in sales across 53 apartments since its launch mid-last year.

According to the developers, sales picked up after buyers flocked to the Gold Coast during the busy holiday period, with a further 15 apartments reserved by potential buyers.

As a result, the Gold Coast developer is hoping to fast-track its construction.

Situated at 59-73 Meron Street, Imperial Square&rsquo;s first stage will rise 18 levels and offer 145 apartments and 200 hotel suites.

&ldquo;We&rsquo;ve experienced a solid pace of inquiries for apartments in this debut offering at Imperial Square since January,&rdquo; said Azzura&rsquo;s sales director Jason Paris.

&ldquo;Local buyers have included a mix of first-home buyers and downsizers, all looking for the lifestyle this central location has to offer&rdquo;, he said.

Upon completion, the master-planned Imperial Square will offer a range of commercial and business spaces, rooftop bars and luxury amenities.

One-bedroom apartments in the complex start from just $349,000, and residents will enjoy valet parking and discounted prices at bars and restaurants in the development.

Azzura is also offering residents a complimentary stay for a week over five years for a friend or relative in the Regal Residences hotel.
