Local Scarborough resident and respected Perth apartment developer Gary Dempsey is back on the development scene in his hometown.

Dempsey's development company, Gary Dempsey Developments, has unveiled Myka Residences—21 luxury apartments as close to the sand as possible on The Esplanade.

 

Located directly across the road from Brighton Beach, offering uninterrupted, never-to-be-built-out views, Myka will consist of 20 half-floor apartments, ranging from three to four bedrooms and 235 sqm to 368 sqm in size, as well as one whole-floor penthouse.

 

Off the plan buyers can choose between two interior color schemes: Sand, which embraces warm tones and organic textures, or Sea, inspired by the cool hues of the ocean.

Living areas will feature expansive glazing, engineered timber flooring, and open-plan layouts that extend onto spacious balconies with frameless glass balustrades for uninterrupted ocean views. Select residences will include an integrated fireplace with a polished plaster feature wall.

 

Kitchens are appointed with stone island benches, timber veneer cabinetry, and a suite of integrated Miele appliances, including a pyrolytic oven, combi microwave, induction cooktop, and dishwasher.

A concealed appliance cupboard, scullery, and optional bar area provide additional storage and preparation space. The kitchen extends to an alfresco cooking area, with the option to include a marine-grade stainless steel BBQ set into a high-pressure porcelain panel benchtop.

Bedrooms feature wool carpets, walk-in robes with custom dressers, and floor-to-ceiling glass doors that frame the ocean views. The master bedrooms include ensuites with freestanding bathtubs, dual stone vanities, Grohe rain showers with integrated bench seating, and underfloor heating.

Residents will also enjoy a range of lifestyle amenities starting from when they enter the building, with a lobby designed to feel more like a private art gallery.

The Myka Club offers an exclusive residents’ lounge and entertaining area with direct ocean views. Outdoor communal spaces include a common green area with secure outdoor dining and BBQ facilities.

A dedicated surf and bike store provides convenient storage for outdoor gear, while a fully equipped dog wash station caters to pet owners.

Further enhancing its sustainability, Myka is set to achieve an average 7-Star NAThers rating, highlighting its energy-efficient design. A rooftop photovoltaic solar system helps reduce reliance on traditional energy sources, lowering communal electricity costs. The development is also entirely non-smoking, promoting a cleaner and healthier environment for all residents.

There are also electric vehicle charging provisions, catering to the growing demand for sustainable transport solutions.

The project sits on a prime 1,500 site on the corner of The Esplanade and Brighton Road, behind C-Breeze Kiosk near Brighton Beach Reserve, and just south of the Scarborough Beach Precinct and Scarborough Beach Pool—WA's first beachfront pool. The pool features two geothermally heated pools: one 25m and one 50m.

Thirty percent of apartments at Myka have already sold. Myka is the second development by Dempsey in Scarborough. He previously developed Bluewater Apartments, just under one kilometer north on Reserve Street.
