Developer Paul Gedoun of S&S Projects has lodged a development application with the Gold Coast Council for a luxury Coolangatta apartment complex, just a block away from his Flow triumph at the top of Point Danger.

The project is set for the site currently home to Café Dbar. 

The 506 sqm site at 275 Boundary Street provides three-street frontage on one of the highest elevations on the city’s coastline.

It has a 38-metre building height limit, facilitating a development of up to 12 storeys.

S&S Projects is expected to bring the new project to the market in April, pending council approvals.

The site was successfully negotiated by Antonio Mercuri, of GV Property Group, after more than six parties lodged bids. 

“We think it’s one of the best sites on the eastern seaboard,” says Mr Gedoun, whose love of surfing infused Flow Residences with an inspired beach-house design.

The recent sell-out success of the $74 million Flow Residences at Coolangatta led the Brisbane developer to set about his second boutique luxury project in the sought-after southern beachfront suburb on the Gold Coast.

Flow is currently under construction with a 2022 scheduled completion date.

Its apartments sold at an average price of $3.5 million appealing to a range of buyers from professional surfers to local downsizers.
