Sherpa donate $1.2 million apartment proceeds to Serving Our People

After completing the transfer of the One Global Conference Centre, Iwan Sunito’s <a href="https://www.urban.com.au/developers/one-global-capital">One Global Capital</a> has continued its buying spree securing The Grand Shopping Centre at <a href="https://www.urban.com.au/developments/eastlakes-nsw-2018">Eastlakes</a> in Sydney’s east.

It's paid $19.5 million, on a yield of seven per cent, for the shopping centre that sits beneath the Crown Group developed The Grand Residences Eastlakes.

“This acquisition will bring One Global Capital’s investment asset value to be in excess of $750 million,” One Global Capital Chairman and Group CEO Iwan Sunito said.

“We are at the early stage of growth phase of the company. I am very happy with the strategic acquisition that I have built up in the last two years.

“This significant acquisition forms part of a strategic seven-year vision to go public while growing the ‘recurring income’ of the company and building its mixed-use development capacity."

The centre will eventually be rebranded from The Grand to The One Global Centre.

"The team is immediately working towards adding more mix including more convenience stores. We expect to fill up the space within three months following completion of the acquisition."

The first stage of The Grand Shopping Centre, which opened in July 2021, comprises over 3,000 sqm of retail space and consists of 16 outlets including a larger format ALDI, a Woolworths Metro and a range of specialty stores including Pattison Pattiserie, Wholelife Pharmacy, Australia Post and Newsagency, Ausome Nails, Akira Sushi, Hatch Espresso, SP mobile and Val Morgan Retail.

Sunito said they want The One Global Centre to be the new community hub for the East.&nbsp;

“I am greatly inspired on the ‘walking village’ and ‘green concept’ of Brisbane’s James Street in Fortitude Valley and West Hollywood. We want The One Global Centre to be a centre that brings green to the area and also to rediscover its social and cultural roots.

“I believe that The One Global Centre being surrounded by many of the residents around it and the low-rise buildings is ideal for this walkable village and green centre concept.”

Establishment of the ‘New East’

“I believe that when our master-planned development is completed, Eastlakes will be the ‘NEW EAST’ and for me it’s one of the biggest sites that the Crown Group acquired in December 2006. To think that we were able to acquire and have the trust of people to co-develop the 2.5 hectare site, was a great accomplishment to me,” Mr Sunito said.

“As one of the largest urban renewal projects in Sydney, it will dramatically enhance the local area bringing significant much needed new amenity. I’ve always seen Eastlakes as a hidden gem. The area already has great infrastructure including schools, proximity to the UNSW, and surrounded by three golf courses.”

The Grand Residences Eastlakes to benefit from One Global Capital's shopping centre purchase

The NSW government has announced the development of three new mini-cities in <a href="https://www.urban.com.au/developments/sydney-nsw">Sydney</a>'s north and northwest, which will include tens of thousands of new homes situated close to train or metro lines.

These projects are part of the $520 million Transport Oriented Development (TOD) Program, aimed at addressing the housing shortage by creating high-density residential areas well-connected to public transport.

The first rezoning proposals have been released, targeting <a href="https://www.urban.com.au/developments/kellyville-nsw-2155">Kellyville</a> and <a href="https://www.urban.com.au/developments/bella-vista-nsw-2153">Bella Vista</a>, <a href="https://www.urban.com.au/developments/hornsby-nsw-2077">Hornsby</a>, and <a href="https://www.urban.com.au/developments/macquarie-park-nsw-2113">Macquarie Park</a>.&nbsp;

These areas will see the addition of 30,000 new homes, with a focus on affordability and accessibility.&nbsp;

The developments will be high-density and fast-tracked through fundamental changes to planning laws, with a two-year timeframe set for commencement.

Kellyville and Bella Vista precincts, encompassing Stanhope Gardens and Glenwood, are among the first to be transformed.&nbsp;

These areas, located near metro stations and public transport interchanges, are primed for increased housing density.&nbsp;

The TOD Program's rezoning proposal for these precincts includes the potential for up to 20,700 additional homes, with a mandatory affordable housing contribution of three to eight per cent, resulting in 620–1,650 affordable homes managed by a registered Community Housing Provider.&nbsp;

The precincts' boundary has been defined to include housing within 1,200 metres of transport hubs, promoting walking and cycling as primary modes of transportation and reducing reliance on personal vehicles.&nbsp;

Previous infrastructure upgrades, including the Sydney Metro NorthWest line, road enhancements, and new school facilities support this strategic planning.

Additionally, new open spaces, pathways, and cycleways are planned to enhance the livability of the area.

The planning for Kellyville and Bella Vista has involved extensive consultation with The Hills Shire Council, Blacktown City Council, and other government agencies to ensure the necessary infrastructure is in place to support the new homes.

This collaborative approach will also consider community feedback, with the final proposal set to reflect the views and needs of local stakeholders.
